the request to come examine the "black dust/ashy substance that is on the walls and counters" was not reported properly, I still sent the maintenance guy to take a lookHis first diagnosis was that the dust is in the vents and keeps circulating the apartment through the air ducts/ventsAt this point I hired a professional who cleans air ducts as one of his professions to come handle the problem immediatelyThe next day after all ducts were professionally cleaned and a new filter was put in, the tenant came to the office again, but this time in a very disrespectful and irritable manner! He proceeded to wave his dirty filter in both the owners face as well as mine and then he threatened to call Code Enforcement and The Revdex.comAt this point the owner and I went over to the apartment ourselves where we immediately noticed a bar-b-que pit directly in front of the front door where ashes could easily blow inThis is where the pit remains while not being usedWhen inside the apartment the owner noticed multiple ash trays completely full of cigarette butts, adding suspicion that the smoke and ashes from the cigarettes may also be a factorSince this time he has not mentioned the problem againIt was difficult to even try to address the situation during business hours as he did not want anyone to enter his unit at all without him present
08/18/just found a huge rat nesting inside the exterior wood rotted paneling of the unit next door!!!!!! also bad mold, termites, ants, roaches, structurally unsound, rotted wood on every unit, clogged and sometimes overflowing sewage, plus the owner is the most disrespectful and rude person your ever going to meet
Here is a statement from the tenant saying he figured out the issue and that it is %100 his error. Also there is the diagnosis and statement from an air quality/Heat and cooling systems professional stating that the unit meets all Specs to date and that the A/C system in that unit is %100 perfect. Is there anything else you need me to do on my end?
