I have attached the move out summary of charges that were applied to the [redacted] security depositI have also attached the move in and move out inspectionsThese will show that the [redacted] were not charged for any damages that existed prior to them taking possession of the home First of all, United Metro Properties, Incis an agent of the property ownerWhen a tenant vacates the home, we notify the home owner and send them both inspectionsThe home owner then directs us as to what needs to be repaired, and if the tenant's deposit should be charged or notWe then process any charges, if applicable, and send the balance of the deposit to the tenantUnited Metro Properties, Incdoes NOT make these decisions, we simply follow the instructions of the home owner I do feel for [redacted] as I can't imagine how difficult it must be to not be able to help when movingHowever, at the time of the move out inspection, the tenant is turning possession of the home over to our companyTherefore, any and all repairs are required to be completed at that timeThe tenant has no legal right to the home thereafter, which is why everything should be done prior to the inspection The fact is that the [redacted] received $of their $security deposit backThe move out summary clearly states that if they dispute any of the charges, all they had to do was submit something in writing advising us of said disputesThen I could have contacted the homeowner to see if they would be willing to refund any of the chargesThat obviously didn't happen here as the [redacted] feel reaching out to the Revdex.com is a better option United Metro Properties has not done anything to deserve a complaint from this website, or any others

I have attached the communication between myself and this tenantThe tenant emailed me disputing charges on her depositFirst of all, the law states that the security deposit must be processed within business days of the move out inspectionWe attempt to contact all tenants to schedule the inspection, however, not all tenants reply to our emails/phone callsIf this happens, we have no choice but to complete the inspection so we can get the house ready to lease ASAP.The owner of the home has the final say as to what charges are applied to a tenant's security depositI had the home owner review the disputes from this tenant, and they agreed to remove one $chargeAll of the other charges they felt were the tenant's responsibilityAlso, just because a tenant passes a section "inspection", doesn't mean there isn't damage in the home caused by the tenantAlso, section does NOT inspect the home when the tenant vacatesTherefore, this part of the tenant's reasoning for filing a [redacted] claim against our company is just ridiculous!This is yet another tenant who does not want to take responsibility for her actions!
