This is a former tenant that rented a property that we manage. *** was sent a form to sign approving the return of the full security deposit to her. The form requested signatures from her and the owner. This form also includes the mailing address where the refund check should
be sent. *** did not sign this form via DocuSign for electronic signatures and she did not complete the section where the check should be mailed. She sent a notice to our office requesting the check be sent to her and included a mailing address. The check was sent to her. We have attempted to contact her through phone and email since this complaint was posted but she has not responded since late last week. We did not get a response from her letting us know she had received the check. We are requesting that this complaint be removed since we were not aware that the check had not been received and *** was not communicating with us The check did clear our bank account last night so we are assuming that she is the one that cashed it

There was an Oregon audit on their tax return - not an IRS audit. I did enter a piece of information in the wrong spot on the return. If I had entered it in the correct place, the same amount of $would have been added to the amount they owed to Oregon. Therefore the
tax due to Oregon was theirs to pay anyway it was entered - then or now. It is my policy to pay penalties and interest when I make a mistake - which I did. But the taxes owed are their responsibility not mine. Also, I supplied Oregon all the information they needed to complete the audit and never charged the client my time spent in the amount of $150. I'm sorry that they are in a position of financial woe and can't pay their tax bill to OregonThank you,

The former tenant has confirmed that she received the security deposit refund check. She did receive a full refund of the security deposit There are no other funds that the owner is holding as a security deposit that belong to *** ***

As I stated in the beginning of this matter I want TO BE CLEAR THAT I DID MAIL TO HER ALL COMPLIANT FORMS TO HER TO FOLLOW ARIZONA LAW 33-1368I HAD THE ASSISTANCE OF A LANDLORD TENANT COUNSELOR HELP ME WITH THE CORRECT FORMS AND THE TIMELINE ON WHAT I NEEDED TO FOLLOW TO MAKE SURE I DID ALL NECESSARY FORMS AND PROCEDURESSO NO SHE STATES I DIDN'T SIGN THE DOCU-SIGN THIS IS CORRECT BECAUSE I DID NOT REQUEST TO RECEIVE ANY DOCUMENTS OR CORRESPONDENCE VIA EMAIL.SHE HAD THE CORRECT INFORMATION : I SENT NOTICE FOR RETURN OF SECURITY DEPOSIT FORM J NOTICE OF VACATING AND REQUEST FOR INSPECITIONDAY NOTICE TO VACATE.? THE FORMS SHE WANTED ME TO SIGN WERE BLANKFROM ADVICE OF ATTORNEY? DO NOT SIGN THESE FORMS UNLESS SHE AGREES TO MEET WITH YOU AND SIGN AND HAVE A CASHIERS CHECK AT THAT TIMESHE SAID SHE COULD NOT DO THIS THE FORM LOOKED AS IF SOMEONE WAS SUING SOMEONETHIS HAD NOTHING TOP DO WITH SECURITY DEPOSITI EVEN HAD THE COUNCELOR FROM LANDLORD TENANT ADVICE ME NOT TO SIGN...I ALSO SENT HER A DAY DEMAND LETTER FOR RETURN OF SECURITY DEPOSIT ON THE 5TH OF MARCHI MOVED OUT JANUARY 31, 2018.? ? ? THIS WAS WAY PAST THE DAY RULE..? ? ? SO YES I DID RECEIVE THE CHECK IT WAS DATED MARCH 15, I RECEIVED IT ON MARCH 17TH AT MY P.OBOX ...? ?
