This issue was resolved with the Consumer, [redacted] , on December 11, At issue in [redacted] complaint was the untimely return of funds held by Weichert Title Agency to cover the payment of a final water bill along with the return of funds to collected at closing to pay a prior water bill (which was later discovered to have been paid)Settlement occurred on 10/12/at which time Weichert Title held $in escrow pending receipt of the final water billAlso, at closing Weichert entered as a Seller disbursement $payable to the [redacted] ***, for what was believed to be a past due water billPrior to disbursing the $payable to the [redacted] ***, Weichert discovered, on 10/24/2015, that the bill was paid in fullOn 11/4/Weichert Title Agency received the final water bill for $On 11/10/Weichert Title Agency paid the $to [redacted] ***, leaving a balance in Escrow of $($- $32.79)On 12/11/Weichert Title Agency wired $1,($+ $624.70) to [redacted]

Mr** is correct, the quote provided to him for title insurance was $1,plus the listed settlement charges which included a $settlement fee (Buyer’s side) and a $E-Doc fee. The actual title insurance fees paid at closing totaled $1,614.00. The actual settlement
agent fees charged at closing totaled $where the quote only included $($settlement fee and a $E-Doc fee). The title agency in this transaction was *** *** *** *** who does business under two alternative names *** *** *** and Weichert Title Agency. *** *** *** was the title agent for this transaction, however, the settlement agent, *** *** *** used Weichert Title Agency in error on the closing disclosure. On the final Closing Disclosure, on Line C.03: Lender’s Title Policy was $1,and on Line H.06: Owner’s Title Policy was $totaling $1,614.00. *** *** *** will be refunding Mr** $73.00. There were $in fees paid at closing that were not on the initial quote and Mr** was charged at closing $for additional copy fees that were not included in the original quote. *** ***, LLC, the Settlement Agent, will be refunding Mr** $for settlement fees charged at closing that were not disclosed on the initial Quote. Please be aware, it could take up to days for the checks to be issued. Regarding payment of the water and sewer bills: on the day after closing *** *** *** sent one check to Cherry Hill Township for both the taxes and sewer payments. The township returned the check and instructed *** *** *** to send two separate checks. Two separate checks, one for taxes and one for sewer were then sent on April 10, and are now paid in full. Both *** *** *** and *** *** *** apologize for any errors made and for not communicating the issues in paying the taxes and sewer for the property to Mr*** Robert H***Compliance Manager

I will need a few more days to respond.  The person I needed to speak with regarding this file was on vacation last week.  I have not reviewed the matter with that person and now I need management approval because my response will include a refund.  I should have a response by nest Wednesday at the latest.

a prior water bill (which was later discovered to have been paid). Settlement occurred on 10/12/2015 at which time Weichert Title held $500.00 in escrow pending receipt of the final water bill. Also, at closing Weichert entered as a Seller disbursement $624.70 payable to the [redacted], for what was believed to be a past due water bill. Prior to disbursing the $624.70 payable to the [redacted], Weichert discovered, on 10/24/2015, that the bill was paid in full. On 11/4/2015 Weichert Title Agency received the final water bill for $32.79. On 11/10/2015 Weichert Title Agency paid the $32.79 to [redacted], leaving a balance in Escrow of $467.21 ($500.00 - $32.79). On 12/11/2015 Weichert Title Agency wired $1,091.91 ($467.21 + $624.70) to [redacted]
