page 1 of lease for your reference - both lease signers initialed this particular paragraph):Page 1; Paragraph (10);TERMINATION OF LEASE: To Terminate this Lease at the end of the term, or any renewal term, the Landlord or Resident Must give the other party written notice;a. For leases expiring between June 1st and August 31st: by January 31st b. For Leases expiring between January 1st and May 31st and between September 1st and December 31st: At least, one hundred and fifty (150) days before of the last day of the Lease term.Notice must be sent by first class mail, overnight delivery, or Email (Emails sent to Landlord must be sent to authorized Email address of the Landlord and must have a confirming reply or electronic receipt acknowledgement from the Landlord) to:Resident: At Resident’s mailing address or Email address provided by Resident.Landlord: [redacted] or Leasing- [redacted]A renewal offer was sent by our Leasing Office on December 26, 2014 to the address of [redacted]. After receiving no notification from the residents, a ‘thank you for renewing' letter was mailed to the same address on February 4, 2015.On June 4th , 2015, [redacted] and [redacted] submitted a 'notice for non-renewal of lease’ to our rental office.On July 6th, 2015 [redacted] again emailed and stated that he and [redacted] were not planning to renew their lease. [redacted] acknowledged that [redacted] had corresponded with our office about a month prior to that time in regards to finding someone to take their lease over. [redacted] informed us that they had found a couple who were interested and thought they should be coming to our office at some point during that week.On July 8th, 2015, we received an application from one prospective resident for this apartment. However, the prospective resident does not want to live by himself, and assume full financial responsibility for the apartment on his own. He was informed by one of the current residents ([redacted] or [redacted]) that there would be someone else applying to live with this particular applicant. No one else has applied, and we have since not been able to make contact with this particular applicant.Our policy on lease transfers is that lease transfers are not permitted per the lease terms.However, we do allow lease assignments, accompanied by a $500.00 administrative fee, along with an application fee for the new applicantThe other option is to terminate the lease contract (terms of this can be found within the leasing agreement).Due to the fact that no written notice was provided by the terms specified in the original lease, the lease was automatically renewed for a period of one (1) year .If [redacted] and his roommate choose to find someone to take over their lease, the applicants apply and are approved, amenity fees and /or deposits are paid, the lease can and will be re-assigned to those applicants. Review: Vairo Village authorities have renewed the lease on our apartment for 1 whole year without providing notification in any way. They cited a clause in the current lease which stated that we needed to affirmatively inform them by Jan 31 in case we did not want to renew the lease after our existing term which ends tomorrow. Though we never signed the new lease( which further increases the notice period and requires tenants to proactively inform them by Dec 30), they hold us accountable for the rent for an entire year. Now that we are trying to find a set of people to replace us, they are imposing unreasonable terms and conditions like $500 administrative fee, income above a certain level, etc. We are emotionally and financially exhausted by this ordeal and need help as we are recent graduates without any financial means to hire a lawyer. Please help if possible.Desired Settlement: End our lease obligations for the new year( till 2016) and stop harassing us.
