resident In question held a lease at our property from May to August At the beginning of the lease term, the resident signed a lease which stated all of UV Sweethome's expectationsIncluded were the resident's responsibility to fill out a unit condition form at the start of their lease and how the unit should be left at the end of the lease. In the bedroom section of the unit condition form, the resident marked all areas as "ok" and did not list any commentsThe unit condition form asked the resident to, "be detailed in describing items that were damaged before you moved in." It also informs them that, "the resident is responsible for any damages not noted on this form that are found upon Move-Out." As the resident noted that other areas of the unit (common area appliances) were dirty and nothing was listed in the bedroom and bathroom sections, the unit is determined clean and acceptable by the resident.Toward the end of the resident's lease term, they receive multiple Move-Out guides letting them know what is expected in terms of cleanliness upon their exitTwo of the bullet points mentioned in the guide are to make sure that your carpet is fully vacuumed and that the bathroom sink is fully cleaned. The charges on the resident's account were originally as follows: Bedroom carpet change, partial clean bathroom sink, and touch paint bedroom wallWhile the condition of the bedroom carpet resulted In it needing to be replaced, the charge was dropped down to a bedroom carpet clean due to the short period that the resident resided at Sweethome. Even though all rooms that do not have renewed leases are fully cleaned at the end of each leasing term, it is the resident's responsibility to first clean it themselvesThis resident chose not to do so and therefore was chargedAs we have offered a reduced settlement to the resident acknowledging their short residency and they do have a responsibility to uphold their end of the lease agreement, the charges will not be dropped.Regards,Rachel C***Assistant General ManagerUniversity Village at Sweethome

Not seeking monetary reimbursement at this time. I seek relocation of the residents. Should relocation not occur then I would ask for reimbursement of funds ($714) plus release from further payment obligations or severing the lease. Response taken by phone:  The tenants requested early occupancy to the property.  This is not our normal policy, as we have a turnover process which an extensive cleaning, before new tenants can move in.  Each tenant signed a waiver stating that because of the early occupancy, the property was in "as is" condition.  They moved in in August .  The tenants  did not report any problem with ck roaches until October.  At that time the tenants, including this tenant, were sent an email giving them detailed instruction prior to the extermination.  These instructions were not followed therefore the treatment could not be performed.  All students have moved out for the semester break which has allowed us to grant the exterminator total access to the property.  Since the treatment was performed, there has been no evidence of an infestation.
