We are unaware of the complaint that was mailed to us on 10/20/I am responding to the complaint that I did receive from the mailing on 11/04/We started the process in early but could not move forward because they did not have a
lien release for their second mortgageThey hired an attorney and were successful in getting a lien releaseWe did receive an approval from our investor that had numerous conditionsWe were not able to satisfy the conditions set by Guild Mortgage and the loan was turned downThe appraisal was ordered and paid for which is not outside of the process in this situationAs an institution, we lost valuable time and money when we were not able to clear all of the conditionsWe gave this situation our best effort but we were not able to obtain the desired outcome

The lien release was not obtained when we hired an attorneyThe title company already had the lien release which is what we discovered AFTER we hired the attorneyThe attorney simply discovered that there was already a lien releaseWhen we brought it to USE attention, they acknowledged that there was already a lien releaseAs far as paying for the appraisal, reputable mortgage companies would not and do not charge for an appraisal unless all conditions are metWe were given an approval then the day before closing stated we weren't approvedThis happened twiceWe met every condition but I expect that a business such as yours would not do what is rightWe applied and was approved with no problemUSE tried to force us to pay IRS taxes among other unscrupulous thingsNevertheless, we will not do business ever with USE AGAIN
