Have had good results with US Realty. There is a significant opportunity here for sellers who are interested in using this type of service. The team is responsive. Postings to MLS are as good as, if not better than, those provided by other Real Estate Agents and Agencies. Was able to handle everything needed, to get the house sold and to closing, online.

I signed up for a 30 day special online with USRealty.com for $50. They advertise they will get you on the MLS and multiple sites for the special price of $50. After completing all of the information of my house for sale online I waited 3 weeks for my listing on *** to and other sites to be posted. Nothing ever posted unfortunately. The MLS was listed incorrectly that my home was 3 levels also. I called for help with USrealty only to be told they are not affiliated with the MLS and can not help. I was allowed to speak with any managers for help either. Frustrated I canceled my listing withUSRealty expecting to owe the $50 charge and cut my losses. I get a phone call from a collection agency telling me I owe over $550 to USRealty. This is rediculous business practices and feel this online company is totally bait and switching customers.

Dear ***,

We have read the customer's complaint and there are several discrepancies in his report.First, the customer did not order any products from our company. His placed his order with another company for an MLS listing package. That company sets the customer up with the package and refers the customer to us for the MLS listing portion of the package only. We do not charge the customer for the MLS listing, as the customer already paid the originating company.

Before the customer can be listed on the MLS through our company, they must agree and sign our listing contract, which outlines all the terms and conditions regarding having a listing on the MLS through our company. In the terms and conditions it outlines our broker sold fee of $296, that is due to us when the listing sells, and also the responsibility of the customer to alert us when the property goes under agreement and also when it sells. There are penalty fees for not supplying the sales agreement and closing statement to us as outlined in the listing contract.

The property was listed on the MLS 5/9/18. On 5/18/18, we received a notice from the MLS alerting us to the fact that the customer's property was under agreement. We reached out to the customer to supply us with the sales agreement as required. On 5/21/18 we reached out again to the customer for the sales agreement and alerted him to the fee if not supplied. On 5/23 we reached out via email, and had a phone conversation with him. In the phone conversation, the customer refused to supply this information based on the reason that his bedroom levels were incorrect on his listing. After reviewing his file, there was never any correspondence from the customer to alert us to any errors on his listing.

The listing broker.also reached out to the seller via phone to see if he could get him to comply to the terms of his listing agreement but was unsuccessful.

We reached out to the customer several times via email and phone in hopes we could avoid a noncompliance situation. Attached is the email string of our correspondence for your reference as well as the customer signed listing agreement outlining all off the items the customer was responsible for, along with the fees involved for non-compliance to the terms.

Unfortunately, due to the customer being in breach of his listing agreement he was charged the $50 fee for not supplying the sales agreement, and the $50 fee for not supplying the closing statement, as well as our $296 broker sold fee and collections fees.

The customer will need to deal directly with the collection agency in regards to the $546.48 fee he is in dispute of, as his account will remain with them until resolved.

Sincerely,USRealty.com, LLP

Complaint: ***

I am rejecting this response because: This is so sad that companies like US Realty are allowed to practice the unethical way that they do. Each time I contacted this company with a question or concern they would not help in any way. They would push everything off on the MLS which I am not allowed to even see.I signed up for a $50 special to list my house with US Realty for 30 days. Their was no contract that was shown. the way everything is worded online you have 30 days for $50 for your house to be listed on several sites including ***, etc. After I signed up for the special with US Realty they did not have my listing correct. I don't live in a 3 story home? My home also was not listed on multiple sites like the agreed to. They also said my *** listing would be updated, which did not happen.
After calling several times concerning this I cancelled my subscription within 2 weeks. I figured $50 wasn't a huge loss for finding out about a bad business. I called the next day to US Realty to confirm my cancellation with them and it was confirmed.
I then had my open house. Yes I did strike a deal after my open house with a couple, but it had nothing to do with US Realty. I have called several times requesting to speak to a manager concerning this but have been refused the opportunity each time.
By the numerous bad reviews US realty has concerning their deceitful practice I am not the only one that feels this way. They will not even allow me to call their office to protest these charges.
They did not call me to try and discuss this and work something out, I was quickly turned into collections and you can see by the persons last comment he is uninterested in anything but collections.
US Realty in my view preys on people by confusing them with the way they operate. US Realty refused to speak with me concerning my issues over and over. They whole way they do business is wrong!
I hope the Revdex.com is able to get this company in check instead of allowing them to prey on people with there bait and switch business tacticks. Also, since they listed my house incorrectly, did not update my *** listing and did not list my home on several sites like agreed apoun they did not fulfil their side of the transaction. Unfair! That's why I cancelled within 2 weeks. Read your own attached letter. Regards

Dear ***,

We have reviewed the customer's rejection. As stated before, the customer did not order a product through USRealty.com. The product was purchased from another company. We simply were involved to list the property on the MLS as part of the package that was purchased. Attached is the receipt from the customer showing we did not charge him $50 as stated. He was only required to file a credit card to create his account on our website. Attached also is our welcome email to the customer that specifically states another company contracted with us to list his home on the MLS, and no fee is due to us for the listing, as it has already been paid to the other company.

We do require a listing contract to be completed prior to the property getting listed on the MLS, and once we list the property, the customer is sent a proof of what the listing appears like on the MLS, in order to give the customer the opportunity to correct any errors that may have been made. The email that is sent accompanying this listing proof gives specific instructions to the customer to review the proof and let us know within 24 hours of any corrections. After reviewing the customer's file, there was no communication regarding the incorrect levels, until we reached out to him regarding the status of the listing.

The customer also stated his property did not appear on all the sites he was promised. When the customer was sent his email proof, there were specific instruction provided to him that needed to be followed in order for his listing to appear on public sites. He did not complete the form needed, and we even sent a follow up email to him to let him know this needed to be completed. All of these correspondences are attached for your reference.

As you can see by the many correspondences supplied, we reached out to the customer on several occasions. We gave Instructions on what needed to be supplied to have his listing appear on public sites, and what was needed regarding the status update in an effort to avoid the fees involved for non compliance.

Sincerely,USRealty.com, LLP

We were put into contract to US Realty because we wanted to go through ***.com to list our home in the MLS. US Realty was a third party in the aid to complete the submission of ensuring our home go onto the MLS as well as on Realtor websites. We submitted payment in full to US Realty on May 5th and completed all paperwork by May 8th. US Realty failed us in their business contract agreement to us due to simply not reviewing all email communications and form submissions that we had completed in full to them. I emailed their Processing Department twice in question why after 2 weeks our home was not yet up on Realtor websites. It was communicated to me via phone conversation today, May 16th, that I had made due to client complaint and lapse in their commitment to me as their client and our signed business contract, that it was because I did not email back an addendum stating the owners of our home to complete the business contract terms on their end. I told their customer service rep and included email documentation of the form submission back to them that I had in fact completed the addendum on May 8th. I had asked to speak to a higher management to better resolve the issue in their promise made to us as their business client in seeking them as a 3rd party through ***.com to help us in listing our home and MLS and not getting our home up on the market through the websites. I had questioned why my last 2 previous email communications were ignored with no reply, asking why our home was not on realtor sites ten days after submission. My emails were ignored and I never had gotten a reply, only my money taken from my account on may 5th, but with no follow through on their end in the business contract. Their lapse in communication on their business end lead me, the client, to have to reach out 8 days later via phone complaint, asking why. US Realty tried blaming me, the client, for their issue of not fully staying committed on their end in the terms of contract.

Hello,

We have reviewed the referenced complaint, and according to our ?les, this customer ordered an MLS listing package through another company, and was referred to us for the MLS listing portion of the package. we received the forms package on 5/7 and on 5/9 the property was listed on the MLS.

With this MLS a form needs to be completed by the seller in order for the listing to propagate out to public websites. Normally, we send this form to the customer upon completion of the listing, but I see in this case, this was overlooked. The seller reached out to our customer service department on 5/16 to advise us the listing was not showing on public sites, at which time we realized the addendum was not completed. We sent her the addendum and it was completed and returned, and the MLS listing was updated that same day to feed out to the public sites. Because of our oversight, we did give the customer free of charge, maximum MLS photos, as well as offered to extend the listing for the 7 days it was not appearing on the public sites.

After further review of our email ?les, every email that was received from the customer was replied to in a timely manner, and at no time prior to the 5/16 phone call were we notified by email of the public website problem.

The request for a refund cannot be granted, as we were not paid by the customer. The customer paid another company.

We were responsive to all emails requests, and once alerted to the problem, we recti?ed it the very same day, and offered additional services to the customer.

Sincerely, ,USReatly.com, LLP

Company charged a hidden "signing" fee of $100 upon the lease of a property that I had them list. I contacted the company who stated that the fee was in a contract that they had me sign prior to listing. I reviewed the contract again and did not find any clear explanation of the fee. They pointed to an ambiguous clause that also states that all fees were paid upfront. I requested a refund because I was unaware of the fees and it was obviously not clear. The fees are also directly against all of their advertising. Refund denied. The company provided me no services in regards and did not provide me with the tenant or lead to the tenant. The company provided no other service.

Complaint: ***

I am rejecting this response because:

I sold my house as a "For Sale By Owner" with no involvement of the MLS nor a real estate agent, therefore, the MLS contract does not apply. In addition, my contract has a confidentiality clause, which specifically states that I am not allowed to disclose the terms of the contract until after closing, which is on Oct. 6, 2017 at which time I was willing to send a copy of the sales contract and closing statement. I informed the company (USRealty) of these facts via e-mail, however, they were uncooperative and simply told me I should not have signed such a contract and thereby saying I should not have sold my house.
