mr. [redacted] did hire Empire to manage his home and he signed a legal binding management agreement.  Per the management agreement Empire can take repair to take care of items in the house that are $400 and under.  On the carpet shampooing, the new tenant moved in and stated the carpet had to...

be cleaned.  Empire sent out the carpet cleaning company and then mr. [redacted] stated he had a company that needed to be sent back out clean the carpet since they originally did the cleaning.  Empire refunded mr. [redacted] the cost of the carpet cleaning.on the smoke detectors, the tenant turned in a work order stating the smoke detectors were not working.  Empire sent out maintenance to take care of the inoperable smoke detectors. empire maintenance bought regular smoke detectors before arriving at the job to same time. when empire maintenance arrived at the house it was determined that the smoke detectors where also carbon monoxide detectors too. empire maintenance then went back to purchase the correct item.  the owner was refunded the amount of the detectors (returned) to his account, approx $98.   there were not 17 detectors replaced, the ones replaced were the only ones that were in the house in each room, per the texas property code. as far as mr. [redacted] receiving SPAM from empire.  being as though mr. [redacted] was a client of empire he was set up to receive our classes and new investment property.  As of August 30 mr.
