Station Texas. I am responding to the notice I received on May 18th from your office in regards to the complaint filed by [redacted].  [redacted],  Just to explain a little about our community and what we do.  We are a student housing community in college station and we do 6, 10 and 12 months leases and we begin leasing a year in advance and we only allow a certain amount of 6 months and 10 month leases.  Once those are gone , we only have 12 months leases left.   Our leasing year is August 19th to July 31st and residents that do not stay for the summer still have to pay for May, June and July even though they may be graduated or leaving to go home.  A lot of the student get subleases for the summer or just pay even though they are not residing here.   On April 20th, we were conducting our quarterly unit walks and found the resident [redacted] in room B with her boyfriend.  He asked what are plans were from the ceiling and I stated that we will get this painted right away.  He said that the maintenance team repaired it and cleaned out the vent which had mold.  I said, I did not see any evidence relating to mold, but would have my maintenance team to inspect. The very next day,  On April 21st, [redacted] the resident in room B came in the office and state that she will need to be released from her lease.  She stated she was 9 months pregnant due in May and stated that she has not been in the unit at all due to her situation and hasn’t for most of the year.  She also stated she only came back for one night to take some finals at school and  She stated that there is mold in the apartment and that it made her very sick the night before.  I informed her that all the repairs were completed from the leak immediately and only left was to change out the vent and repaint the repair.  I also informed her that the leak that just was submitted to us by her apartment was on the 17th and repairs were completed on the 19th   except for the paint over the repair completed and informed [redacted] that we would not be able to release her from her lease.On April 22nd, the resident guarantor [redacted] phoned the office and began yelling at our [redacted].  Which I was not available due to quarterly walks.  When I returned, I forwarded the information to [redacted] my supervisor, [redacted] stated he would phone [redacted].  He spoke with [redacted], which is [redacted] guarantor,and  stated we would be more than happy to transfer her, however would not be able to release her.  The request was by [redacted],  was made to place fans etc. in the apartment for the girls were leaving for the weekend.  When [redacted] went to complete the request the ladies( [redacted] and [redacted])the occupants of the unit [redacted] and  stated they were tired and did not want to be disturb by the noise and would call the office before leaving that weekend.  NO Calls were received from them during the weekend.I notified [redacted] that she refused to allow us to place fans etc in the unit, however as agreed we painted the ceiling on Monday and scheduled a air duct cleaning for April 25th, which [redacted] with Advantage Cleaning, stated he found no evidence of mold  and all looked good. Please find the paperwork for the service request log, the service request that shows date of ceiling request made and date of repair.  Also copy of the invoice and photos will be attached to email.  Please let me know if their is anything else that you may need. I appreciate your time in the matter  [redacted] [redacted]General ManagerUniversity Trails College StationPh: [redacted]-[redacted]-[redacted] | Fax: [redacted]-[redacted]-[redacted]@[redacted].com[redacted].com | Facebook | Google+ | Twitter | Instagram
