Dear Ms***:As the Property Manager of Fort Branch at Truman's Landing, and on behalf of my staff, I'd like to apologize for the obvious frustration you have experienced while trying to lease an apartment at our communityHowever, as indicated in the Applicant Criteria signed by you on 11/13/(date of application) "Application deposits will only be refunded if application is cancelled within hours of submissionAll other deposits will be retained for liquidated damages, including but not limited to applications denied due to omission of facts or cancelled after hours." According to our records, your application was received/accepted on 11/13/The following day (11/14/2015) a member of our staff called to inform you of your approval, at which time you were also made aware of an additional deposit in the amount of $due as a condition of your approvalAgain, as stated in the Applicant Criteria signed by you on 11/13/2015, "Credit History will be verified by ResidentCheck, a third party verification serviceA complete credit history from a credit bureau is requiredIncome plus verified credit history will be entered into a scoring model to determine rental eligibility and security deposit levelsThe following deposit requirements and concession stipulations will be applied based on scoring model recommendations: Accept: Standard Deposit Accepted with Conditions: Additional Deposit" Our records indicate you understood, and agreed to the additional depositIt wasn't until 11/30/(days later) that you contacted the office to inform us of your decision to cancel, at which time you stated the reason for cancelation was because "The kitchen was too small." It is disheartening to see the allegations listed in your report to the Revdex.com in which you never mentioned to the on-site staffPlease understand, that this is a common practice among most, if not all, apartment communitiesWe, Fort Branch Apartments, are not acting with any malicious intent to harm your financial stabilityHowever, it is the responsibility of the staff to protect the investment of the owner, and unfortunately for you and in this case, it does not make good business since to refund you your deposit with documentation that supports you knowing the potential risks involvedLastly, I'd like to thank you for your concern and allowing us the opportunity to grow/learn from this experienceWe wish you nothing but the best of luck to you and your occupants moving forwardRespectfully,

11/13/2015 (date of application) "Application deposits will only be refunded if application is cancelled within 72 hours of submission. All other deposits will be retained for liquidated damages, including but not limited to applications denied due to omission of facts or cancelled after 72 hours." According to our records, your application was received/accepted on 11/13/2015. The following day (11/14/2015) a member of our staff called to inform you of your approval, at which time you were also made aware of an additional deposit in the amount of $500 due as a condition of your approval. Again, as stated in the Applicant Criteria signed by you on 11/13/2015, "Credit History will be verified by ResidentCheck, a third party verification service. A complete credit history from a credit bureau is required. Income plus verified credit history will be entered into a scoring model to determine rental eligibility and security deposit levels. The following deposit requirements and concession stipulations will be applied based on scoring model recommendations: Accept: Standard Deposit Accepted with Conditions: Additional Deposit"  Our records indicate you understood, and agreed to the additional deposit. Please understand, that this is a common practice among most, if not all, apartment communities. We, Fort Branch Apartments, are not acting with any malicious intent to harm your financial stability. However, it is the responsibility of the staff to protect the investment of the owner, and unfortunately for you and in this case, it does not make good business since to refund you your deposit with documentation that supports you knowing the potential risks involved.
