UMH Is A Glass Door Company That's Just Wants To Keep The Money & People Moving
After reading through YEARS and Years of reviews on UMH and their other subsidiaries, it is bluntly obvious to me that this company has some very serious ethical violations happening throughout the entire scope of every single Manufactured Home Community they touch. Since starting my research on the Investment Trust company a week ago I have been witness to fraud, deceptive practices, borderline subversion, and unprofessional conduct. I've also heard of scope-of-practice violations. Its sad that regular Americans just trying to pay their bills and go about their daily lives have to be subjected to such unfair business practices and principles.

Crooked management employs crooked lawyer
The Highland trailer park is run by a self serving witch. I think she's banging the lawyer that handles evictions for UMH. He refuses to work with my son. His assistant told us "He's concerned that °¥|£ wanted to acquire property". Excuse me, that is not your concern. Your concern is doing the job YOU were hired you to do. Collect payments as they come in to get it paid as fast as possible. This means working with those that want to have a clean slate. It's NOT your job to pass judgement and play "God" with their lives.
I say, "What ever you do comes back to you three fold or till the lesson is learned." So Mote It Be!

Grievance
I have lived at a UMH property since 2017. I began renting a brand new mobile home at that time. During this time I have now experienced 3 separate roof leaks all of which I have had repaired after reporting them to the office. I am concerned that this pattern will get worse as the mobile home ages. This was a BRAND NEW MOBILE HOME! With quality like that I am quite concerned. Top that off with the fact that now there seems to be a trend to allow a violation of UMH Lease Agreement Codes being allowed. Specifically in the agreement on page #14, Item G. it states: No fences, walls, screens, hedges or other material serving as a fence,, are allowed unless specifically authorized by Landlord in writing. My neighbor is installing a fence. They have already encroached upon the property by adding flowerbeds to the edge of the property and are continuously mowing into my area. This is becoming concern. Something needs to be corrected here.

Hi, my wife and I started our 24 th year living at Southern Terrace in Columbiana,Ohio .We love living here, it is really so mush better since Umh has take over. Gwin is doing a really good job as manager and the park looks real nice, we love it. Tom &Elaine Crowell

just letting you know that there are people living in wood valley in Caledonia who are not registered with office management, and Vehicles that do not run. There is suppose to be 2 parking places for every resident, I know of one residence that has 4 vehicles and 1 does not run, been sitting there for Months. Very POOR Maintenance, a neighbor asked to have her gutters cleaned out because when it rains, water gushes out of gutter outside front door. people pay their rent and get NO help in upkeeping the home. very sad. just WRONG.

Southwind is racist the manager is very unprofessional. The "Jews will never come in here as management says. Coming from the same women who screams the N word around tells people she owns them and will bully people who follow the rules but let's drug addicts live in the community and attacks residence who she feels she can intimidate. The place is a mess and management is to blame. I've witnessed her chase residence screaming cursing even at the bus stop in front of small children something needs to be done

If you plan on raising a family this is not the place it's filled with poor management that can't get off the booze and major harassment there is not aloud bikes or play sets outside only drug users and needles I must ads the mental abuse I got threw out the years and the discrimination is observed ! They came and personally demolished my daughter play set I purchased with my home and refused to pay for it and said I can't even have it after they destroying my personal property sticking for sales signs in my yard and I got management flipping me the bird after stalking my home day to day basis and maintancs driving by smoking on a blunt as they have my black husband removed and arrested after he been here 5 years with no court evictions not a reasoning just he ain't wanted here in there comunity but the drug addict and needles are just flying all over this trailer trash park , if your a drunk drug addict like to share needles and leave them all over this is the perfect place to call home other then that any family with kids will not recommend this park for nothing, being in a shelter is less mind bubbling then this abuse we been endured

If I knew then what I know now I would have never purchased a home here after 31/2 years of living here I'm ready to sell and get out of this hell hole. Not only is this park mismanaged and ran by money hungry [removed] but they do nothing they say. I now have a new trailer that was moved in beside me that the back step will be in my front yard blocking me from getting to my outside trash cans but when I'm in 3 of my front rooms I'll be able to look in there windows without and trouble please tell me how this isn't a fire hazard being this close together of course the manager doesn't give a rats [removed] as she is being paid to fill up the park and is doing so by the rest of us paying for it by over lapping trailers in existing lots and getting twice as much money. I would never recommend this park to anyone and will be selling my home asap.

Dear UMH when will our pool open? Will it be heated this year? Why is the mobile that was just put in beside me on my lot that I pay for. Why was my cable jerked out of the ground for 2 days with no reimbursement? Why is our park manager allowed to have two other people hand out violations? Why were fliers from the park put into my private mailbox? Why is the maintenance person allowed to harass elderly women? Why is he allowed to blame others for poop being on the steps of a mobile when we have 3 cats running loose? Why don't you yourselves come and have a meeting with us here at Lakeview Meadows we deserve answers. Janet and the Regional manager have been asked questions and informed of our concerns and nothing is ever done or explained. The owners need to come talk to us and handle these issues. I am giving one star and UMH you do not even deserve that.

UMH sucks! They could care less if they have happy residents as long as they can keep moving new mobiles in (on top of someone else's lot) and we are paying for them. Our rent certainly isn't going towards any park improvements. Promise after promise, lie s after lies, nothing, not one single thing has been done for residents, but they jacked up lot rent from 314.00 to 351.00 in less than two years. I'm a 70 year old widow on a fixed income. My income certainly hasn't gone up nearly that much.

Sure-they’ll keep raising the rent and as for the propeurties getting cared for,,,NEVER GUNNA HAPPEN! They like to FIRE the only decent ppl they had that cared enuff to keep the communities clean and upkept! And when the grounds mgr feels threatened cause he hired someone more knowledgeable he’ll lie and see to it that your fired! Bill (aka Clarence) from Greensburg Sunburban acres! And BETTER BELIEVE UMH and all there tight A-**ed long nosers will know they hired ya with a Disabled -sick child but soon as he falls critically ill -and at Christmas time when the only money ya got coming for Christmas for your children is the bonus_good ol” Clarence and UMH Will take that bonus and FIRE YOU 1week prior! Because your disabled child fell ill! THATS WHAT UMH Is all about!

in Athens PA. My wife and I have been here going on 30 years. Love the lot. But nothing ever get done here because there are only 2 lot in this section. Keep raising the rent. Never went a winter without having to [removed] to get them to plow over here. It would take about a minute to plow here. 2 trailers. That wouldn't even be a half a cup of gas.

want to keep raising ewnt for what. never got pol or park the trailer park looks like trashy mickeys inn the 2 wonderful handy men stop workin g if u call it that at 2 maybe 230 never clean up not sure why they hired the 2nd one they take gas and supplies out of shed for their own use, so guess we are paying for it. people park cars in yard trailers and says in lease cant large dogs we got them also plus people dont kn ow how to obey the one way coz don t want to go over the wonderful humps that some ladie ran her mouth to make bigger and she dont even come through her shes on the end. trash all over porchs nasty looking trailers not taken care of plastic still on ground from where they put footers in over summer again wonderful handy men, someone important needs to come through and see this mess in all the parks see how wonderful the new management runs these hogpens any more but yet lets raise up for no water pressure no clean roads or parks or nothing hell the bush on end beside sign needs trim back or taken out cant see if cars coming if turning left

Review: We own a property on [redacted] in their [redacted] I have been trying with no success to contract someone in regards to lot rent payments. The home we own is currently vacant as we had moved out on 9/27/2014. According to our lease agreement, the lot rent payments include water, sewage, and garbage utilities. As we have not been using any of these services, I wanted to discuss with someone at UMH about lowering the lot payments until we sell the home. The home is for sale. The local property management on site has informed me that they are not allowed to make any changes to monthly lot rent payment amounts under direction of the corporate office. I have made approximately 10 phone calls and left 4 message with my return phone number to hopefully have someone return my call and respond to my concern. I have had no return of my calls.Desired Settlement: I would like to speak with someone and see about lowering the monthly lot rent payments to a more acceptable level since the home in question is vacant and the utilities that are included in the lot payment and not being used and we are paying the same monthly rate. I will continue to advertise the correct lot payment amount and would not discuss any changes to our rate during the home vacancy with any potential buyers.

Because corporate wants to suck you dry! Be glad you aren’t associated with any disabled family members. Wow you’d really be screwed!

The up keep of the park in Chambersburg has gone down hill since being taken over by UMH Properties.

Review: WENT TO VALLEY VIEW DANBORO LAST WEEK AND I WAS INTRESTED IN A MANAFACTURED HOME. I SPOKE TO RAYNELL THE COMMUNITY MANAGER, AND SHE SAID THAT ALL OF OUR INFORMATION LOOKED GOOD AND WE SHOULD BE FINE. I TOLD HER THAT I COULDNT LOSE $50 ON A APPLICATION TO BE DENIED AND I TOLD HER THAT MY CREDIT WAS BAD. SHE SAID THAT THEY MAIN THING WAS PROOF OF IMCOME. I GET SSI FOR MY CHILD A MONTH, I WORK AT A CLEANING SERVICE AND GET PAID BI WEEKLY, I HAVE MY OWN CLEANER SERVICE AND I CLEAN A COUPLE OF DAYCARES AND SHE HAS THE INVOICE AND THE AGGREMENTS THAT ARE SIGNED. I WAITED A WEEK AND I WOULD CALL BECAUSE SHE DOESNT RETURN PHONE CALLS YOU HAVE TO KEEP CALLING TO GET ANY KIND OF INFORMATION. CALLED SHE SAID WE WERE DENIED BECAUSE OF MY HUSBAND HAVING A CRIMNAL RECORD. I TOLD HER HE HAS A SUMMARY OFFENSE WHICH IS NOT A FELONY OR A MISDAMEANOR. SHE CALLED THE COURT HOUSE TO SEE THE PAYMENT ARRANGEMENT THAT WE MADE, AND ALSO WE LOOKED ON LINE AT HIS RECORDS ON COURT PORTAL. SHE DIDNT SEE NOTHING THAT SAID MISDAMEANOR OR FELONY. sO SHE SAID SHE WAS GOING TO RE SUMBIT EVERYTHING AND USE ME ON THE LEASE HUSBAND AS AN OCCUPANT BECAUSE HE HAS NO INCOME AND IT WOULDNT EFFECT ME. SO I CALL TODAY AND SHE SAID THAT IT IS STILL DENIED ON THE SAME ISSUE. SO FOR HER SAYING THAT WE ARE OK PICKING OUT COLORS AND LAYOUTS IS A CROCK OF CRAP BECAUSE SHE IS LEADING POEPLE ON JUST TO GET THERE MONEY. sHE KNEW THAT I WAS BECOME HOMELESS BECAUSE MY GRANDPARENT IS GOING TO A NURSING HOME AND WE HAVE TO BE OUT OF THE HOUSE BY APRIL 2016. SHE IS TELLING MY FAMILY MY BUSINESS WHICH IS AGAINST ANY KIND OF LAW AND ITS MY PRIVACY. PEOPLE ARE SO BEHIND ON THEIR LOT RENTS AND THEY ARE ALL STILL LIVING THERE. BUT I HAVE THE INCOME AND CAN PAY MY BILLS BUT I CANT LIVE THERE .Desired Settlement: I WANT MY HARD EARNED $50.00 THAT I PUT FOR AN APPLICATION THAT I WAS TOLD THAT I WOULD BE FINE.
