February 1, 2016Mr [redacted] , CA Re: Revdex.com Case No [redacted] Dear Mr [redacted] :I am writing on behalf of United Wholesale Mortgage, a division of United Shore Financial Services, LLC (“United Shore”) with regard to the above referenced Complaint filed with the Revdex.com on January 25, In your complaint, you raise concerns regarding United Shore’s process for making changes to your escrow account due to a reduction in your real estate taxes United Shore has reviewed your file and will address your concerns below.Our records indicate that the escrow account associated with your loan was initially boarded utilizing the tax amounts assessed on your property These tax amounts totaled $25,and included a supplement tax in the amount of $8, We confirmed that you initially contacted United Shore on March 30, to request an escrow analysis However, your request came shortly after the origination of your loan and the tax amounts were reviewed as part of origination Therefore, United Shore did not complete an escrow analysis at that time Our records reflect that the next communication we had with you was on May 28, at which time you requested United Shore confirm the tax amounts in order to determine if an analysis was necessary United Shore confirmed that all tax amounts being utilized were accurate at that time You suggested in your complaint that you submitted a prior written complaint to United Shore relaying your concerns United Shore has no record of receiving any written communication from you regarding this matter and nor do we have any record of any further contact from you regarding your concerns after the May 28, interaction We apologize if you did send a letter and it was not received Replying to client concerns is a top priority for United Shore and a complaint letter would not go unanswered if received If you should have any future concerns you wish to express in writing, please send them to [redacted] NJ so United Shore can be sure to receive such concerns and respondOn January 8, 2016, an escrow analysis was completed on your loan due to the fact that the tax payment made to the [redacted] County was less than anticipated This analysis discovered an escrow account overage of $4,and the escrow account overage reimbursement check was mailed to you on January 11, As United Shore’s process is to verify tax amounts one year after initial boarding, the taxing authority was not contacted as part of the January 8, analysis United Shore does not update tax amounts until official communication regarding changes in tax amounts is available United Shore learned January 26, that the supplemental tax amounts being used to calculate the real estate tax portion of your monthly escrow payment were officially no longer being assessed Consequently, another escrow analysis has been completed to reflect the total yearly tax amount of $16, Your new payment amount, effective March 1, 2016, will be $5,215.54, which consists of (i) principal and interest in the amount of $3,and (ii) $1,escrow account deposit The escrow account disclosure statement with further detail has been mailed under separate cover.On behalf of United Shore, thank you for bringing these issues to our attention and allowing us this opportunity to address your concerns We apologize for any delay and confusion in updating your account as a result of changes in your real estate taxes If you have any additional questions regarding this matter, please contact me at ###-###-####, ext [redacted] or via email at ***@unitedshore.com Sincerely, [redacted] ***Consumer Response Coordinator

Dear Revdex.com of Detroit & Eastern Michigan,I am responding on behalf of United Shore Financial Services, LLC to the rebuttal filed by Ms*** *** on March 22, On Friday, March 25, 2016, Ms*** was provided with information concerning the processing of a reimbursement for the appraisal fee she was charged as part of the loan application process Ms*** indicated that receipt of this information would be satisfactory in resolving her concerns and we look forward to receiving this confirmation. She has called us to do the lawn services and hired us to do the lawn and had a contract with us for the lawn services. She then cancelled services due to the fact that she lost her job and we stopped services then even though there was a contract. We received a call back asking us to do the lawn...

services and we continued to then get another call cancelling the services that we provide. It slipped through the cracks with legal getting involved and should not have gotten to that point, someone in the office has talked with her on the phone if not they have tried to get back in touch with her. As for the payments, there might have been times that it a payment may not have been taken off the account all that she was told to do was to show that the payment was processed and we would of taken it off the account.
