In response to US Mortgage I would like to bring clarity to some very valid issues that were not detailed in their responseFor starters "The report was deemed to be a good quality appraisal report by both parties" is a fabrication, once I was made aware of the details of the appraisal by phone call from US Mortgage broker I was disturbed to find so many errors on itThis of course is not mentioned in the responseSo I asked the broker to send me the copy and to my surprise this what I discovered as follows: 1.) Appraiser listed my property has a split level and not a 2-story home 2.) Appraiser did not note or incorrectly noted updates to home 3.) Appraiser used value from home (that is a split level) that sold behind my home When these issue were brought to the attention of the US Mortgage broker that is servicing my loan there was a formal dispute submitted to correct item one that I listed above to which he corrected and stated "The result was no change in value" So was informed by US Mortgage broker to submit more comps to them supplied by my realtor, so I met the request with providing more comps of the area to which I got the same response "The result was no change in value" Through this process no one from US Mortgages addressed item two with the misinformation that was disclosed on the appraisal reportUntil I received a call from US Mortgages to why I reported to the Revdex.com I told them all the reasons over the phone it seemed like they were upset with the reporting then the fact that there appraiser lack's accountability and there is no follow through with me the customer I again stand by my words "This company uses expensive appraisers who do not provide quality or correct appraisalsWhen made aware US Mortgages doesn't support customer"The only thing that seems "egregious" about this whole thing is the fact that it taking this action to correct the underlying issues presented and to be made the villain in wanting what is fair and right in regard to my home value and accountability(Appraisal Report.pdf)

To maintain appraisal independence as required by Federal Regulation US Mortgages manages a Panel of local Independent Appraisers in ColoradoThe Appraisal Department is a totally separate department that is in no way
tied to the Loan Origination and Loan Processing side of the business to maintain appraisal independenceAll Appraisers utilized are Certified Appraisers with the state of ColordaoWhen assigning appraisals our practice is to use the best perfuming appraiser closest to the property being appraisedThis practice was followed for Mr*** property
Once an appraisal is completed the report is thoroughly reviewed by both the Appraisal manager and Underwriter checking to be sure all appraisal and investor guidelines have been metThe report was deemed to be a good quality appraisal report by both parties
Upon completion and review the appraisal report was shared with Mr*** as is required by lawMr., *** was unhappy with the appraised value of his homeIn the spirit of customer service we allowed Mr*** to submit additional comparable sales information to be considered by the AppraiserThe Appraiser reviewed the information Comparables and provided by Mr*** were in subdivisions different that the subject property while the comparables used by the appraiser were in the same subdivision as the subject propertyThe other additional comparable provided by Mr*** is smaller and in superior condition than the subject property thus the appraiser chose not to use itThe result was no change in valueTo file a complaint against a company over a process that by law we are not allowed to control seems egregious but we wanted to address it all the same
