Review: I purchased a house through United Northern in November 2014. At the time I was supposed to be provided with a $500 rebate in the form of a check. This check never arrived. All attempts to contact United Northern to rectify the issue have been unsuccessful. They are currently not responding to calls or emails.Desired Settlement: I expect the $500 that was agreed upon at settlement. It has been 6 months , and I feel they have no intention of paying.

Review: My wife and I have been trying to get a home loan through this company, with reassurance that we would close. 10 months later, and a lot of back and forth, they call and say it's a no go. Other bankers (which we should've tried first), say that it's ridiculous that it ever took this long. Now we're at a total loss, and have to move out, because we had been renting the house that we've been trying to buy. I don't know what else to do.Desired Settlement: I just want to close on this house period. Without any other trouble for us, or the seller.

They told me they were married and were looking for a new home. They told me they wanted to do a USDA loan so they did not have to borrower any money from Family to buy the home.When borrower sent me the Federal tax returns it said they were married but borrowers could not produce any marriage certificate. I informed the borrower that filling tax returns as married is not the rightthing to do if in fact your not. I told them they had 2 collections accounts on credit that were big and will cause issues 1) [redacted] had a [redacted] car repossession balance of $4,000 plus dollars 2) [redacted] had a $900 plus dollar [redacted] bill collection. Borrowers told me that was a long time ago and they do not know why it was of any concern. They wanted to still move forward.. I submitted loan to [redacted] , the loan and issued a conditional approval. The appraisal was ordered and completed. the home they were purchasing had many issues that needed to be fixed. By the time the seller had home fixed and final conditions were resubmitted to [redacted], it was December. After review of loan documentation, the Underwriter denied loan due to USDA's policy change 12-*-2014 that the collections exceeded a certain dollar amount and the loan is no longer qualified for a USDA loan. The** said she needed to pay off the 2 collections then we could move forward with loan to send to USDA local office. Borrower said she did not want to pay off those olds debts.Borrower was notified of Denial in the middle December. [redacted] called me on phone a few months later, I respectfully say [redacted] was in tears asking me to please help them again.I told [redacted] the collection accounts will be an issue no matter what we do, she said that if need be she could pay them now, she had received a gift from her father and had money to deal with the collections. She told me she was on workman's comp since January I told her we could not close loan until you were back on job.. she said the company will be taking her back. February [redacted] we re-ran credits [redacted]s credit was 638 mid [redacted] score [redacted] score was 655 the loan was submitted back to an Underwriter in early March and the file was issued a conditional approval o2nce again the we got back to collections accounts with new Underwriter. I told [redacted] that the Underwriter again needs the collection resolved. It took [redacted] from the time we restarted loan 2-**-2015 until about 5-**-2015 to produce the collection debts being resolved. The old Credit expired and was 90 days old 5-**-2015. A new credit was re-ran [redacted]s credit score dropped to 582 middle [redacted] score. I immediately called borrower and told her the score has dropped too low for use to do the loan. We went through credit report line by line seems she had open a new credit card and and had been paying her bills on it she said the balance for the new [redacted] card was $3,158 dollars. I asked [redacted] what do you mean your paying your bills on a credit card... does [redacted] still have his job do you still have your job? what is going on? she just began to cry and said they now had to move out of home. The boyfriend [redacted] who she said was her husband then filed a complaint against me and our bank I am not he sure knows all that United Northern had tried to do to help but we can only work with what we are given. I did everything I could to help them But the credit score dropped due to the credit activity that the borrower never said any word about. I truly wish this had worked out for the borrower but the credit activity disqualifies them for a loan at this time. Review: I wanted to refinance my home for a lower rate. I am currently at 5.25%. When I met with this rep. she quoted me 3.85% a savings of approx. $355.00 monthly. I payed for an appraisal which I did not receive. I also payed for Cema. As the rates started to climb , I asked her on several occasions to please advise. I even asked twice what the rate was. Her response to me was "It's Monday, I'm not looking at it" Now after finding out that a friend of mine just closed on her loan with Cema at 3.75% because her broker made her lock in. When I e-mailed to the broker what I had just heard her reply was."we could not lock in because Cema takes time" My friend locked in three times. This was not even an option, nor a discussion. The last I heard from this bank was that the broker was going to be with the President of the bank and he would speak to me. That was last week, no call. I feel I was taken advantage of. I put my trust in them to save me money. After asking her last week to tell me what rate I would be closing at, her response was 4.76% and I would save fifty dollars a month vs $355.00 when we started. I'm not savvy to this but I do know you don't refinance for less than a point.Desired Settlement: Either I get my money back or have the bank president give me other options. I do not want to be guided by the person who took care of my loan. I feel she did not do her job. At this point in time, I would like to speak with the President of this bank.

In response to [redacted]'s complaint,

borrower came to me two months ago when rates were considerably lower and I quoted her the prevailing interest rate at that time which was 3.75%.

In order for her to save some closing cost fees, She requested a CEMA (Consolidation Extension Modification Agreement from her present lender) which

took almost 8 weeks for us to receive from her lender and in the interim, intrest rates rose considerably. She didn’t

lock because of the uncertainty when the CEMA would come in (see attachment which was disclosed and signed by borrower at application) When we finally received

the CEMA I was still waiting on all her outstanding requested documents so we could 'clear' the loan to close,

which she never sent me because she was away in North Carolina.

At the time

the CEM came in, her estimated interest rate increased to a poit where she would only be saving $50.00 a month

which I informed her in an e-mail. She then insisted that I give her

the original estimated interest rate, whaich was no longer available to her..

I apologize for any misunderstanding but I nor United Northern Mortgage Bankers, Ltd. have control over interest rate changes on un-locked loan products.

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:My complaint is that I was never offered a lock in. United Northern states that CEMA would take eight weeks , which in fact it came back sooner. Whenever I asked , "what the rate was"? The response was , "I don't look at it on Monday. We had ample time to lock in. My friend started her loan process in February. She closed

, July **. She had three lock ins AND her rate was 3.75%. I was suppose to be saving approx. $355.00 a month. When my friend notified me of her closing,incidentally my broker said my friend would never close. I was upset and asked her what is my rate? This was around July **. Her response was I'll get back to you. The estimate she gave was 4.75% saving $50.00 a month. Who would close when my current rate was 5.25%? Her statement was "your still saving $50.00 a month". Northern states , "i did not give them all my documentation". I gave them that and more. I am a City employees, who was only looking to change my rate, not take money out. The clincher was after all this time , and saying all we need thisThey asked to verify my place of employment. This was ESTABLISHED in May. You ask again around July **? That was checked

Review: Back in August 2013 I started dealing with [redacted] when he was at a different mortgage company, my loan was to go through the USDA program. [redacted] at some point ended up with this company not sure how that came to be as

I was never fully told the truth about this transfer. Anyway I was told that my loan was submitted to USDA however because of the government shut down during that time my loan would be delayed which I understood and went with it. Only to find out much later after doing some research on my own I found that my package was never submitted to USDA and furthermore wasn't even being worked on. Because of the change in company USDA would not accept my package unless the appraisal was transferred, that finally happened and the package was sent to USDA. Because of the delay I had to back out of the property I was trying to purchase at a cost of $6,000 (earnest money deposit lost) fast forward to today 2/**/14 I get an e-mail from [redacted] saying that the USDA just approved the loan, granted this is 6 weeks after the contract was cancelled so what was going on during this time God only knows. To add insult to injury [redacted] is now requesting a payment of $300 for another appraisal which nobody seems to know anything about not even my RE agent.Desired Settlement: I wasn't going to ask for anything until this e-mail exchange today, but now I want a refund of the original appraisal charged to my card on 9/**/13 $400.00, $375 home inspection (which I still need to pay), $6,000 earnest money deposit. and to stop all contact regarding the additional $300

working together in August of 2013 At that time I was employed at IFG bank. [redacted] works for Wells Fargo bank, wanted to purchase a home in a USDA area.

[redacted] began the process of obtaining mortgage at IFG bank and had

an appraisal done as well in IFG banks name at accost of 400 dollars. Unfortunately

the owner of the IFG bank became deathly sick from one day to the

next and the bank closed two weeks after his sudden sickness on

9-**-2013. I had let all my clients know the situation and seeking other

employment while still keeping in contact with many of them.

I let [redacted] know on the

phone that in early October I have retained new employment ( complaint is

dated 9-**-13 before I started at new United Northern Mortgage Bankers ltd )

and I continued to tell him if he chose to move forward with me

again we will need to sign a mortgage new Application he did see attached ([redacted]). I affirmed with [redacted] he will also need to re-certify the

appraisal in the new banks name because it will be required by USDA

office and that is a cost of 300 - 400 dollars. He signed appraisal

Acknowledgment ( [redacted] )

On November [redacted] two

weeks after the new application was signed the seller realtor meet the

appraiser to let him in house. The inspection was done but no payment was

received hence the outstanding appraisal ( [redacted] ). In good faith the appraisal

management company paid the appraiser until they received there repayment from

borrower.

[redacted] claimed in his

complaint that no one knew about the 2nd appraisal but

this can be verified by sellers agent whom I spoke to today/ her contact number

is ###-###-#### [redacted] / Advantage Real Estate Blue Bell LLC . [redacted] was in contact with [redacted]’s agent the during the

entire process of this transaction.

I had also informed [redacted]’s agent about the invoice on 12-**-14 VIA e-mail so [redacted]’s

statement about his agent not knowing about invoice was incorrect, ( exhibit A-4 email to buyer agent

about appraisal invoice / his reply ) here is a copy of the e-mail

verifying his agent telling me to send invoice to his client [redacted] ( bill

)

In the complaint It had also

mentioned that the loan was not at the USDA office and not being worked on. In ( Exhibit A-5 ) you

will see extensive correspondence with USDA.gov office and the bank

underwriting loan AFR’s underwriter. These ladies have such a high work loan

and minimum staff assistance

they do their best to get the

work done as fast as possible..If their was anything our bank could have done

to help we could have but after December [redacted] 2013 our work was

at stand still once loan was submitted to USDA office after that point we need

to wait for USDA.gov and AFR’s underwriter to complete their final inspection

until we could then and only then pick up ball an close the loan.

On 2-[redacted]14 I made an

attempt to reach out to [redacted] those corresponding emails are

attached in ( Exhibit A-6

) I reached out to him regarding him wanting to move forward with

his loan because based on USDA e-mails sent to outside bank Underwriter at AFR

we only have 1 item left USDA needed a copy of the

borrowers mortgage note from another property ( see last page of exhibit A-5 for verification

from UW ).

Knowing that our bank could

obtain the mortgage note by requesting it with [redacted]’s signature

authorization, this form allows us to obtain any documents needed for ONLY the

transaction it is addressed to. I informed [redacted] that the usda approval

would depend on him wanting to move forward with the loan… His reply was

no, I gently reminded him of an outstanding invoice on the 2nd

appraisal see (Exhibit

A-7) He replied “You royally screwed everything up on

this transaction and he strongly suggest I remedy it” ( reference page 2 in exhibit A-6 ) he

stated in his claim this (

Exhibit A-7 ) exchange of e-mails is why he file his complaint .I

am not sure why he would file a complaint over an invoice , he signed the

appraisal Acknowledgment Disclosure for 2nd appraisal on

12-*-2013 ( exhibit A-7

The sellers realtor (

###-###-#### [redacted] ) can be witness to this fact, [redacted] walked

away from the transaction knowing he would lose his deposit since the loan was

with a government agency and we only needed to wait until that government

agency being USDA issued the loan approval. The sellers were willing to

extend the contract until approval came in from USDA.

In reviewing the complaint there

is a monetary assessment of this claim of $6,775 agents me [redacted]

1. I do not know the

logistics about why his 6,000 dollar deposit and or why the real estate

company kept his check, I found out today when I spoke to sellers realtor

but this is a compliant he should bring this up with that real-estate

company. the sellers realtor can help with this information ###-###-####

[redacted]. ( I was not employed by United Northern Mortgage Bankers

ltd when he gave the deposit )

2. The 400 dollars was

paid to the appraisal management company (Appraisal links

###-###-####) that was paid to them when I was with the other

bank IFG in September 2013, the

appraisal company can confirm that the appraisal was completed. ( I was

not employed by United Northern Mortgage Bankers Ltd at that time).

3.The 375 dollars for home

inspection, IFG bank did not require for a home inspection to be done for a

loan to be submitted to the USDA office ( I was not employed by United

Northern Mortgage Bankers Ltd at that time he paid for home inspection )

I have never had a complaint

filed against me ever, not in 18 years of doing this line work . This

complaint about me has tarnished my personal reputation internally

at my new employer, it will take me months if not years to

rebuild their trust again in me.

This team at United Northern

Mortgage Bankers Ltd has worked for years to sustain their A+

rating with the Revdex.com, me being right or wrong in this situation

still puts all that hard work in jeopardy, that

will be my biggest stone to carry until my name is cleared.
