Review: Ullman construction was hired to do a garage addition , replace old roof on house with new, wire house for internet and satilite tv, do a bathroom addition , stucco the house and garage, relocate AC unit and pool equipment. Also complete an office. They were paid in full, but have not completed repairs that were cause by them while doing the work or from poor workmenship. When they did the garage they did not pre treat for tearmites. We now have termites eating through the drywall and paint in the new garage . When we started to paint the garage we found many cracks on the walls and ceiling in the drywall, they came back and repaired the drywall in the garage. We painted the garage. Since then drywall cracks have come back and there is more cracks now. The outside west of the garage has numerous cracks in the new stucco and the cracks are deep on the new construction. They wired the new doors on the garge for an alarm system. [redacted] came out to hook it in to the alarm system and could find the were the the wires went to. The buttons were on the doors the wire was attached , but the wire deadened in the walls. I was charger for each door by [redacted] to install wirerles units on each door. We have three motion sensor light on the new garage that they tride to get working but have yet to work. After they repaired the roof we now have a leak by the front door. When they moved the AC unit , six months later it leaked the freon out. they came and repaired it but did not do a vacum test. A few months later it quit . We called them with no response. We had to call another company to repair it. This company pressure check the system found the leak and repaired it. When they stucco the house they used red tape around the doors. When the tape was removed it pulled the paint on all of the doors. While running the internet wire/ satilite wire and roof the house. They caused nail pops in the master bath , bedroom , closet , #2 bathroom and the front door patio. We have holes in the walls of the master bedroom and bedroom #2 with internet wire hanging there thats not hooked up to anything. The cabinet doors in the office do not mach the cabinets. They have been putting us off thinking the problem would go away. [redacted] told us he would come over and fix the drywall but he could not find schafolding . So I offered to rent a scissor lift at my exspence . He never showed up. He told us on two times he would come over and fix the holes in the bedroom walls, never showed up.Desired Settlement: We have hired another contractor to fix all the problems they caused . We want them to pay the cost since they areto busy. WE payed them and now are house is worse than when they started. We are asking them to pay $6682.00. Tomorrow I am going file acomplaint with R O C.

Response to complaint #[redacted]hrough the Revdex.com from homeowner Mr. [redacted] at the [redacted] Residence at [redacted].

Mr. [redacted] contracted with Ullman Construction Company LLC to construct a 1,500 sqft garage addition to their existing residence and requested additional work to be performed on his existing residence on February 15th, 2010. Ullman Construction Company is a family owned custom home builder and home remodeling company consisting of majority members [redacted] and [redacted] and their two son who are minority owners [redacted] and [redacted]. Ullman Construction Company more than fulfilled it’s contractual agreement with Mr. [redacted] to the highest of standards. The additional work performed on his current residence was to re-stucco his existing house, re-roof the existing flat foam roof and install new cabinets in their home office. The project went through many rigorous inspections and compliance request from the City of [redacted] and was completed and given a Final Inspection and a Certificate of Completion on January 20, 2011. Ullman Construction Company was complimented on several occasions from Mr. [redacted] and from the City of [redacted] for our excellence in workmanship and adhering to all building codes, design criteria’s and all City regulations.

Over the past 2 ½ years Ullman Construction Company has had constant contact with the [redacted] family every 2 to 3 months and they have never showed or expressed any dissatisfaction with any of the work Ullman Construction Company had completed. In late January of 2013 [redacted] met with Mr. [redacted] and discussed how his existing A/C was acting up, the drywall cracks in the garage, the minor stucco cracks that were hardly visible, the termite treat issue and two electrical j-boxes that had minor water leaks. During this meeting in late January of 2013 he never expressed any dissatisfaction of work or problems and never mentioned the nail pops throughout his existing house, the security lighting not working on the garage addition, the alarm system not working in the garage addition, the peeling paint around the doors and windows on the patio, the satellite/ cable wires not being hooked up or any problems with the office cabinet doors.

Prior to any work performed on Mr. [redacted]’s Residence, we did a walk thru inside and outside of his home in early of August 2009. Mr. [redacted] pointed out several of his issues and complaints. He showed us many existing nail pops throughout the house, he actually had glow in the dark stars to cover the nail pops in some locations of the house. He also pointed out an existing roof leak in his workout room, an existing leak in the kitchen where the drywall tape bubbled up, the glass block in his guest bathroom was cracked loose in some areas and other issues throughout his house. In late August of 2009, Mr. [redacted] hired Ullman Construction Company to install new glass block in his guest bathroom months before the garage addition was started.

Once the re-roof was completed on his existing house in September of 2010 and once his existing house was re-stuccoed in November 2010, Ullman Construction Company offered many times to fix the existing nail pops and a few new ones, touch up the paint around the patio doors and patch the drywall holes from running the new cable/satellite wires. Mr. [redacted] told us on multiple occasions not to worry about the touch up paint or fixing the nail pops or holes because he was going to repaint all the bedrooms in his house and touch up and repaint all the exterior doors and trim because the existing exterior doors had water and sun damage and he wanted his painter of many years to take care of it. Ullman Construction Company offered to fix everything noted above in November of 2010, over 2 ½ years ago. Mr. [redacted] has never complained or mentioned any drywall repairs or any touch up paint, interior or exterior, or any problems with office cabinet doors on his existing home until this complaint in late May of 2013.

During the construction of the garage addition, Mr. [redacted] had his current security company come out and pre-wire the alarm system for his garage. Ullman Construction Company did not run or install any security wires. As far as the security system in the garage addition Ullman Construction Company had nothing do with it.

Around May of 2010 Ullman Construction Company disconnected and moved Mr. [redacted]’s existing A/C unit that was inside the garage addition to the rear of the garage. At that time our A/C sub contractor performed a vacuum test and found no leaks in the existing unit or in the new a/c lines and had it up and running. In the Summer of 2011 (Ullman Construction Company needs to verify this date) that same existing unit started acting up, our A/C subcontractor was out at the Mr. [redacted]’s residence with in 2 days of the call, replaced a faulty seal in the existing a/c unit, he also performed another vacuum test and found no leaks. Once our A/C contractor had repaired the existing unit Mr. [redacted] paid our A/C contractor as a service call not as a warranty issue. Mr. [redacted]’s existing A/C unit is an older unit that came with the house. Mr. [redacted] stated to Ullman Construction Company and to our A/C contractor on several occasions that he had to have that A/C unit serviced every year because it would not cool and that he has had nothing but problems with that unit. Our A/C contractor can verify the statements that Mr. [redacted] discussed about the unit having to be serviced every year before the garage addition.

The [redacted]’s garage addition had it’s concrete footings, stem walls poured, slab area graded with 4” of ABC and all the walls built before we poured the garage addition concrete floor. We did this because Mr. [redacted] wanted black concrete grinded to a high polish finish so we waited until the majority of the construction was completed to avoid any damage to the floor which is very common. In late July of 2010 we poured the black concrete floor, the City of [redacted] approved the slab as ready to pour and never requested a pre-termite treat certificate, the approved set of plans only called for borate pre-treated 2x6 sill lumber for the garage addition and Mr. [redacted] never requested a pre-termite treat for the garage addition floor even though the footings and stems walls were poured months in advance so Ullman Construction Company considers this a maintenance issue.

Prior to the completion of the garage in January 20, 2011, Ullman Construction Company told Mr. [redacted] there could be some settling in the trusses and slight movement in the walls in the garage addition in the first year, and that Ullman Construction Company would have our drywall company or stucco company come out to fix any abnormal settling cracks if there was a problem. Ullman Construction Company was never made aware of any problems until late January of 2013.

Mr. [redacted] expressed his first complaint and dissatisfaction to [redacted] on April 3, 2013. Ullman Construction Company considers all complaints made by Mr. [redacted] at this very late stage simply and more importantly a non-issue and that everything in Mr. [redacted]’s complaints are all normal cosmetic issues, general home maintenance issues or existing issues and are not covered by expired warranties. Mr. [redacted] only contacted [redacted] twice, once in late January of 2013 and once in late February of 2013 and never called, emailed, wrote a letter or tried in anyway to contact anyone else from Ullman Construction. Most importantly, Mr. [redacted] never once made any attempt to contact [redacted] who is the majority member of Ullman Construction Company to express his complaints or dissatisfaction. In no way has Ullman Construction Company abandoned or disregarded any of Mr. [redacted]’s concerns at anytime during and after the construction process and any work performed on his home over the past 3½ years. Ullman Construction Company will not consent to or reimburse any monies to Mr. [redacted] for work performed by others.

Ullman Construction Company has an extremely satisfied client base of nearly 100% over the past 20 years, we have been in business since 1993.
