We do strive to meet all of our tenants needs, but there are times when we are limited to what our tenants request and what we can provideWe are limited when one of our owners wants to handle maintenance issues themselves or wants us to use a
specific vender/companyThis is the issue with the particular property this tenant lives inFAB Maintenance is the company the owner of that building likes to use to perform work on his buildingWe understand FAB Maintenance has a good reputation for providing fast and quality work on that buildingWe have a different construction company that we use with our other properties We ultimately respect our owners wishes and make every conscious effort to provide for their needs as well as the needs of our tenants
As for the refrigerator, we did get a new/used one when it was requested We were also informed that the hot water issue had been looked intoFAB Maintenance assured us the water heater works great and there was no concern at that time
Regarding the bed bug issue; when the tenant reported that his neighbor suspected having bed bugs, he called the owner directly and negotiated terms to move out of the current unit and move into another unit within the complexWe were not a part of those negations Both the owner and *** facilitated this without any fees*** created the transfer documents quickly and promptly*** confirmed that the documents were to the tenants liking and agreeable, we wanted to keep him as a happy tenantPlease keep in mind that this would also be the 3rd time the owner and him negotiated a move within the complexWe typically do not do this for a tenant, especially when they are still in a leaseWe facilitated this as a result of the negation of him and the ownerWe did this in an effort to keep him as a happy tenantHim and the complex owner agreed to each transfer and the terms

I)In response to *** realty response, I would like to state the following:
I will absolutely not accept *** Realty's response as truthful one, due to the fact that at this time and after a legitimate complaint was filed against *** Realty with your agency, *** Realty will say anything in order to protect and save their reputation and avoid responsibility, bad reviews, as well as liability In their response *** Realty stated: "there are times when we are limited to what our tenants request and what we can provide", which indicates that *** Realty is undeniably trying to shift the responsibility to the owner of the propertyHowever, it is a fact that I DID NOT sign a lease with the owner, but, I signed a lease with *** RealtyI DID NOT pay my rent to the owner, but, I paid rent to *** Realty and in their officeTherefore, *** Realty, and since *** Realty is a property management company receiving payment for their services, was equally responsible, as the owner, and obligated under the law to provide us with an unit fit for habitability, which was not the case hereFurthermore, in their response *** Realty is mentioning FAB Maintenance, a company the owner chooses to use for repairs on his properties, which also has a good reputation for timely response and good quality of workHowever, there is a problem; this is a non-existing company, due to the fact that I tried everything possible to find any record of this companyIf in fact there is such company, they are not licensedThe only FAB Maintenance Company I was able to find is in Delhi, India, which ultimately brings the question of how truthful was *** Realty in their response to your agency? Furthermore, *** Realty stated that the according to FAB Maintenance there was no concern/issue with the hot water in our apartment, which is not accuratePlease note: On 02/13/2018, one day after I submitted my complaint, we called and also e-mailed *** Realty again about the ongoing issue with the hot water in our apartment, due to the fact that this time we had NO hot water at allThis time a person from *** Realty, not FAB Maintenance, came into our apartment and determined that the dip tube in the boiler was in fact cracked and had to be replaced, which he didAgain, how truthful was *** Realty in their statement that we had no issues with the hot water in the apartment? I will also add the fact that this time, after calling, and also e-mailing *** Realty, on 02/13/2018, a repairman showed up at our apartment within an hourThis alone clearly proves the following:
aBy responding to our hot water issue within an hour on 02/13/2018, *** Realty is fully capable of providing essential services within reasonable amount of time or within hours as stated in NRS 118A.380(1)
b*** Realty is fully capable of providing essential services using their own company/repairmen and not FAB Maintenance, as they stated in their response
cHowever, *** Realty and for whatever reason or purpose failed to respond and/or take action when we first reported issues with the hot water on 11/21/2018, and no one came to our apartment until 01/19/The hot water was finally fixed on 02/13/
dIn their statement *** Realty is untruthfully leading your agency to believe that there were no issue with the hot water in the apartment, while in fact, the dip tube in the boiler was cracked and needed to be replacedNote: I have pictures of the cracked dip tube
II)In response to the bed bugs issue, I would like to state the following:
Again, *** Realty is leading you to believe that the bed bugs issue was handled between me and the owner of the property only, which is not true and I have the means to prove itFor the record, the bed bugs issue in my apartment continued for ten (10) months, from September of until July of 2017, the time I was permitted to move to another apartmentOnly after numerous conversations with *** *** (property manager), three (3) face-to-face meetings with *** *** (Owner of *** Realty), and in his office, and me stating that we were literally tired of being bitten by the bed bugs, ignored and treated unfairly, differently, and in a prejudicial if not, discriminatory manner, by both, the owner of the apartment and *** Realty, and stating that I will seek legal representation, we were finally permitted to move to an apartment when it became availableAs I stated in my complaint, it cost us thousands of dollars in lost property, due to the fact that we were given no other choice but to throw everything we owed, in order not to bring the bed bugs to the apartment we were moving intoThe fact that we were bitten by the bed bugs for a period of ten (10) months only adds more to our losses
Furthermore, in their response *** Realty stated: "...he called the owner directly and negotiated terms to move out of the current unit and move into another unit within the complexWe were not a part of those negations..." which again, is not true and clear attempt of *** Realty to mislead your agencyHere's why:
aFirst and foremost, *** Realty has not denied the fact that we had bed bugs issue in our apartment and the fact that the bed bugs issue was never addressed and/or treated
bI do have an e-mail from *** *** (property manager) describing the transfer from the bed bugs infested apartment to another one, as soon as he speaks to the owner
c*** Realty confirms their knowledge of the bed bugs issue and also their involvement, including the transfer to another apartment, in their very own response to your agency by clearly stating: "Both the owner and *** facilitated this without any fees*** created the transfer documents quickly and promptly*** confirmed that the documents were to the tenants liking and agreeable, we wanted to keep him as a happy tenant"
Note: "***" is in fact *** *** who is employed by *** Realty as a property manager
As you can see for yourselves, *** Realty is clearly contradicting themselves, if not straight out lying to youQuestion is, if I negotiated the transfer to another apartment with the owner myself and *** Realty was not involved; as *** Realty stated, why was it necessary to and why did *** Realty's property manager in fact prepare all the transfer paperwork?
Furthermore, *** Realty stated: "Both the owner and *** facilitated this without any fees"To me this is an utterly arrogant statement made by a professional in the real estate and property management business who claims to "strive to meet all of our tenants needs", but at the same time negligently and intentionally ignored a disgusting bed bugs issue to which a father and his children were exposed and also were forced to suffer through for ten (10) months! Again, *** Realty is contradicting themselves in their response in comparison to what really took place throughout this whole ordeal
My question is: Did *** Realty in their right mind actually expect me to pay to move to another apartment, a move which was entirely necessary because of bed bugs issue, an issue which was also negligently and intentionally not addressed nor treated by both, the owner and *** Realty, or was *** Realty expecting me and my children to live in a bed bugs infested apartment indefinitely?
In conclusion, I do believe that I have made more than enough points which you should consider in your further investigation to my complaintBottom line is, given all the facts surrounding the events as they took place it is more than evident that the owner of the apartment, along with *** Realty were equally negligent and intentionally treated us in a different, prejudicial and if not, discriminating manner, despite our continuous pleas for helpTheir behavior has not only shown negligence and not caring, but, has also clearly shown intent, and no human being should be treated this wayAs I also stated, I have recorded all events and if need I am willing to provide your office with it in order not only to facilitate your investigation, but also, to prove that *** Realty will not hesitate to lie to you in order to avoid exposure to bad reviews and/or liabilityFurthermore, one way or the other, the owner of the apartment and *** Realty must do right by me and my children for all damage and continuous suffering me and my children went through, due to their own negligenceI am willing to talk with *** Realty and settle this matter without resulting to an expensive legal battle, which eventually will not be in favor to either one of them, given the fact that I have more than enough to prove my case in the court of law, needless to say that *** Realty has not denied any of the events as I have described to you in my complaintThank you for your time and consideration

Yes we are aware and thanks again for the update, however as we have discussed with you prior there are no assigned parking spaces, its first come first serve Regarding the broken down vehicle, we have inspected the vehicle and it is mobile
and he does move it from time to time Please note that we have installed additional lighting in the backing parking area
