I received the complaint from *** *** regarding his apartment rental at Valle Vista Armes. I would like to start by saying that I have personally talked to Mr*** on numerous occasions since 12/29/2015, and I believed that both myself and my assistant manager as of 1/6/had
adequately explained to Mr*** all of his renewal options as well as why he was seeing a different pricing structure online vs what he was paying for his apartment. On 1/6/2016, *** *** renewed his lease contract at Valle Vista for one year with his new lease expiring on 1/31/2017. At this time, I believed all issues regarding his renewal were resolvedMr***'s Concerns: Rental Increase It is not uncommon to have a rental increase at renewal time. In fact during the original lease signing we tell most residents, if we are asked, to expect some sort of increase. With the general cost of living and day to day operations going up every year, renewal increases are implemented to cover such costs. Apartment Size and Price Mr*** does have one of the larger one bedroom apartment homes at Valle Vista Armes, and he is currently receiving $off per month as a renewal special. The current market rent on his apartment is $670.00. Mr*** also pays $per month for cable service in his apartment which is a required fee per the lease contract that all residents pay. With that being said, Mr*** is correct that his rent has gone up slightly at renewal time, however, he has received a special each year he has renewed to keep him below the market value of the apartment home. MoSpecials Mr*** inquired about the one month free rent special that was advertised. This special was specific to brand new move-ins only. If Mr*** wanted to completely move out of his existing apartment, reapply, place a new application, administrative fee, security deposit, etc on a new apartment that qualified him for the one month free special, we would have been happy to do so. The one month free special was only on certain types of apartments here at Valle Vista. He expressed to us that he had more interest in transferring than completely moving out and moving back in to help him avoid month to month charges as well as the additional feesOnline Pricing and Availability The pricing online only reflects our rent pricing structure. Therefore, the pricing that is referenced online does not reflect our utility, cable, parking, pet, and storage additions to the rent special that might be offered. After going through pricing options personally with Mr***, we were able to mutually come to the conclusion that the best pricing option for him was to renew his lease which he ultimately agreed to as well and resigned his renewal agreement. The availability online does reference certain apartments that are available "now." However this is not always as accurate at it may sound. The system will automatically place apartments available "now" if we have someone that might be on notice, or if we have had someone move out of an apartment. What the system does not account for is the time it takes to make an apartment ready for a new move in, and it does not take in account if a notice is canceled by an existing resident. These two variables are just two examples of reasons why it the online availability is not always 100% what it seems, and it is a great example of why we always recommend residents whether future or existing to stop by our office and consult with a member of our team for accurate pricing and availability. We are also working with our marketing and IT departments to communicate a more accurate availability structure online to future and existing residents. Transfer Mr*** had been undecided what option best fit him from the first time he mentioned transferring to another apartment. He at one point was thinking of transferring to a two bedroom and possibly adding a roommate. He then thought about transferring to a smaller one bedroom, and he was going to have someone take over his new lease. Then, there was always the option to renew the existing contract. All the while, our office was working to approve his transfer as well as prepare a renewal promotion to give Mr*** the best option for him. However, our availability changes daily and some of the options were not always the same for Mr*** depending on which day we met with him to discuss his optionsUltimately, we are excited to be able to renew Mr***'s contract with us for another year. We are very excited he has chosen Valle Vista Armes as his home. As a courtesy to Mr***, when he resigned his new lease renewal, the transfer fee he paid was credited back to his account, and the month to month fees that were charged for January were also credited back to his account giving him a credit to use in FebruaryIf you have any further questions regarding Mr***'s lease renewal, please contact me via email, or I can be reached by phone at 317.882.8188.
