To whom it may concern;I received a notice of a complaint from the Revdex.com about *** *** *** OIWI will address all the concerns in order as they are written in the document.-On our property, we have a chiller systemThis means that the system will either coot or heatWinter hits and the
temperature did drop to the point where it snowed when it normally doesn't snowBecause of this, we were forced to turn the heat onThe a/c has been on since mid-MarchThe resident actually put in a work order that said "A/C not turning offstays on constantly." on April Our maintenance men went and fixed the thermostat.•There are boilers in the section the resident lives in that heats up waterWe had issues with a boiler shutting off and had a company come out to get it fixedThey had to come out about different timesUltimately, the issue was resolved, and the residents have hot water.-We have pest control that comes by weeklyWe have informed every resident at move in that if needed, all they would have to do is calt the front desk to be put on the pest control listResidents do have access to put in requests onlineOIW has put in requests before but has never put one in for pests.-The resident put in a maintenance request in 9/17/about possible mildew in the ventsThe maintenance at the time went in the unit and cleaned the vents with appropriate materialsThe resident has never mentioned anything about any mildew since.-The laundry facilities had been flooded because of children throwing rocks into a drainBecause so many rocks had been thrown in, without our knowledge, it caused the water to back upWe have since removed the rocks and put a mesh top on the lid so that rocks would not be able to drop in.-After our maintenance men finish a work order, a survey is sent to the resident asking them how satisfied they are, if the issue had been resolved, if the work was completed in a timely manner, and if there is any additional feedbackThis is so that if there are any concerns or problems, we would be able to address themThe resident has not filled out any survey about work orders not being done nor has she reported any problem.-We are a pet friendly community, that being said, we do have a lot of animals on siteOur maintenance men do walk the property every morning and pick up everything that doesn't belong on the floor from trash to feces,I feel the complaint isn't justified as the issues she is referring to could have been addressed if proper communication had taken placeAlso, the document sent to me states that the resident had contacted us on 3/15/and 4/1/There was no contact with usThe only request made on the date noted in the document was on 4/about the a/c not automatically shutting offIf you have any questions, feel free to contact us.Urbana Apartments ***.***.***

Thank you for notifying us of the complaint submitted by [redacted]. We currently do not have any work orders pending for Mr. [redacted], our records indicate 5 work orders have been submitted and all of them have been addressed in a timely manner. Two work orders were submitted on 6/12/17, W/O...

#[redacted] and #[redacted] both informing us about finding rats in the unit, 1 5t w/o requesting toilet to be repaired, a/c leak and mold in unit. On 6/20/17 both work orders showed completed in our system with notes stating rats were removed, hotes were cover, toilet was adjusted and a/c line was unclogged, no mold found. On 6/27/17 w/o #[redacted] was submitted requesting rats to be removed from unit, indicating by tenant that they would not paid rent until issue would be resolved. On 6/29/17 w/o was completed, rats removed and cover holes. On 6/28/17 w/o #[redacted] was submitted requesting holes to be cover on living room, kitchen and underneath kitchen sink. On 7/5/17 w/o was completed indicating all holes had been covered. On 7/20/17 city code compliance inspector visited our office, requesting information about a complained submitted by Mr. [redacted], we created a new work order to make sure a/c was not leaking and mold was not present in his unit. On 7/20/17 the w/o was completed stating a/c lines were adjusted and cleared, no mold present. Inspector closed the case since items have been addressed in a timely manner. To help with the recent request of pest control due to mice in S section (were unit 62s it's located) we change pest control companies from World Wide Pest Control to True Pest Control and requested bait stations to be installed on exteriors of S section.Currently Mr. [redacted] has a balance and it's subject to eviction process. Lights have never been turn off in his unit.
