first scheduled showing, the alarm went off and we had not yet been provided the security code by her. She was contacted by her monitoring company and called me while I was on site with the necessary information. We schedule showings about 15 minutes apart, as opposed to making 3 or 4 separate trips to a property. Perhaps Ms. [redacted] doesn't understand this process. Also, she informed me that the alarm system was set to reset on it's own when leaving the premises. The second time I went there to show, the alarm disarmed just fine once I entered the code, proving I had done my job properly. The feedback I got from the 10 or so viewings I had during the 2 week period were negative, such as outdated appliances and colors, and more than one potential tenant stated that the rental price was way too much. It is my belief that had we continued to manage the property, we would have found a suitable tenant due to the excellent location of the property. When we schedule property viewings I always have applications ready and there is a process necessary for potential screening and certain qualifications are required. VIP Realty never just rents to the first person that comes along without proper screening. In order to eliminate a waste of the viewer's time as well as my own, we always go over the qualifications page so there are no surprises later on. This is an industry standard and we have continued to follow NC Real Estate laws concerning this issue. An example of this would be that the income ratio needs to be net pay equals 3 times the monthly rent. If Ms. [redacted] thinks this is unethical, perhaps she should contact some other property management companies in this area and ask what their screening policies are.
Given the fact that we immediately followed up on all leads for her property, and I spent my personal time showing this unit, as well as the fact that we had administrative fees to set up her account in our system, we do not feel that we owe her anything. I showed her property myself on Saturdays and Sundays and also during the week prior to coming into the office. We would like for Ms. [redacted] to provide us with a list of leads she says we failed to contact. Her Management Agreement calls for a 60 day notice to cancel but we are willing to release her immediately in order to focus on other aspects of our business and eliminate owners who are unhappy, for whatever reason. The company is operating was a new name due to legal actions taken against them. They are unprofessional and interrogated potential tenants. The alarm code And key fob was provided at time contract was signed. I want a full refund of $250

VIP Realty NC LLC does not agree that this owner should be allowed to use our services and employees time to show her property for free. Also, VIP paid our accountant to set up this owner and property in our accounting system, as well as placing numerous advertising ads with our media suppliers by employees of this company. All of these tasks require payment. The owner of the company met with the property owner when the contract was executed, at which time she asked the VIP owner to place his sign in her front yard, as she was well pleased with him. I truly do not understand at what point this changed and now she is making accusations. There is nowhere in her signed Management Agreement where it states she is to receive a refund for the set up fee of $250, as she is requesting. I feel that we have been more than accommodating by allowing her to cancel this contract on the spur of the moment, as opposed to the normal 60 day period required in this contract, which has been fully executed. Once again, we stand firm in our belief that she is hoping to receive something for nothing and will not be refunding any part of her setup fee. Now we have had to pay the accountant to reverse all info originally entered for this owner. I am curious to know how much she thinks this might have cost this company... We have worked hard to build a good relationship with all of our owners and will continue to do so. I am sorry this particular owner feels like she does about VIP Realty.
