Hello [redacted] , We have been asked to reach out to you via email regarding the utility bill you received this month at Woodbridge Duplexes Thank you for supplying the information from the City of Sacramento We have some information we believe will be helpful As the lease states this communities utility costs are billed per an allocation method to each resident, this is not a sub-metered community The lease covers the Utilities portion on page V All of the items are billed based off option B) using the allocation methods listed below: VUTILITIESRESIDENT shall pay all utilities including water, sewer, storm water, trash, gas and electric, and all service charges, deposits, taxes, fees and costsrelated to the provision and billing of these utility services to RESIDENT and the Premises (collectively referred to as “Utility Services”) for the full period of timethat RESIDENT is living in, occupying, in possession of, or responsible for payment of rent or utility charges for the PremisesWhen the Agreement terminates,RESIDENT will be responsible for all Utility Services charges for the period of time up until LANDLORD regains possession of the PremisesAUTILITIES BILLED DIRECTLY TO RESIDENT BY LOCAL UTILITY: Gas and electric utility services are individually metered for the Premises and RESIDENT shallcontact the local utility company directly to arrange and pay for gas and electric serviceRESIDENT will incur a $administrative charge per billing cycle ifany utility services are not transferred into RESIDENT’s name by the date of move-in, in addition to any gas and electric consumption billed to LANDLORDfor the Premises.BUTILITIES BILLED DIRECTLY BY THE LANDLORD OR THE LANDLORD’S UTILITY BILLING COMPANY: RESIDENT shall reimburse LANDLORD for the followingUtility ServicesThe Utility Services shall be billed by the LANDLORD or the LANDLORD’s utility billing company directly to RESIDENT based on either a submeterapplication or an allocation formula as generally described below1) Sewer serviceAll sewer related charges assessed to the LANDLORD may be used to calculate the amount charged to RESIDENTThese may include,but not be limited to, sewer related charges contained on tax bills, and all charges contained on the utility bills received from the local sewerproviders.A) Individual Meter: At communities that are separately metered for water consumption, each unit is charged for sewer usage at the rate chargedby the utility provider when these amounts are based on the amount of water consumption.B) Master Meter: At communities that are master-metered for water, consumption-based sewer charges are allocated among the units based onthe number of authorized occupants per unit after deducting the portion reasonably attributed by LANDLORD to the common area, if any(which deduction amount may be revised from time to time in LANDLORD’s reasonable discretion).- Per Unit -Each unit is billed equally regardless of number of occupants or square feet, this item does pro rate based on move in date2) Trash collection.A) Flat Rate: Communities charged a per unit flat rate for trash service will be passed on to RESIDENT.B) Master Billing: Communities charged a flat rate for the entire community will be divided equally among the number of units.- Per Unit -Each unit is billed equally regardless of number of occupants or square feet, this item does pro rate based on move in date3) WaterPer-unit fixed charges billed to LANDLORD by the utility provider are charged to each unitOther flat-rate charges, if any, billed to LANDLORDby the utility provider are divided equally among the unitsRESIDENT additionally must pay usage charges at the rate charged by the utility provider.A) Individual Meter: Premises that are separately metered for water consumption will be billed by consumption.B) Master Meter: At communities that are master-metered for water, water charges are allocated among the units based on the number ofauthorized occupants per unit after deducting the portion reasonably attributed by LANDLORD to the common area, if any (which deductionamount may be revised from time to time in LANDLORD’s reasonable discretion).- Per Occupant 60/– A similar billing to Per Occupant but it takes a ratio of the occupants into account The first occupant in any unit equals occupant; the 2nd occupant in any unit counts as of an occupant; any unit with a 3rd occupant or more, each occupant will count as of an occupant.o Occ = Occ - Occs = Occs - Occs = Occs - Occs = Occs - Occs = Occs - Occs = Occs - Occs = Occs We understand you may be concerned of the fluctuation of utilities as well so we have provided a month average of the trending cost for occupants at this particular communityMonth Trend - Occupants1/1/20162/1/20163/1/20164/1/20165/1/20166/1/20167/1/20168/1/20169/1/201...
