Roger K. represents our community, *** Ruskin, Florida. He's aware the two board members that live here are NOT enforcing HOA violations and the home owners that report said violations to Roger are validated when Roger passes their names on to these board members opening them to be harassed and called "narcs."
Roger doe NOT enforce the violations when given time & date stamped pictures. He visits the community once a month and claims there are no violations. He will intentionally mislead home owners and allow the harassment of the elderly such as a 91 year old living alone and allow the HOA violations to continue for friends of the board members.

I operate a property management & pressure washing co. I work with many management co's throughout the state of Fl and my experience working with Roger K. has been nothing short of a straightforward, right to the point top notch experience each and every time. Roger is very astute at what he does, and we consider him a breath of fresh air when given the opportunity to bid on any of his projects

The homeowners of Carlyle Townhome/Condo completed the required proxies and complaint forms required by the State of Florida based on the following State Bill (SB 734) passed *** 7/1/2013, citing "HOA dictatorship".

The community has sited the following items:

Administrative negligence
Missing management of community funds/ funding
Improper/ lack of coverage for HOI
Improper/ lack of coverage for HOA reserves
Termites
Structural negligence
Molded buildings - exterior and interior
Unsafe structures in common area - exposed septic tank
Improper/ lack of Sewage and water management

Desired Outcome

The homeowners of Carlyle Gardens have requested a dissolution of community association due to misappropriation of funds by the property management company.

I went on line to respond to the complaint and it says it has been closed.

Regarding Ms. complaints, I really cannot respond. We have financial and official records that are open to any unit owner in this condominium association can request copies of and review. In addition, there is no evidence of what she has filed the complaint about. The issues she listed are issues that would be under the jurisdiction of the Florida Bureau of Condominiums, or Florida Department of Business and Professional Regulation. No grievances or complaints have been filed with these organizations as far as we know. We as managers also fall under regulation by these State agencies.

The Association is governed by a Board of Directors that oversees the management company and maintenance of the common areas. At this time, we are not aware of any action by the Board to terminate the Association.

I cannot make any further comment on this issue because Ms. has had collection action taken against her for non-payment of Association fees, which may have prompted her complaint. A lien was filed on her unit in December of 2017. She had requested an updated payoff from the Association Attorney on May 2018, and was sent a letter from the Association attorney on May 17, 2018 with a breakdown of the fees owed through June 2018. This appears to be the last correspondence with the Association.

Unique Property Services with malicious and ill intent reported over $10k in rental income to the IRS using my social security number.
Jay Bryson of Unique Properties with willful and malicious intent reported over $10k of rental income to the IRS as income received by me with knowledge that it was not. Jay Bryson then mailed the bogus 1099 to an address which is also knew to not be mine. Jay Bryson, representing Unique Property Services then conspired to cover up this crime and identity theft.

Desired Outcome

Unique Properties represented by Jay B. should refrain from doing business with the public.

We are sympathetic of Mr. position; the events surrounding this matter are a result of Mr. and (the former) Mrs. divorce. The income derived from this matter is from a rental property jointly owned by Mr. and (the former) Mrs., the checks were made payable to both Mr. and (the former) Mrs.. We have supplied Mr. with the necessary documentation at our expense in an effort for Mr. to rectify this matter.

The *** have made serious and untrue accusations of criminal activity and by both Unique Property Services and Jay B. The current Mrs. has made several threats of legal action against both Mr. B. and Unique Property Services which are far more involved than the Revdex.com has any authority to mediate, therefore we are not comfortable making any further comments regarding this issue.
