May 12, 2017Dear *** ***:I am writing in response to the consumer complaint filed in the above referenced matterBy way of background, University City Housing Company (“UCH) entered into a Lease Agreement with *** *** and *** ***, by which UCH let unto them unit *** at the ***
*** located at *** ** ***, Philadelphia, PA *** for the term of August 1, -- July 27, 2017.In the Fall of 2016, as a result of a routine engineering inspection, UCH was made aware that the balconies at *** *** were in need of repairUCH took immediate steps to begin the repairsTemporary shoring was installed and access to the balconies was bannedEngineering studies subsequently determined that some elements of the balconies needed to be replaced, instead of simply repaired as initially planned.The restoration of the balconies is a large scale project, which involves architectural drawings, review of the architectural plans by the City of Philadelphia, demolition and finally the actual reconstruction of the balconiesUCH does not have an estimated completion date for this project, but is making every effort to move it forward as quickly as possibleManagement has been in contact with the residents of *** *** and has provided updates when possibleIn the meantime, the safety of our residents is of utmost importance.In order to compensate *** *** residents for the loss of use of their balconies during the project, UCH will be offering each unit $per month beginning in November through the end date of the unit’s current leaseA notice confirming same is being sent to all *** *** residents.*** ***'s lease will terminate on July 27, Accordingly, UCH will Credit *** *** and *** *** $per month for November through July They will receive a total credit of $This amount can be deducted from their June 1, rent payment.UCH greatly appreciates *** *** and *** *** patience as the balcony project continues.Thank you for your attention to this matterPlease contact me directly with any questions or if you require additional information.Very truly yours,UNIVERSITY CITY HOUSING COMPANYBy: Melissa SIn-House Counsel

April 13,2017Dear [redacted]I am writing in response to the consumer complaint filed in the above referenced matter. This matter was resolved between the parties before University City Housing Company received the complaint. Details regarding the resolution are discussed below.By way of...

background, [redacted] and [redacted] Apartments (“Landlord") entered into an Apartment Lease Contract on May 4, 2015 (“Lease”), by which Landlord let unto [redacted],Apartment [redacted] for the term May 7,2015 to September 14,2015. A true and correct copy of the Lease is attached hereto. University City Housing Company is the property management company which manages [redacted] Apartments. After the initial lease term ended, Landlord and [redacted] entered into subsequent renewals for the periods September 15, 2015 to May 14, 2016 and May 15, 2016 to May 14, 2017.On January 13, 2017, [redacted] received a renewal for the term May 15, 2017 to May 14, 2018.A true and correct copy of the January 13, 2017 renewal is attached hereto. Per the January 13,2017renewal, [redacted] had to return the signed renewal no later than February 14, 2017, otherwise the Lease would auto renew. [redacted] did not return her renewal and the Lease autorenewed on that date for the 12 month term beginning on May 15, 2017 to May 14,2018.On March 28,2017, [redacted] informed staff that she was offered a job in South Carolina and wanted to terminate her lease on July 14,2017. She subsequently requested that she be permitted to vacate on June 15, 2017, with no penalties.Per the terms of the Lease, 90 days’ notice prior to the expiration of the then current lease term is required to terminate a lease. However, on April 3,2017, in an attempt to accommodate [redacted], staff offered for her to go on a month to month lease at the beginning of the new lease term (May 15, 2017). Then, beginning on May 15,2017, she could give 90 days’ notice to vacate. [redacted] was not satisfied with this option. On April 7, 2017, another option was presented to [redacted]. [redacted] was told that she could begin a month to month lease on May 15, 2017 and provide 60 days’ notice to vacate on that date, which would allow her to terminate her lease on July 14, 2017. [redacted] accepted this offer. She executed a revised renewal on April 10, 2017, A true and correct copy of the revised renewal is attached hereto.Thank you for your attention to this matter. No amount has been inappropriately withheld or transferred.The full security deposit currently on hand for [redacted] is $11,090.00. After the 8/15/2016 lease end date, the house will be assessed for damages and any charges will be deducted from the full security deposit, and then refunded equally to all residents on the lease. Per the Pennsylvania Landlord and Tenant Act, 68 P.S. S250.512(a), UCH has thirty (30) days from the lease end date to provide the tenants in [redacted] with a written list of any damages to the premises and to tender payment of the security deposit refund (if any).
