I have reached out to [redacted] regarding complaint ID [redacted] and talked through situation with this ex tenant Everything went well and I am wondering if there is anything else I need to do on my end to have this case closed out Thanks, Will

Since this complaint was filed, we have actually agreed to settle with [redacted] and let her pay $of the $that she owed Valley Rental Service[redacted] moved in to our townhomes in June of and out of our townhomes in August of 2017, two and a half months prior to her lease ending *** was billed for carpet because our carpet has a ten year lifespan and when she moved in, it was only two and a half years old There are notes in ***'s file that her property manager would inspect her unit in March of and explained to her that if she needed new carpet it would be at her expense because the carpet was only years old When [redacted] moved out of her unit prior to her lease ending, there was a strong pet odor in the unit and all carpets had to be replaced in order to return the unit to it's original state, like our lease states Both Section of our lease and Section of our Pet Addendum, both of which [redacted] signed state that if flooring should need to be replaced due to tenant or pets, the tenant is responsible for that costThe actual cost of the flooring replacement was $5,246.76, and [redacted] was charged a small percentage of that replacement [redacted] did in fact replace a small portion of the upstairs carpet, in which I have a receipt for $ This was also due to damage done by her dog being locked in a bedroom and we worked with [redacted] to replace this carpetAs far as ***'s claim that "everything was falling apart," this is simply untrue I have a check in vscheck out form comparing her move in date to her move out/skip date

This complaint was received Sunday night, and at the time of complaint there were only three individuals involved. Attached is the police report from Fargo Police Department. Tenant responsibilities include reporting any incidents and accidents on the property, as well as noise
violations, domestic disputes, suspicious/criminal activity and or any disturbances to the police department and Valley Rental Service. VRS would not break up a large fight on the property without police assistance, so it is not abfor us to tell a tenant to call the police, certainly if you feel unsafe. VRS' lease states "Landlord and/or VRS is not responsible for any theft, damage or injury that is done to tenant(s) or tenant(s) property and or tenant(s) guest's/visitor's property that was not caused by the intentional or negligent act of or failure to act by landlord and/or VRS. VRS was not negligent in this case. Our property manager responded to *** on both Sunday night, and spoke to him yesterday. The claim that our lease states we keep our tenants safe is untrue, because no one can make that promise. We are now aware there is an issue and can research the tenant that may be a problem. *** has been given the option to pay the re rental fee and break his lease, while we try to figure out how to prevent this from happening again. Our tenants are vital to helping us keep the property safe and clean, by reporting issues such as this to the police and management

Since this complaint was filed, we have actually agreed to settle with [redacted] and let her pay $3920 of the $5684 that she owed Valley Rental Service.[redacted] moved in to our townhomes in June of 2014 and out of our townhomes in August of 2017, two and a half months prior to her lease ending.  [redacted]...

was billed for carpet because our carpet has a ten year lifespan and when she moved in, it was only two and a half years old.  There are notes in [redacted]'s file that her property manager would inspect her unit in March of 2017 and explained to her that if she needed new carpet it would be at her expense because the carpet was only 6 years old.  When [redacted] moved out of her unit prior to her lease ending, there was a strong pet odor in the unit and all carpets had to be replaced in order to return the unit to it's original state, like our lease states.  Both Section 10 of our lease and Section 4 of our Pet Addendum, both of which [redacted] signed state that if flooring should need to be replaced due to tenant or pets, the tenant is responsible for that cost. The actual cost of the flooring replacement was $5,246.76, and [redacted] was charged a small percentage of that replacement.  [redacted] did in fact replace a small portion of the upstairs carpet, in which I have a receipt for $256.24.  This was also due to damage done by her dog being locked in a bedroom and we worked with [redacted] to replace this carpet. As far as [redacted]'s claim that "everything was falling apart," this is simply untrue.  I have a check in vs. check out form comparing her move in date to her move out/skip date.

Valley Rental Service settled this complaint with [redacted] via phone call on 12/21/15 at 9:49 am. We will not charge [redacted] for the service work order due to the fact she was not made aware of the fee schedule before hand.
