It May Concern:
Please let this letter serve as Red Door Homes' formal response to the above reference Complaint Activity Report case.
The windows on the above referenced address were inspected by a Vector Window representative in November of 2013. At that time it was found 5 window sashes in the home would need to be replaced due to a discovered Vector Window warranty issue related to the manufacturing of the windows. The 5 window sashes had been replaced and all windows in the home were operating to the manufacturer and design specifications.
On June 22nd of 2015 our office had received a phone call from Mrs. [redacted] looking to get information regarding the manufacturer's warranty on the windows in her home. Her home had experienced water leaking through the windows and the sliding patio door during the storm that our area received on June 19th of 2015. This storm produced 80+ mph winds with driving rain. Mrs. [redacted] was given contact information to Front Street Millwork, the supplier of the Vector Windows, as they would be able to better assist her with the manufacturer's warranty information. We had explained to Mrs. [redacted] that with the high winds and driving rain that this storm produced had exceeded the performance guidelines of the windows and the patio doors. That weekend's storm would be considered and "Act of God" and we advised Mrs. [redacted] to contact her homeowner's insurance company.
Since we had received communications from various different homeowners regarding windows and/or patio doors leaking during this storm we decided to reach out to the Vector Window Company and ask that they contact and/or visit each homeowner that had a complaint. Dave [redacted] with Vector Windows went out to Mrs. [redacted]'s home on June 30th 2015 to look at the windows and patio door. Here are Dave's findings at Mrs. [redacted]'s home:
"3060 Finley (Diplomat Single Hungs)- bottom of windows completely full of sand/mud- no way for water to escape. I added relief drainage to the screens at the bottom by drilling a 3/16" hole at the corner key of the bottom of the screen. The windows are designed to shed water around the bottom of the corners of the screens, but in this case they had so much build up of mud I thought I should add additional drainage so that when the sill fills up with water it would have someplace to go rather than inside the house. I explained that they needed to keep the sill track area clean or the windows and also the patio door or they would not weep properly. In fact, I took a picture of how much sand and dirt was in one of their windows (this was the window behind their couch). I explained to them that given how much dirt and sand builds up that they should invest in a shop vac to clean that area of their windows."
According to Dave [redacted]'s findings, it appears that the window tracks need to be cleaned and maintained better to help the windows and doors weep properly. We had also received a statement from the Vector Window Company regarding the wind rating of the windows.
As for the windows and doors not being sealed and them not being insulated correctly, if the inspector removed the siding, Tyvek tape, Tyvek, and the sheeting around the windows and door and found that the house was not wrapped, taped, and there was no insulation behind the sheeting we would be willing to look into the issue further. Please send us any pictures that the inspector took of this along with his contact info in case we have any questions about his findings. We do not caulk/silicone the siding around the windows, doors, or any other exterior penetrations.
There will be no further action taken on these issues at this time.
