USA Properties Fund, Inc. Reviews (2)

1. I reported bed bugs 1st time when my family member told me! He has no problems. So please         stop using him as a reason /excuse. Pest control never came back. (Lied)2. Never knew until care giver found them (I don't see well. Been to doctor for skin problems)3. After caregiver found another bed bug.4. Only did I liquid treatment in (all)5. If you would have done a follow up the 1st time I would haven't had to do this again.6. My grandson has NO bed bugs and management can prove this. Vinage has not done there.7. Job and continues to LIE about what they did and did not do. I'm a senior citizen who depends on     management to do their job and not try to look good!8. Why should I pay anything that management neglected to do right the 1st time. They lied when         they said they came back the 1st time. If they would have done their job right, I would not had         have this problem, the second time, third time.--

Review: I WAS TOLD THAT AFTER SIX MONTHS THAT I COULD MOVED DOWNSTAIRS AND FOR CHEAPER RENTS. THEY LIE TO PEOPLE AS THEY MOVED IN. THEY ALSO LIED TO PEOPLE ABOUT THE 50% THAT IT WOULD TAKE IN A YEAR AND NOTHING. AND THEY ALSO LIED ABOUT GETTING ON THE 50% AND THEN THEY SAY THAT WHY SHOULD SHE OPEN IT FOR PEOPLE WHEN THEY HAVE A LONG WAITING LIST. AND THEY WON'T GIVE BACK MY REFUND FOR MOVING IN AND THAT IS AGAINST THE LAW TO HOLD YOUR REFUND. I ALSO TOOK OUT TWO BONDS FOR THE CATS FOR ANY DAMAGE THAT THEY WOULD DO. IN MY OPINION THEY ARE NOTHING BUT CROOKS LOOKING FOR A BUCK IN THE DIRTY HANDS. AND WHEN WE GET A RAISE IN OUR SOCIAL SECURITY THEY RAISE THE RENT TO THE POINT PEOPLE ON LIMITED INCOME CAN'T FORE IT AND THEY MOVED OUT SINCE THEY KEEP RAISING THE RENT TO THE POINT THAT PEOPLE CAN'T LIVE THERE. THE FLYER SAID AFFORDABLE HOUSING AND IT ISN'T AFFORDABLE FOR ANY ONE LIVING THERE SINCE THE RENT KEEPS GOING UP, UP SO HIGH. IN MY OPINION IS THAT THIS PLACE ISN'T FRIENDLY AT ALL AND ALL THEY SEEM TO WANT IS THE RENT MONEY AND WHEN YOU COMPLAINT THEY JUST SAY SORRY IF YOU DON'T LIKE IT THEN JUST MOVE TO A BETTER PLACE.Desired Settlement: DesiredSettlementID: Refund

I WOULD LIKE ALL OF MY MONEY REFUND AS SOON AS POSSIBLE. THEY SAID THAT THE ONE HUNDRED IS FOR DEPOSIT BUT, IT WAS TO HOLD THE APARTMENT AND SO MY TOLLED DEPOSIT WAS $328.00 and I WOULD LIKE IT ALL BACK.

Response:

[redacted] moved into [redacted] Apartments on June 30, 2011, in a one bedroom apartment home at the special rental rate of $699.00 per month on a selected lease term. She placed $100.00 certified funds as a deposit to hold the apartment. Once Ms. [redacted] was fully approved to move in, the $100.00 was deposited into her security deposit account. The required security deposit for the one bedroom is $600.00 certified funds or the alternative option to purchase one sure deposit bond to fulfill the required security deposit amount, plus $100.00 in certified funds. Ms. [redacted] chose the second option which lowered her cash deposit to $100.00 while purchasing one non-refundable sure deposit bond of $87.50. Ms. [redacted] also had pets which required a pet deposit amount of $500.00. She purchased two non-refundable sure deposit bonds of $87.50 each totaling $175.00 for the pets. Ms. [redacted] was given information about the Sure Deposit program and was explained by the representative at [redacted] as to how the program works.

In 2012, Ms. [redacted] received a rental rate increase of $26.00 raising her rent from $699.00 to $725.00 per month. In 2013, her rent was raised $15.00 per month. In two and half years, the rent increased by $41.00. Ms. [redacted] fully understood at the time of touring and selecting a [redacted] apartment home that she was entering into a special rental rate for the one bedroom apartment of $793.00.

Ms. [redacted] was placed on the special request wait list to move from an upstairs unit to a downstairs unit. She also inquired about having a lower rental rate. [redacted] has 96 one-bedroom units, of which 20 units are at a lower rental rate. The special request wait list is utilized when a resident moves out of the lower rental rate program.

When Ms. [redacted] decided to move out of [redacted] she provided a 30-day written notice. At that time, she was given the opportunity to have a pre-walk inspection prior to her move out date. There were attempts to set up the pre-walk inspection with Ms.[redacted]; however, we were unable to reach a time that would work for her. When Ms. [redacted] moved out on Saturday, November 30, 2013, she dropped off the keys in the night drop box. On Monday, December 2, 2013, [redacted], the Community Manager, contacted Ms. [redacted] offering her to finalize her move out by walking the apartment. Ms. [redacted] declined the offer and stated to “go ahead and complete the move out inspection”, which the Community Manager did complete.

The apartment was left in good condition, with the exception of the carpet. The carpet was heavily urine soiled by Ms. [redacted]’s pets. The Community Manager contacted a third party carpet vendor to evaluate the condition of the carpet, which resulted in having to replace it. The deposit of $100.00 was used as part of the charges due on Ms. [redacted]’s account.

Review: [redacted]

I am rejecting this response because:

They never contacted me just the one time and she had called me only once to set up a time and date on Tuesday the 10th when she called me I said that I couldn't make it since my dad had just die. That is when she said that she will go ahead and walk through the apartment and get back to me.
