USamc was hired by my mortgage officer to appraise the property that I am purchasing
The appraisal was ordered and invoiced for a 'single family' residence
The company then sent out their appraiser who insisted the property was 'multi-family' and did not perform the correct work
The appraiser should have not performed any 'multi family' appraisal work at all since that is not on the invoice
The property is on file with the county as a single family residenceIf there was any doubt by the appraisal company they should have looked up the property information for the answer
Yet, their appraiser insisted it is multi-family because the property includes a main house, guest house, and garage apartment
On county tax records it clearly shows it is a single family residence and it is listed in MLS as a single family residence
The appraiser did not bother to check any of this
Therefore the invoiced and paid for services of a single family home appraisal were never rendered
