Review: I had been a resident for three years and decided I was going to be moving out at the end of my lease. My lease is up August 30th and wanted to give proper notice to vacate. I went into the office in the beginning of July and talked to the manager she told me that I needed to fill out a form and give 20 days notice. I was well within that time frame and filled out her form. Then before I left wanted to see if my last month's rent was paid for so that I might have everything in order. She proceeded to look in a folder and said yes your August rent is paid. Having got that answer I continue with the processes of moving. I was moved out at the end of July and my last day there wanted to make sure everything was again taken care of so I went and let the manager know I was not going to be living there anymore and I still have to return to do some clean up. I was not required to do anything more till the last day of August. I again wanted to make sure that my last month's rent was taken care of and she again looked in a folder and told me all was paid and that if I did a good job cleaning I could get part of my deposit back. About two weeks into the new month I received a phone call from management telling me I was late on my rent. I proceeded to tell her what had happened and that I was told all was taken care of twice. She told me to contact upper management on the issue. I talked to them and nothing got resolved. I was told I was expected to pay the rent but they would wave the late fee and apply what's left of my deposit toward the rent. This was not how I was hoping things would go. I would have hoped that being a good tenet for three years they would own up to there mistake and take care of me. I am now expected to pay for two rents which I can not afford and feel very disappointed in the company. The women I had been talking to was late on getting back to me and made it out to be my fault and was unwilling to make any negotiations on the matter. All in all I was told my rent was paid therefore it should have remainder so. No matter what, they made a mistake and I'm paying for it.Desired Settlement: I would like to have my last month's rent refunded and the appropriate amount of deposit given back to me.

We received the complaint that was submitted by

Mrs. [redacted] and respectively disagree with her position in regards to her

August rent.

Mrs. [redacted] was not required and did not pay

last month rent upon her move in. Our onsite office contacted her about the

unpaid rent on August 6, 2014. She called the Yakima office that same day and

expressed her concerns with being told previously that she had a last month

rent deposit. We apologized if there had been a misunderstanding, and told her

that we would do some research and call her back. We reviewed her account and

lease and returned her call a short time later. We again apologized if there

was a misunderstanding and explained that their lease did not indicate that she had paid for her last month rent at move in and our accounting did not show any payments toward her last

month rent.

We explained that we would be sending her a copy

of her ledger for her records. We asked her to review this and let us know if

any payments are missing. We also told her that we would waive her late fee and

work with her on a payment plan for the balance. We told her that she had

$500.00 in Security Deposit and this would be applied to her rent after any

move out charges were deducted. She said she was completely moved out and had

some cleaning to complete. We asked that she schedule a time to do a move out

inspection so that we could set up payment for the remaining balance. We

emailed her the same date as promised with this information and a copy of her

ledger. After two weeks we called to check to see if she had finished the

cleaning and offered her a prorated rent credit if they wanted to turn in the

keys early.

We audited her account and provided a copy for

her review. In completing the audit it was discovered that she did not pay the

full pet fee. We chose to write off this balance after we inspected the unit

and discovered that no pet damage was caused. At the inspection it was discovered

that both cleaning and carpet cleaning services were needed and these items

were deducted from their security deposit. The remaining balance was applied to

her unpaid rent.

We truly have valued Mrs. [redacted] and her family

as residents and that is why we have gone above and beyond what is required of

us by allowing them to set up a payment arrangement, writing off the unpaid pet

fee, waiving the late fee, and permitting them move out early for a credit.

They have received $582.00 in combined credits from University Court and are

not due any further credits. All concerns have been responded to in a timely

and professional manner.

I have reviewed the following response from University Court and still feel the real issue has still not been confronted or admitted. Again I arranged my move out and new rent at an other location based upon the information that I was given by the manager of the apartments. The very person who all tenants should go to for current information on there living arrangements. I was told that my rent for August was paid and that is the very issue. I sign a paper giving my 20 days notice and completed my move out as was required of me. I would like to make a note that since I have lived there, there had been many apartment managers ( around 6) and if info was not properly taken care of this is not something that should have effected me. In the message they mention that they would waive my late fee. I would have never had one if I was not given the info that I was thus I feel this is really not a discount. I also would like to confront the pet deposit. In the past years that I lived there no one ever told me it was not completely paid for. I lived there 3 years and this never came up. They can not just look back and see things that where their mistake and call it a unpaid amount that they area so kindly letting go. I did receive an offer for a payment arrangement and that would be fine with me had I felt that I really owed them any kind of money. I spent 4 hours cleaning the apartment and feel that it was very well cleaned and that the carpet look just as I revived it. I was told that they were fair in the way they refunded the deposits and feel that is not true. My $500.00 deposit was subtracted $240.00 leaving me with an amount of $260.00 to go towards the unpaid rent that they claim I still owed. All the so called discounts they applied really would have never been necessary had any of this false info been given and there manager had been properly informed of her job. No matter what amount they say I owe I still disagree. I would also like to state that yes they did tell me to look up my paperwork which I informed them was packed away and very inconvenient for me to get to seeing as how I had moved out and the bank that I had when I first moved in was closed a long time ago. All this inconvenience and time they wanted me to spend looking for paper and checks that should have been easy for them to pull up and give me right off the bat was simply there error and not mine. I would have never moved out of my apartment and committed to a new rent had I known that I had not paid them in full. I feel that they have come up with convenient amounts that make it look like I'm getting a deal and feel that if they truly appreciated my business and valued my opinion of them they would let this go and own up to their mistake. As a business in a small town reputation is important and can for be paid for. I do not wish to make enemies but will not stand by while someone takes advantage of me and possibly many others.
