maintenance met with the resident in her unit regarding the issueThe thermostat inside the unit was set on "off", leaving the unit feeling very humidThe lease agreement states that the thermostat may not be shut off and this was addressed with the resident at that timeMaintenance completed moisture tests and no leaks were found in the unitA dehumidifier was placed in the unit and was removed on September 22, The residents were advised to keep their HVAC unit running, run bathroom exhaust fans when showering and to utilize their ceiling fans as much as possible to help circulate air in the unitOn October 9, 2014, maintenance entered the unit with the city health department to completed required annual inspectionsThe resident was home and informed them that no further issues have occurredUniversity Edge did not receive any work orders for this issue for the rest of the residents lease term.The lease term for this resident ended on August 1, University Edge found the residents keys taped to her bedroom door upon inspection to verify she had left the premisesA move out form was no completed in the officeThe resident filed a dispute of her move out charges to University Edge on August 22, Several emails were sent and received after this time however University Edge responded to the dispute on September 2, and on September 10, The resident had a final balance of unpaid rent, full replacement of her bedroom carpet, cleaning from her bedroom and common area and furniture replacement in the common areaThe carpet was fully replaced by a vendor for burn marksThe resident was initially charged for the full replacement charge of $for the spots that were burnedA final email was sent to the resident and guarantor on September 24, stating the credit received and final balance dueUniversity Edge did not receive any further emails or phone calls from the resident or guarantor.University Edge made several attempts to collect the unpaid balance from the resident and guarantor by sending emails and mailing final notice lettersThe balance remained unpaid and no communication was received from the resident or guarantor.University Edge reviewed the residents move out video several times to ensure all charges were accurateAll common area charges are split between all residents in the unit evenly unless one specific lease holder takes full responsibility, none were received for this unit so all charges were evenly splitUniversity Edge solely charged the resident for the resident for the areas of carpet that needed replaced and credited a significant amount to the residentAll communication was completed in a timely manner and documented in the residents file.University Edge will not be removing the debt from this residents accountAll charges are fair and her balance is due immediately.Thank you,Weslee S***

the unruliness of this sublease and late hour partiesU.Ewas notified who advised that her lease agreement authorized the subleaseRent was continued to be paid through the lease term until August of Apparently all four women vacated the property and a subsequent bill was sent in the amount $for cleaning and paint of the residence which is described as 1/of the bill since three other women resided there

What about the six other roommates over the course of three years prior who lived thereIf the apartment were cleaned and painted a generous estimate would be $U.E retained all four security deposits of $each totaling $I offered an additional $in addition to the $for a total of $to resolve the issue and U.E has declinedAlthough I do consider paint a cost of doing business and wear and tearI acknowledge the residence should have been cleaned, but there was a sublease over the summer living there? I have withdrawn my offer and U.E can keep the $security deposit and I consider the matter closedI bring this to the attention of Revdex.com because U.E has set a pattern of excessive charges to residents as they vacate

See attached file)Hello, University Edge provides individual liability leases only, this means that each person signs a lease for a bed space within a unit and the common area is a shared living space. If a resident relets their space, the new lease holder takes over that specific space in that same unit. Although there were several different residents that resided in this particular unit during her lease term, the four residents that had leases on the lease end date of July 31, 2017 were held responsible for the condition of the unit. Each resident is responsible for the condition of their specific bed space upon move out and the common area is split evenly amongst the 4 residents. Common area charges totaled $251.75 per resident. This consisted of the removal of 22 large bags of trash/items abandoned from the common area and a full cleaning of all appliances, floors and furniture. The specific bed space regarding this complaint had 10 large bags of trash/items abandoned, a full paint was required due to blue residue left all over the bedroom walls and there was no attempt to clean the bed space upon move out. Management shared the move out inspection videos taken at the end of the lease term with the guarantor of this specific lease, and he agreed that the unit should not have been left the way it was. University Edge has communicated multiple times with the guarantor of the lease regarding the delinquent balance due. The last communication was on 11/29/17 and University Edge attempted to negotiate an offer a $300 final amount due and a credit the account $488.75. After he spoke with his daughter, she declined to agree and the original balance remains on her account. Thank you, Weslee Smith General Manager University Edge
