I'd give Via Ventura 0 stars if I could. Possibly the worst apartment complex in town. Staff is rude and unprofessional, not to mention extremely unorganized. The day my roommate and I moved in, we found out our leasing agent [redacted] had failed to mention various charges that we were expected to pay on the spot. Every single time maintenance has come to fix something, workers have left a huge mess. There is always some kind of "renovation" going on here, which is extremely inconvenient to residents. In the 2 bedroom/2 bath apt, the master bedroom has a shower w/ tub but the other bathroom simply has a tiny shower very annoying. Whatever you do, do not move into these apartments.

agree with [redacted]. My family and I have been here 6months. This is by FAR the worst rental property we have lived in and its such a shame because its a beautiful, nice area. [redacted] is correct about [redacted] (the property manager). She seemed so warm and caring. A big reason why I felt so comfortable moving here. When the other staff members couldnt seem to help me with issues, I thought she would be there and she really does smile while she tells you basically to just deal with it. I can NOT wait to look at other optionsfor rentals when this lease is up. One thing I will disagree on is the maintence staff comment. I think that the maintence staff is very prompt and they do everything within their means to repair any issues properly. Its not always perfect (which leads back to the property managment who wont fund proper repairs.... i.e. new front door, new piping for the bathroom in the apartment above me [they have leaked through and collapsed my ceiling twice], better insulation, better windows and doorwall) but they do what they can. Pros: - Good location - Greenbelt is a 2 minute walk away - Highway access - Good landscaping Cons: - Poor insulation (elecricity cost more then when we had a 1500 sq ft 3 story condo with 4 entry ways, 8 windows, and a huge wall window on the stairwell. This is a single level, 3 window, shaded by trees and carport roofs, apartment on the bottom floor and only 1000 sq ft. We struggle to keep this apartment cool in the summer and hot in winter. The furnace/air conditioner kicks on atLEAST every 5 minutes. Our bill was almost $300 once and we are very concious about trying to conserve energy and water.) - Not insulated for sound (I can hear the tenants above us talking, watching TV, their dog jumping around, can hear them urinating in the toilet, opening and closing their dresser drawers, having intercourse, and once when my house was extremely quiet, I actully heard someone zip what sounded like a suitcase. My 3 year old was woke up by t he sounds during their intercourse and asked what was "that noise". When they go down the stairs outside that lead to their doorway it sounds like the building is falling apart. The stairs our connected to the building so it shakes the walls. When the lady that lives next to me slams her door, it shakes my mirror on the wall. The tenants on the next side of me always slam their door. Scared the living daylight out of me once. Their front door shares a wall with the corner of my master bathroom. They have knocked a picture off my wall.) - Connected apartments (I mean in the aspect of airflow. I'm not sure how or where but some days I can smell cat litter, feces and the nasal burning scent of ammonia from cat urine. Ive had my family come in once and mention the smell. sometimes we smell dogs, marijuana and when the lady next to me cooks dinner, the smell always fills my apartment. The tenants above use marijuana (and who knows what else). When we moved in it was still nice out so we kept the doors open. They would go out on their patio to smoke it and the smoke would descend into my livingroom from the doorwall. Again, my 3 year old asked what the smell was "its so stinky" he'd say. We tried to report them to the property manager ([redacted]) and she said "we don't handle crimes, call the police". Well, we did.....and they are still up there smoking marijuana. Other neighbors Ive talked to told me they too have called the office to report my above tenants for noise and drug abuse. And still no resolution. I personally have gone up twice to ask them to settle down (at 3 and 5am). They wake my children constantly. And to back track a little bit regarding the smells.....I dont own any pets (so those smells aren't from us) and the carpet was changed before we moved in so it must be coming from people I'm connected to.) - Moisture problems (the bathrooms and laundry closet are extremely moist even without shower/tub use. Mold grows so rapidly in there on the walls, under our rug, across the base boards, behind the toilet. It scares me that our health could be in trouble. I bleach and remove it twice a month. When I have called for problems like this and because the vents smelled horrible when the air would run (things that needed outside professionals) I was responded with "well......what do you suggest we do about it [[redacted]]". - No kids play yard (not much for my kids to do at home) - Only one heated pool out of 4 - The tennis courts has torn, sagging nets -. No basket net for basketball - Sand volleyball court also has a sagging torn net (this makes all the outdoor "ammenities" unusable - Lack of storage (we dont own much and still needed to purchase a storage unit making our rent expense $50 more a month) - Not gated - There is crime ( I witness the tenats above commiting a crime and have seen police in here on numerous occasions. My dad calls this complex "The Ghetto of McCormack Ranch") [The comp wont let me write anymore]

To any future apartment hunters, Before renting in this place I must tell you don't let the new paint and the newly remodel apartment fool you that this is a good place to live. "In fact this place is a Nightmare", I have lived here for 5yrs, and this place has become one of the most dangerous places to live for example, My neighbors dog was just snatched by a coyote right out of her hands tonight.
Three months ago I reported two men that where hanging out by the mail boxes and caught them picking the locks. I called the office, talked to [redacted] the leasing manager and reported it. She said "Oh" and told me to call the police then hung up the phone on me.
Two days later a women that lives by me was attacked in her apartment by Knife point and was robbed. She lost over 20,000 dollars of her personal belongings and suffered a miscarriage. When I was on my way to the office the other day to give the office my notice. I saw this women crying, I asked her what was wrong she said that [redacted] told her she was not aloud to break her lease despite what she has gone through and threaten to sue her if she didn't finish her leasing contract. This attact did make it on channel news.
Last year, another women was also attacked and raped. She spent two week in the hospital with broken bones.
If you are a single women living here a lone you must know that the leasing manager and leasing people have told me that it is not there responsibly to play security guard and that it's our responsibility as a resident to be aware of our own surroundings and it is up to us to call the police when ever we have suspicious people lurking around.
There is no kind of security. There is no fences to keep people out that do not live here. I as a resident do not know every one living here. Two other residents have had there cars broken into, one of the residents also had his tires stolen right off his car. I know these things have been reported to the office but the Leasing people do not care about there residents they ONLY care about contracts and money. This is why I decided to leave this place. I found a place that is gated and getting a lot more amenities then this place offers for the money.
Sincerely, If you decide not to take my advice, please be aware that the leasing agent and managers do not care about you safely and police do not routinely check on us as often as the leasing office says.
