I have been leasing Veranda of Westchase for almost a year now and my leasing contract is soon approaching it's end date. My renting experience with Veranda of Westchase has by far been one of the worst renting experiences I've ever had. Management at Veranda is as bad as it comes they do not take the input of their tenants they constantly refuse to help and resolve issues but instead bury them then only making them worse. Maintenance is an entirely separate issue in itself you can process a request only for it to either be denied multiple times or for them to eventually respond in my case up to a month later for issues that are urgent. I am currently experiencing electrical and water leak issues combined in result it has required me to turn off the power in part of my apartment because of potential fire hazards which makes for a unsafe living environment management has been nothing but a headache and aren't helpful at all and leave you with nothing but excuses and a maintenance team that simply just "fixes" the issue only for it to become worse in my case a persistent water leak and never ending electrical issues. Verandas property is also something worth noting a simple walk across the property will show you that it is very poorly managed and not well maintained even walking through the hallways you will find animal feces which has been brought to the attention of Veranda by numerous residents but still nothing has been done about it leaving a foul odor. The list of issues and complaints can go on but if you're looking to rent here at Veranda then look the other way you'll only be left severely disappointed.

Trying to recoup my money back
Its been over a week since they denied me residence even though within 48 hours I was offered a mortage thru Guild mortage for upto 300k I was told if applied within 24 hours would be $25 They immediately took $200 out of my acount and cant get an answer or get my money back dealt with a liz and daphne and I want my money.

Mr. applied online on 9/18/2019 and his application was denied due to a rental balance owed to a previous landlord of $3362.00.The leasing consultant was trying to contact him to see if he would be paying off the balance with his previous landlord in order to request an override and try to get his application approved. He informed us that he would not be paying off the balance and his application was cancelled. Due to his application being processed online we have to go through the process of the final account statement in order for him to receive his refund.I spoke to Mr. on 9/24/2019 and informed him that his refund of $175.00 will be mailed from our corporate office and should be receiving it within 15 business days.

I was told on 9/17 that the fee would go back in my direct deposit immediately I also disputed the claim of a balance and showed them emails of me being approved for a mortgage within the same week. 2 diff people told me that the other would
Look into it as no one wanted to talk to me or tell me the decision. Then it took 3-4 days to get "the manager " to contact me back and was only finally contacted back when saying I was going to Revdex.com. She told me it would have to be a check when I asked why was I promised it would go back directly to my account within 24 hours. She told me a check in 2-3 day doll. Upon seeing her response to Revdex.com it statesmen she told me 15 days another lie

Checking the status on my complaint for veranda at Westchase. Now it has been 4 weeks. Still haven't got my money back I promised. And when I call they say I shouldn't have contacted Revdex.com

MY APT SMELLS LIKE MOLD/MUSTY. I HAVE CALLED THE LEASING OFFICE 30 TIMES IN THE LAST 48 HOURS, DOCUMENTED. THEY WONT REPLY OR HELP.
MAINTENANCE ISSUES REGARDING MOLD IN AIR SUPPLY. ALL AROUND ISSUES WITH MAINTENANCE. THEY WALK IN UNANNOUNCED, DONT SHOW UP TO DO "TICKET'S" CLAIM THEY COMPLETE THE WORK BUT HAVENT TOUCHED IT, CHARGE FOR PEST CONTROL BUT DO NOT COMPLETE PEST CONTROL. LEASING ASSISTANT MANAGER SAYS SHE'S NOT GETTING MY EMAILS, BUT WHEN I CALL NOBODY ANSWERS. I LEAVE A VOICEMAIL, NO REPLY. I AM LITERALLY SICK EVERY MORNING FROM MY A.C. UNIT AND HAVE PUT IN A COMPLAINT TO THE DEPT OF HEALTH. THE HOME AIR QUALITY TESTS SHOW POSITIVE FOR MOLD. I AM WITHHOLDING MY RENT UNTIL I AM EITHER MOVED TO A UNIT WITH CLEAN/MAINTAINED AIR DUCTS, OR UNTIL THE LEASE IS TERMINATED DUE TO THESE HEALTH CONCERNS.

My apartment was not move in ready when I moved in. There were several issues and the staff here at *** has been almost impossible to deal with.
So I recently moved into the *** at Westchase apartments on June 14th, 2019. I originally was scheduled to move in on the 15th of June but needed to move in early because of furniture delivery. I was told that I wouldn't be able to move in any earlier than the 14th of June because the apartment would not be ready. So I was forced to move delivery of furniture to accommodate the apartments request. When I went to pick up my keys the night of the 13th so that I would be able to get Into my place on the 14th at 8 A.M., I was informed that the washer and dryer was not installed however it would 100% be there on the 14th. I was fine with this because it would still be there on the 14th. On the 14th as the day progressed I still did not have a washer and dryer and called the leasing agent and was told that they were swamped and would not be able to deliver my washer and dryer until Tuesday the 18th. Seeing as this is unacceptable I decided to go to office to speak to them and the property manager because this was outrageous. On top of not having a washer and dryer, I found several cockroaches throughout the kitchen, the dishwasher would not open all the way because of the stove. Underneath the stove and cabinets it's filthy and had food, dirt and grime as well as many of the cabinets are scratched up and in awful conditions. I explained that this apartment was not move in ready and I want money off my next months rent until these issues are corrected. She told me that she would have to get with the property manager who snuck out the side door to avoid me to see about that after I was told that she would take a few minutes to speak with me before she left they did offer me a 50 dollar gift card as "hush money" I believe but I did not accept the gift card. I call and ask to speak with the property manager but she never seems to be "available" to speak with me in regards to any of the issues I have. Every time I am told I can come in and speak with her however when the time comes she's never there or she's not able to speak with me, but when the time comes for her to clock out she leaves with no issues and just leaves me to speak with the leasing agents. Monday rolls around and I still do not have any appliances nor do I have anything in the kitchen fixed and I still have bugs. Every time I have called I have been told they are working on it . Finally Monday night I got the washer and dryer but was not informed of this. However none of the other issues was fixed and I still am waiting to hear How I will be compensated for having to wait for all of these issues to be corrected. I called again Tuesday 6/18/2019 and she stated that the maintenance manager is in front of me and is going to your apartment now to fix these issues. Two hours later I went home and not to my surprise no one was in my apartment and issues were still not fixed. I then called again yesterday and they could not give me an answer yet they still are looking into it, also the property manager needed to contact corporate about giving me money off of next months rent. I was told that Wednesday 6/19/2019 that an exterminator would be coming into my apartment to spray, however when I got home cockroaches were crawling all over my kitchen making me believe that yet again no one had come to service my apartment.Today is Thursday the 20th and upon calling I get the same round about where they do not know and they have to talk to property manager. They have never followed through with contacting me as I am the one who is having to reach out to them to follow up with what is going on.
I contacted Stonemark Management, LLC as this is their corporate office that manages the property on Monday 6/17/2019 & 6/24/2019. I had let them know all of the issues and was told that someone would be reaching out to me but I have yet to hear anything. I have been unable to get a hold of the property manager as well as they stated they will not discount my first months rent at all.

Desired Outcome

The only thing that I have asked for due to the apartment not being fully fixed nor cleaned until a week after I moved in was money off of my first months rent. I am not asking for much maybe 100-200 dollars off of my first months rent due to the headache of having cockroaches, no washer and dryer, scratched and chewed up furniture as well as the hassle of dealing with this staff. They stated that they will not give me any money off of first month rent and that their is nothing that they can do which I feel is wrong considering I never was able to do a walk through before I signed the lease. Had I been able to I would not have signed the lease until the above modifications were corrected. It is embarrassing having people over to my first place since living in Florida and I have cockroaches all over my kitchen.

All of the issues in the residents unit has been addressed along with other request he added while the maintenance supervisor was in his unit while completing the request that had put in.
The resident was also given a concession of $267.00 for the days he was without a washer and dryer.The $50.00 gift card that was offered to him was for him to use for laundry over the weekend until we put in his washer and dryer, it was never intended to be hush money. His unit has been treated for roaches and he is on schedule for another treatment to be done 7/17/2019.

I do and I do not accept their response because they are still lying. I was never offered the $50 gift card to be able to do my laundry while I did not have a washer and dryer. I was told when I went and complained that I can either take the gift card and fight to get more money off of my first months rent. I was told that I either get one or the other not both. When I stated that I wanted to fight to get money off of my first months rent then I was told I need to give the gift card back. I feel that now I am owed that gift card. I also continue to find roaches in my apartment, they say that they are spraying for roaches but they continue to show up. I do however accept that all of the issues have been corrected and I was given money off of this months rent.
