Thank you for sending this complaint to me. I have reached out to the consumer to resolve her complaint. This issue has not been escalated within our office for a resolution. The borrower did close her loan and there were trailing docs that did not allow for the mortgage to be recorded. The borrower had received a letter from her prior servicer which she was trying to resolve with our office to no satisfaction. I am uncertain why our office did not escalate the issue. Ms *** is going to send me the paperwork on Monday when she returns to her office and I will work with her to resolve the issue

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved.  Ms. [redacted] with Unisource helped to resolve this issue.  In speaking with her, it appears that my original complaints were not properly escalated internally.  Once she was made aware of this, she was professional and excellent in bringing this issue to a close.  She listened to the problem, confirmed information from the items provided, and was able to resolve it in less than 24 hours.  My thanks go to her.

Review: Unisource handled the closing of our escrow on a refinance. Our new lender, after the 3 day right of recession period was up, funded our new loan on 5/21/14. Based on this, the escrow company should have wired funds out to Flagstar bank (previous lender) that day for loan payoff. Since escrow failed to include an escrow, not loan, document in our closing package, they needed to send us one more item before they wired funds. The final wire on the escrow side did not go out till 5/27/14. Since we funded so far after the fact, the original amount on payoff quote provided was short, so my husband and I began receiving "incomplete funds to payoff" notices. After 2 weeks of trying to get the correct funds from escrow, we paid the amount, $40 ourselves.

In addition to this, and even before we closed escrow, I mentioned that the days of accrued interest calcluated on the settlement sheet was incorrect. They had interest from the new lender beginning as of 5/21/14 (this is fine since the should have been and was the funding date). Due to the delays on the escrow side, and not releasing the wire till 5/27, interest was collected to the old lender till 5/27. There is an overlap of 6 days of interest from when the new lender began collecting interest and when interest was paid to the old lender. The result of this was apprx $60. A total now of $100 we are out due to escrow

I have been calling and trying to resolve this with the escrow company since the first week of June and I am not getting anywhere. My concern with the interest accrual is that if they have done this, not correcting interest accruals on the settlement statement, with me, you can guarantee this has been done to other parties. Since I used to be a home loan processor, I was familiar enough with the closing process to know what to look for, I can't say that for other individuals who rely on the escrow companies to calcuate all this correctly on their behalf.Desired Settlement: A refund of the outlined amounts above. I have the shortage notice from Flagstar bank and well and the Hud statement to support my claims. I would suggest that the escrow company open their books for audit to see if these errors are regularly occuring, but that seems a little out of reach
