Per agreement with ***, we returned the house to her by PM CST on November 3, The Home Manager who lived in the house started to move out on November 1, and finished moving out on November 2, They started to clean the house on November 2, and finalized it by
3:PM CST of November 3, *** took possession of the house at roughly 5:PM on November 3, The house was cleaned just like when we first got the house. Please keep in mind that the house was on the market for sale even before we worked with *** on putting a Home Manager into the house During the whole time, the house has always been on the market for sale as it is STILL right at this moment I am not sure how long it has been since *** been to the house prior to November 3, but I will have to guess that it has been a while Also, she put this house on the market for sale as a short sale and its still is at this moment *** claimed that there was damage to the walls, windows, mold growth from a leak and damage to other area of the house carpet These claims are not true as to what she is saying • The walls does have some small holes in certain area as well as some bigger holes near the windows where we assume that the drapes were hung These holes has always been there before we started to work with the house There were a few picture frames hung but the Home Manager used what you can “HOOKS” that you buy out at Home Depot They leave very small holes that is not noticeable • We see no window damaged The Home Manager does not even use the windows during the summer as it is too hot • The issue with the mold growth from a leak is ***’s fault She took possession of the house and everything is OK until she calls us up the next day and say that there is a leak from the refrigerator water line in the kitchen This small dripping caused the water to flow to the area right next to it which is the dining room area where there are carpet The Home Manager who lived there had a refrigerator in the kitchen and there was never a leak If *** sees that the leak started to happen once she took possession of the house, she should resolve it immediately on her end If anything this is a faulty of the parts that is part of the house The water valve was shut off It is not the Home Manager or US Elegant Homes that caused the issue Fixing the issues that the house itself has is the homeowner responsibility In this case, she already have possession of the house *** failed to cap the leak refrigerator water valve or get it fixed Instead she continue to let it dripped for a few more days even after she first found out about it Because of the water, the mold she is referring to are just little mold that glazed the outside of the sheetrock around the water valve The valve could have easily capped off and mold wiped off She chose to do nothing about it. • Her claimed that other part of the house carpet is dirty The Home Manager does not wear shoes in the house The house carpet was already dirty when we first started to work with the house Keep in mind that the house is a short sale on the market for sale even at this moment People who comes and see the house will not take off their shoes and sometime will track dirt through the house The dirty carpet is part of selling the house It was not caused by the Home Manager To help her out which we did not have to, we sent a handy man out to her house He was told to put a cap on the water valve and suck the water out of the carpet so it will dry off *** refused to let him do anything to the house so he left I spoke to him and asked him to go back and at least make her understand that she should have him put a cap over the valve so it will stop the leak and prevent anymore damaged For good reason, she’d allows him to put a cap over the valve which stopped the leak but did not allow him to suck up the water from the carpet in the dining room which at the time was a wet area that is roughly 3xfeet At this point, we will not do anything for her as it is her house and the house we gave back to her was cleaned as it was when we first started to work on it Regards,***
