I am rejecting this response because:  US Inspect did not follow [redacted] guidelines (see attached) when conducting the radon test.  The placement of the detector next to our sump pump, under a vent and near our furnace, and the inspector not using an extension cord to place the detector away from this area compromised the reading at our expense.  Another radon detector should have been placed above our unfinished basement thereby averaging the readings.  The US Inspect licensed inspector did not do this.  We had to pay $1000 for mitigation based on the compromised report in order for the buyers to close on our home sale.  The settlement offer of $500 from US Inspect is not acceptable based on [redacted]'s investigation outcome I have provided in the original complaint and the evidence of US Inspect's negligence to follow [redacted] radon testing guidelines.  I am seeking $1000 that was paid for mitigation to resolve this matter.

in responding to the complaint and be aware that I was able to confirm, following our telephone conversation during which you inquired about the status of a response from U.S. Inspect, that the complaint messages sent to my email address from the Revdex.com were filtered into a spam folder via [redacted]. I was able to retrieve both email messages and view the complaint from the message that was sent to my email address in February.With regard to the complaint, I spoke with Michelle A[redacted], our Director of Customer Support Services, and she told me she had spoken with [redacted] by telephone on January 29, 2015 regarding structural issues that [redacted] said were poorly described to her and her husband back in 2010. Ms. A[redacted] explained to [redacted] that the Inspection Report evidenced findings in connection with structural repairs that had been performed at several areas to the framing under the floor. Among other things, our Inspector, Kipp C[redacted], noted that many floor joists had been repaired by sistering, and he explained that he was unable to determine if the work had been performed by a licensed contractor or if permits had been necessary. Mr. C[redacted] made a recommendation for **. and [redacted] to ask the seller about the repair work, and he explained that while the repair work appeared to have been done in an acceptable manner, he was unable to determine if the repairs would be able to provide permanent support. On this basis, Ms. A[redacted] concluded that there were no shortcomings in the inspection services conducted by Mr. C[redacted], and after having closely reviewed the particulars of [redacted]’s complaint and the Inspection Report, I concur with the assessment.
In submitting a complaint to the Revdex.com, it is clear that [redacted] strongly disagrees with our assessment and found the inspection services to be less than satisfactory. Therefore, U.S. Inspect is prepared to honor [redacted]'s request for a refund of the fees paid to have the inspection services conducted, as provided for in the Inspection Services Agreement and subject to our receipt of the attached General Release of All Claims, which we require in order to process settlement payments. Unfortunately, we used this company to inspect our new home we purchased in the summer of 2016. We paid an extra $100 for an add-on service of a more detailed inspection of the home foundations and a crawl space under the house. The Atlanta inspector, Kurt, was friendly and professional enough in his demeanor, but in the end cost us thousands of dollars we didn’t have and did an unsatisfactory job.
Even though obviously visible contours were noted on our floor as an improvement area to be aware of in the report he wrote, there was never an indication that any structural problems existed (and were the cause of these “bubbles”) or the fact that in order to put on new floors, which we clearly said we would be doing, we would require a large number repairs to create a flat surface underneath the old flooring.
In short, we ended up having to pay over $3000 in repairs to a faulty structure (which our eventual contractor demonstrated was the result of amateur, lousy repairs the previous owner had attempted and never wrote in the disclosure as they are legally obligated to do) and to deal with cracked sheetrock after our house was – of necessity - jacked up.
There are so many levels to how bad our experience with USInspect was, to the extra-long wait times to ever hear back from their chilly “Customer Service” (i.e. customer no-service!) Director Michelle A., even after re-calling three times over more than a week (this happened multiple times), to Matt H[redacted] the Atlanta regional manager who came to our home and repeatedly told us how USInspect would honor its commitments to us and make things right and then in the end never returned calls or responded to closing questions after he was clearly told by his superiors they wouldn’t be helping us or taking any responsibility for the thousands we had to pay.
What was the end result? They reimbursed us the $500 for the inspection. Better than nothing but the stress and time made it so not worth it.
On a last note, they of course have their story, like how we made the repairs without getting three price quotes (which they require you to do before considering a reimbursement), but I’ll say this. The repairs themselves took weeks, and then it was weeks more to do the flooring work itself. We had to stay at my parents for 6+ weeks over the summer, three hours commute from my wife’s work. So all I can say is, yes there may in theory be some way they will pay more than the reimbursement for the inspection fee, but there’s no way that was ever going to work for us.
Our advice? In short, just save yourself the possible harm and nuisance and shop somewhere else.
(Also note they don’t allow the option to leave reviews on their FB page or website. I wonder why.)

Review: Mistakes and oversights happen to everyone. It's how they are handled by the company that matters. I am writing to voice concerns over the dismissive and negligent response of Michelle A[redacted], US Inspect's Director of Support Services, to my customer protection claim. She informed me that I have no recourse to due process despite the fact that my basement was flooding with raw sewage from a significantly cracked cast iron pipe which 4 master plumbers and my real estate agent all believe to have been a missed item of concern when my home was inspected in April. The leak began when my children and I moved into the newly purchased residence in August, at which point the volume of waste water was enough to reach the elevated fissure which was large yet partially obscured by its close proximity to my back basement wall.

Ms. A[redacted] contested that because I had not waited the extra day and a half for my US Inspect agent to arrive before fixing the gushing fissure, that I was not entitled to compensation. I explained that my children and I were wading in the raw sewage to remove our belongings in the basement, and that I called our US Inspect agent the very same day at the urging of my real estate agent and the four master plumbers who eventually replaced the 10 foot section of severely cracked cast iron pipe. I have the pipe itself that shows the depth and breadth of the fissure; I have video and photos of the enormous split in the pipe spewing waste water; and I have the testimony of the home experts who all say the split of this size builds over a great length of time and should have been noted in the home inspection. This is clear cut evidence of a home inspection oversight that cost $2850 in plumbing service and a day of missed work to repair. I was not necessarily expecting US Inspect to reimburse the full expense, but I certainly expected the Director of Support Services to offer some form of support through the company's consumer protection insurance policy.

With all due respect, Ms. A[redacted] not only denied any responsibility in spite of widely disparate expert opinion and physical proof of the existing crack, she was dismissive and offered no support service or customer recourse whatsoever. She was unreasonable in her assertion that I had not followed procedure by having my flooding drain pipe replaced prior to the US Inspect agent visiting a day and a half later. Sanitation issues due to the leaking raw sewage aside, I believe that the Pennsylvania Home Inspectors Coalition and a court of law will understand the need for my children and me to seek immediate help to our flooding, sewage filled basement. I also believe that the testimony of my real estate agent and experienced plumbers, as well as the salvaged cracked pipe itself, tell the compelling story that Ms. A[redacted] is unwilling to acknowledge.Desired Settlement: Despite both calling and emailing Martin S[redacted], Director of Training and Michelle A[redacted]'s supervisor, I have received no reply from anyone at US Inspect. I would like to address the wide disparity of opinion between Ms. A[redacted] and the expert witnesses who serviced my home. I desire a timely response from US Inspect and appropriate monetary restitution of my cost to replace the fractured cast iron pipe. I desire US Inspect to take their responsibility of consumer protection seriously and provide me with the support services that Ms. A[redacted] failed to offer.

Review: On September 30, 2014, Greg A[redacted] a contractor/employee for US Inspect did a home inspection on said property. Mr. A[redacted] failed to do a proper inspection and catch a water leak under the home, that had effected the cabinets, flooring and walls in the kitchen, laundry room, a bedroom and both bathrooms.

He failed to notice black mold growing under the home and my son has asthma which this is very unhealthy for him and our other family members.

Had this information been found we would of never bought the property.

Mr. A[redacted] & US Inspect refuses to give us his home inspection and/or business number.

Estimated cost for repairs to the home are $15,000.00-$19,000.00.

We have been trying to work this out amiably with them since October 4, 2014 to no avail.

Therefore I am planning on taking legal action against them.Desired Settlement: Pay for full repairs to the home.

Pay for accomodations while the home is being repaired.

Reimbursement all of our cost and compensation for our time.

Accordingly, it seems that [redacted] now has a preference for having her concerns evaluated in a forum other than the Revdex.com.With regard to the complaint, please know that U.S. Inspect completed a comprehensive review of a claim that [redacted], through her daughter [redacted], submitted to U.S. Inspect on October 8, 2014. Review: During the process of selling our home to a buyer that was relocating and whose company paid US Inspect for a home inspection Mr. Wayne K[redacted] was responsible for radon testing and the reporting of the results. He placed a unit in our basement and left notices for us not to open our doors or windows. Mr. K[redacted] had placed the unit less that the required 7 feet from our sump pump and under a vent. The reading came back over the allowed 4.0 and when we questioned that we had not been given the reading strips we were sent a list from the buyer in the email (not a formal copy with US Inspect letterhead) We were required to mitigate based on Mr. K[redacted]'s report even though he did not follow the Illinois Codes and lied to our realtor that he had placed a second unit in our home to average out the readings. I have pictures of the units placement and the fact that when we paid $1000 to have the mitigation put in otherwise the buyers would not close. The Company we hired to mitigate told us that they could see why we were upset as it clearly would have given a false high reading the way the radon test was done by Mr. K[redacted]. The fact also remains that he did not provide a full report to us and that the drawing of the unit he placed in our home only reflected the one in the basement next to the sump pump. After contacting [redacted] from [redacted] and filing a complaint with pictures and a letter from our realtor based on a conversation he had with Mr. K[redacted], he conducted an investigation and last week provided me with a report that was sent to Mr. K[redacted] that states he was not in compliance with Code. His negligence and dishonesty on how he conducted the radon testing was costly to us.Desired Settlement: Mr. Wayne K[redacted] and US Inspect pay the $1000 I had to pay to have my home mitigated based on a negligent and compromised radon report that was provided to the relocation company that paid for Mr. K[redacted]'s services.

Review: We hired US Inspect to provide a home inspection for the property we are purchasing in [redacted], PA. Their home inspector failed to inspect the roof. The US Inspect website says this: "We deliver results for the following major inspection categories: Structural, Roofing, Exterior, Interior, Electrical, Plumbing, Heating and Cooling, Insulation and Ventilation, Appliances, Water Control, Waste Disposal, and Property and Site." The inspector informed us that his ladder was too short to reach our roof. Our roof is is the same height as other houses on [redacted] Street and as many roofs in the city of [redacted]. Prior to the closing of our home, we had to have the roof inspection performed by another contractor. We believe that we were, in bad faith, charged for services that were not provided by US Inspect through our home inspection.Desired Settlement: I want to receive a refund equaling the value of the service not provided (roof inspection) but contracted for.

Review: Company's inspector failed to point out visible evidence of a possible structural problem (basement wall) and advise home buyer to seek counsel from a qualified structural engineer. An estimate to prevent further movement of the basement wall (not to correct the problem) was obtained. That estimate was in the amount of $6,334.20 (estimate available upon request). Needless to say, I would not have purchased the house.Desired Settlement: While I would like the company to buy the house from me or pay for the work to prevent further movement of the wall, I expect no less than a full refund of the inspection fee of $339.00.

Review: During home inspection, I asked inspector what's the bad smell in basement. (I did not know we were standing under kitchen.) He told me, it's an old people smell and would go away after we aired the house. He found evidence of water at the top of the wall, but said it was dry and might have been a pinhole plumbing leak that filled itself. When inspector was in kitchen, he turned dishwasher on for a moment, said it was working and shut it off. The sellers were in the house, distracted me when the inspector was in kitchen, but I know I heard the dishwasher was run only a moment. I did not look at the dishwasher, since that is what I hired the inspector to do. Next day, we addressed all ite** in the report that were flagged. We settled, went to the house, opened the house to air the basement as the inspector had suggested. We have done this for 5 days now, and the smell is still there. My cleaners came the day after we settled, started cleaning the kitchen. They were shocked to find plumbers putty in the dishwasher. They said it was leaking, and that the smell in the basement is old mold from the leak. In the report, the dishwasher was listed as near end of life cycle, but not flagged as unusable and unsafe for use. No one was living in the house at the time of inspection. The sellers had already moved, there were ite** in the house they had not finished moving. I called U.S. Inspect and made complaint. A person from U.S. Inspect called me. She said, the dishwasher was used after the inspection, which is not true. I asked my cleaners, they said it was not used for a long time. I need to leave my old residence, but cannot occupy my new home because of the smell. The person on the phone kept twisting my words, refused to address the smell, offered $100 final offer for the unusable dishwasher. She kept twisting my words and confused the proble**. She said I interrupted her and then would not talk. I specifically asked the inspector about the smell, his failure put me here.Desired Settlement: The inspector should not have told me it was an old people smell. I need the smell removed. I accept the $100 for the dishwasher, but I need to be able to occupy my house. I want a refund for this bad inspection. What the inspector said was wrong for many reasons. Immediately it is most important that the smell be removed so I can occupy my house.

Review: 1. The inspector from US Inspect claimed that he didn't find evidence of wood destroying insects. However, two days later, another inspector found wood damaged by termite in the basement, and live termite about two feet from the foundation.

2. The inspector from US Inspect did not find any leak in the roof. However, two days later I found a leak in the roof.

3. When I made the appointment by phone, I asked whether the inspector would get on the roof. The person who answered my phone said YES. The person answered my phone didn't tell me any condition about getting on the roof. However, the inspector told me that for safety reason, he doesn't get on the roof. He also said, to get on the roof, the owner of the house must sign an agreement.

4. At beginning of the inspection, the inspector told me that he estimated that the age of roof was 4 to 5 years old. When I told him that according to the seller's agent, the roof was about 15 years old, the inspector insisted that the roof looked "new" to him. Later in the inspection he said that he estimated the roof to be 5 to 10 years old. In the report, he wrote 10 to 15 years old.

First of all, I want to thank you for

coordinating this complaint! Your hard work is really appreciated.

The response from [redacted] at U.S.

Inspect is ridiculous. I have provided CLEAR EVIDENCE that the

inspector from U.S. Inspect provided wrong information and did not do

what they promised. But [redacted] and [redacted] still claimed

that there was "no shortcomings" in their inspection

services.

Here I am repeating the evidence that I

have. I have sent them this evidence before.

1. The inspector from US Inspect

claimed that he didn't find evidence of wood destroying insects.

However, two days later, an inspector from [redacted] found

wood damaged by termite in the basement, and live termite about two

feet from the foundation. I have sent the inspection report from

[redacted] to [redacted].

2. When I made the appointment by

phone, I asked whether the inspector would get on the roof. The

person who answered my phone said YES. The person answered my phone

didn't tell me any condition about getting on the roof. However, the

inspector told me that for safety reason, he doesn't get on the roof.

He also said, to get on the roof, the owner of the house must sign an

agreement. [redacted] said the person who answered my phone call

had explained the conditions to me. I asked [redacted] for the

phone record of the explanation. However, neither [redacted] nor

[redacted] had ever provided it.

3. The inspector from U.S. Inspect did

not find any leak in the roof. However, two days later I found a leak

in the roof.

4. At beginning of the inspection, the

inspector told me that he estimated that the age of roof was 4 to 5

years old. When I told him that according to the seller's agent, the

roof was about 15 years old, the inspector insisted that the roof

looked "new" to him. Later in the inspection he said that

he estimated the roof to be 5 to 10 years old. In the report, he

wrote 10 to 15 years old.

[redacted] clearly stated that there was damage in the house made by

termite and live termite in the yard. I have sent U.S. Inspect this

report. If this report is not an evidence, what can be evidence?

report, I will send a copy to you.

2. The inspector from U.S. Inspect did

not find any leakage in the roof, but I did find one leakage two day

later. [redacted] How, so you said "no shortcomings" in your

inspection?

3. When I called to make reservation, I

did hear the message "This call will be recorded." Now I

asked for the phone record, [redacted] claimed that it was not

recorded. Why? How?

Review: A representative of US Inspect ([redacted]) performed a home inspection in October 2013. In the report, he stated there was only one area that he could not inspect and I agreed. Last month, as I was replacing the carpet, the installer found rotted wood, holes in the floor, water damage and the entire doorway, including the doors had to be replaced in the back part of the house (NOT part of the space he said he couldn't get to). It was clearly visible from under the house. In investigating further, it appeared as though the crawl space under this portion of the house had not been entered. There was wood, leaves, and mud piled up against the door. Plus, the screws were rusted. All of these indicated it had not been removed. I contacted **. [redacted] to ask him if he had indeed inspected that portion of the house and explained the problems I was having. At the time, the weather was in single digits, it was snowing, and I had parts of the floor missing and no backdoor. He said he needed to check his records and get back to me. I asked him to please come to the house to look before repairs were underway since I could not live without a backdoor for security and weather conditions that were abnormally cold. He conveniently had a schedule that was too busy and could not make time for stop by my house for 15 minutes in an emergency situation. I gave him 24 hours and he refused. I told him I would take pictures of the wood and the floor and he said that would be fine and he could be by in the next few days. Again, his schedule couldn't work when I could be home to meet him. He called me and told me his company would be in touch and he would not discuss this any further. The person who contacted me was rude and actually laughed at me. She said he went under the house (after repairs) and could see the hole in the floor that was repaired but they had no proof it was there when he inspected. When I argued that if he could see repairs, then shouldn't he have been able to see damage?? She changed her story and told me he he couldn't see anything under the house. I asked if he had even entered that part of the crawlspace and she wouldn't answer. When I told her I had pictures of the damage, her story changed yet again. She said they weren't covering anything because there was no proof where the wood was from and that I didn't give the inspector a chance to come look at it before repairs were made. I told her this was not the case and he was "too busy" to come to my house and I couldn't leave the house open. She told me that was my problem that I had repairs done before he came over. ( contacted him immediately.) I sent the pictures and she again denied and responsibility and insinuated that I pulled rotting wood from somewhere other than where the problem was. I also shared that I had two contractors, my realtor (who saw the damage from above), and a friend who all went under the house and saw the damage. She still refused and made light of the problem. If the inspector went under that part of the house, he would have seen the very obvious damage. If he did not go under that part of the house, he should have noted it in his report and given me the option to insist he go under there and avoid purchasing a house with expensive repairs.Desired Settlement: I need to be reimbursed for labor and materials for repair as well as the cost of the home inspection. I asked him to come over as stated in the signed inspection agreement and he refused. I took pictures, had witnesses, and left the damaged wood and door out for [redacted] to look at when he came to the house. I was told I had no proof of damage. If he did not go under that part of the house, he should have listed it in the report. If he did, I need to know why he did not see the damage or the obvious hole in the floor during the inspection yet could see it after repairs had been completed. These were the most rude unprofessional people I have ever dealt with. Judging from their Revdex.com complaint record, I see I am not the only one who has had problems with this company.

Review: We hired U.S. Inspect, inspector [redacted], to perform an inspection on a home that we ended up purchasing. After a few weeks after purchasing the home, the roof began to leak in two places. We informed U.S. Inspect of the issue, and as stated in their agreement, the Inspector revisited the property, observed the leaks, and still they deny accountability. Needless to say, the inspection was a complete waste of money, as it failed to point out extensive issues in the house.

From the inspection: "I recommend the older tar sealant at the rear dormer flat roof be replaced with new tar sealant to keep it as weathertight as possible. The old tar sealant is beginning to weather. Coating this section of roof is recommended.

The older tar sealant had completely worn off, and the membrane was lifting up in areas, resulting in the leaks. The old tar sealant was more than "beginning" to weather, it was totally worn. Even after his re-visit, he stated "The tar at the roofing seams and plumbing vents is worn and no longer watertight". However, he did not state that this section of the roof was in a different state at the time of the revisit compared to the original inspection, thus he misidentified the state of the roof at the time of the initial inspection.

All-in-all, the oversights of U.S. Inspect and [redacted] cost us nearly $20,000 in repairs.
