Initial Business Response / [redacted] (1000, 5, 2015/09/24) */ Contact Name and Title: [redacted] Contact Phone: Community Manager Contact Email: [redacted] @universityheightslofts.com University Heights Lofts and its Management company Inland Residential Real Estate Services strives to treat all of our residents fairly and according to City, State, and Federal Fair Housing Laws [redacted] Leased his apartment under a previous management company that sold its new residents Surety Bonds These Bonds were sold for $and they were offered in Lieu of paying a $deposit to lease an apartment/ This was explained to [redacted] and can be found in the original lease that [redacted] signed This $is not a deposit, it was the cost of purchasing the Bond Consequently, when the property was transferred to new management, there was no deposit to transfer In reference to the carpet replacement charges, [redacted] is being charged for the remaining life of the carpet The Caret we purchase and install is rated to last years The carpet in this apartment was found to have been damaged beyond wear and tear and was replace Therefore [redacted] was charged for the remaining life of the carpet as determined by the price paid to install it and how many years it had left(Original price divided by years then multiplied by how many years left We have provided picture evidence and met with [redacted] to explain the charges We stand by the charges as fair an equitable
University Heights Lofts appreciates the opportunity to serve our residents in the best way possible In this instance, the resident reported that a sweating pipe near the ceiling caused damage to their personal property Throughout the Leasing process the residents are encouraged to obtain renter's insurance for instances such as this We are disappointed that this happened to one of our tenants, but we cannot take responsibility for their personal property

These Bonds were sold for $175 and they were offered in Lieu of paying a $1000 deposit to lease an apartment/ This was explained to [redacted] and can be found in the original lease that [redacted] signed. This $175 is not a deposit, it was the cost of purchasing the Bond. Consequently, when the property was transferred to new management, there was no deposit to transfer.
