Initial Business Response /* (1000, 10, 2015/06/29) */
Universal Lending Corporation originated this reverse mortgage in accordance with agency and federal requirements. The complainant previously filed a complaint in the [redacted] in 2011 and filed a complaint with the [redacted]...

[redacted] in 2012, asserting this same misinformation. Neither the [redacted] nor [redacted] found any substantiation of this claim. Universal Lending does not have an additional lien on the subject property and has made several attempts to convey the facts and resolve this misnomer. Universal Lending sold this loan on the secondary market to [redacted] in July 2005, and therefore no longer carries any interest in the loan or property since that time. We are saddened that [redacted] is ostensibly in need of some additional attention, care or assistance.
Initial Consumer Rebuttal /* (3000, 12, 2015/07/01) */
(The consumer indicated he/she DID NOT accept the response from the business.)
As the complainant, [redacted]; states that each time I apply for a loan to upgrade my property or do any renovation or borrow money from my [redacted] as happened this last May 2015; The lending facility [redacted] informs me that Universal Lending has a $245K Lien on my property and I must get a [redacted] from Universal Lending before I can use my property as collateral. This is the third time that I have tried to borrow money for improvement to my home and each time I am denied monies from the lending Company because when they do research on my deed, the $245K Lien appears.
It happened with [redacted] Union when I applied or a loan and just this past May 2015 it happened again which is the third time I've tried to borrow money and the Lien came into question.
It appears to me that Universal Lending is playing games with my life-investment.
Is Universal Lending saying that [redacted] has a lien on my property?
How can she sell my property she never owned it. She sold me in a [redacted] through [redacted] with [redacted] as the my contact with Universal Lending.
Universal Lending sold me a [redacted] for $15,000 that I had to borrow to close the [redacted] deal. Those papers are in my file closing a [redacted] and my representative was [redacted] I called her to ask her about the $15K in cash that I had to pay for the [redacted] which was unusual. [redacted] was in [redacted] on vacation with her entire family. I believe the commission of $15K that I paid and never got credit for either on my loan balance or for tax purposes was paid for the [redacted]
Subsequently, I asked the supervisor, [redacted] if I could get credit for the $15K I had to pay for closing a [redacted] She said I should ask my [redacted] I had no such person.
I was current on my payment to the Bank. My problem that loom forth was the interest rate hike. [redacted] scammed me with an [redacted] instead of a [redacted] rate and my interest rate could climb to 18% so to prevent that I sought a [redacted] first with [redacted] thru [redacted] at [redacted] brought in [redacted] of Universal Lending. She said she saved me from foreclosure but she turned right around and stole my property with $245K Lien that presents itself each time I apply for a loan and use my house as colletal and them when I ask Universal Lending about it. [redacted] said there's no such thing.
As [redacted] of Universal Lending states: I am confused and in need of come additional attention, care or assistance.
Can you help me?

Final Consumer Response /* (4200, 21, 2015/08/17) */
(The consumer indicated he/she DID NOT accept the response from the business.)
HECM COMPLAINT 2015
Friday, August 14, 2015
To: Home Equity Conversion Mortgage (HECM) Servicing NOVAD Consulting
In 2005, I was in the throes of possible Foreclosure due to an Adjustable Loan.
In 2004 or thereabouts, I responded to a Promo Ad from [redacted], Radio Talk Show Host, [redacted] on [redacted]. I had checked several lending institutions and I was being serviced by [redacted] Credit Union with my then current mortgage. [redacted]’s Ad, along with many other benefits, promised and testified that his daughter had bought this loan and blah, blah, ,,,so I thought who would misuse their own daughter…. Naturally, he did not sell his daughter the same Refinancing mortgage Loan that he sold me as a Black Senior Woman.
[redacted] was the name of the young man who came to my house representing [redacted] based on the Refinancing Loan that [redacted] was promoting and [redacted] assured me that this was a legitimate fixed interest rate loan and [redacted] and I had discussed at length a Fixed interest rate loan. That did not happen! We, [redacted] and I, talked at length about a Fixed Interest rate Loan. I was retired and working to supplement my income and pay for the Mercedes. The Mercedes was always a lemon and I needed a second job to pay the maintenance and repairs. And after all was said and done, [redacted] told me, “you signed the papers.” He had done a bait and switch on me and I signed the papers Adjustable rather than fixed loan, he brought the final papers to my job during my lunch hour and arranged them in tier form with just the signature line showing and an ‘X’ where I was to sign. I trusted him- much to my regret, I signed for an Adjustable Loan rather than a fixed. What could I do? I complained to every organization that I knew.
Someone suggested a Reverse Mortgage and suggested [redacted], Black Director of branch of HUD. I had to make appointment which I did and Ms [redacted]r brought on the scene Universal Lending. Universal Lending took the rest of my money with penalties, fees, and a charged of $15,000.00 before I could get a Reverse Mortgage. I had to go back to [redacted] Credit Union and borrow another $15,000.00 before I could get the Reverse Mortgage through Universal Lending. Originally, [redacted] financed my car.
I blame [redacted]r of HUD (50%) as well as Universal Lending’s supervisor of Reverse Mortgages, [redacted] (50%). They stole my money and my dignity and took $15,000.00 from me and now that I’m questioning the transactions through Revdex.com; [redacted] is claiming that I made a personal loan of $15,000.00 at the same time I was getting the Reverse Mortgage. This is preposterous. I was charged by Universal Lending $15,000.00 before I could get the Reverse Mortgage. [redacted] was very clever in that she made me write her a personal check for the borrowed monies. That I have since repaid to [redacted] Credit Union and I want my money back! I gave every cent to Universal Lending before I could get the Reverse Mortgage. I was desperate and did not want to lose my home and [redacted] took advantage of me and stole $15,000.00 from me. I had never heard of anybody having to pay for a Reverse Mortgage and I repeatedly asked [redacted] why I was not getting any money back the same as other people and all the Ads that explain a Reverse Mortgage.
Subsequently, I have done improvements on my home and property. And each time I borrow money and try to use my home as equity; two liens show up on my deed. One is for $197,000. And another is for $285,000. When I ask Universal Lending’s Supervisor, [redacted] to remove the liens she tells me that they are HUD originated and required as collateral for the Reverse Mortgage.
Now I’ve called HUD and they tell me to ask [redacted] to remove the erroneous lien and [redacted] tells me it’s HUD’’s. I call HUD and they tell me it’s Universal’s error and Universal should remove the $285.000.00 Lien. It’s fraud. [redacted] tells me it’s HUD’s collateral and HUD tells me it’s Universal Lending erroneous Lien and they should remove it. Universal Lending is lying. Consequently, I’m writing this letter as part of my file stating that: I HAVE TRIED NUMEROUS TIMES TO GET UNIVERSAL LENDING TO REMOVE THIS BOGUS $285.000.00 LIEN. [redacted] refuses and sends me back to HUD. I have been in this loop for 10 years. I have had to put my savings up for collateral when I want to make improvements on my property.
I know Universal Lending owes me:$15.000.00 plus $30,000.00 plus another $30,000.00 that I have had to borrow for improvements on my property. Borrowers I have used are [redacted] Credit Union and [redacted] ([redacted]A) both are Colorado lending Institution and I have been forced to pay interest at a higher rate than with a Home equity Loan.
Universal Lending has repeatedly refused my request to remove the fraudulent $285,000.00 Lien which has taken a toll on my health. I’ve been hospitalized with TIA’s taken medication for strokes, limited physical activity because of heart condition. And the trauma of not being able to do so many things that I want to do because of lack of funds that I should have been readily able to do. The latest facility that turned me down for a loan when I had another bathroom put in my house is [redacted] Company of Colorado. I had to use my savings as collateral and the conditions of the loan are a disadvantage to me versus home equity loan. All due to Universal Lending’s lies and robbery; I need my money so badly to pay off the loan that I had to secure with my savings at a higher rate of interest. I am very sad that [redacted] of Universal Lending has lied to me for 10 years and would not release this bogus lien and stole $15,000.00 from me.
Universal Lending should pay for the stress, pain and heartache that they cause me and release that Lien of $285,000.00 from my property. It is not HUD’s Lien according to (HECM) IT SHOULD BE REMOVED. And I want my $15,000.00 back so I can take a much needed trip and not worry about meeting my financial requirements. I have been redundant, I know but [redacted] has lied so much. She told me she had sold the lien at one time.
[redacted]
[redacted]
I confirm that this letter is for my files and the lien of $285,000.00 that I cannot get Universal Lending to remove should be released from my deed. I have repeatedly asked [redacted], of Universal Lending more than a dozen times to remove the lien of which she is responsible. Each time I get a credit check or apply for a loan I’m faced with this $285,000.00 Lien that I cannot get [redacted] of Universal Lending to remove. Why?
