We review all accounts thoroughly, based off of the time they are received, and unfortunately, some do take longer than others.? In this particular review, we did offer a refund of $32.50, from his initial charge of $94.13, based off of the photos included (" [redacted] Inspection - 8-3-16") were done prior to the official move-out date of 8-5-(page 4, section of attached " [redacted] - Signed Lease Document").? However, the remaining charges of $stood based off of their failure to return their laundry card ($charge), front door key ($charge), and a holdover fee for moving out past the deadline of 10AM on 8-5-16.? ? Mr [redacted] is claiming that, in regards to the front door key, [redacted] never received one, and that the key was shared by her and her roommate.? This is incorrect, and is not in compliance with our poicy of having an individual liability lease, in which each resident is responsible for their own, individual, bed-space.? [redacted] even agrees to receive her keys on her signed lease document (page 4, section 5).? In regards to the laundry card, Mr [redacted] claims that it was returned with her remaining keys, but we have no record of a laundry card ever being returned, and all other keys returned that day (mailbox key & bedroom door key) were accounted for.? [redacted] also agreed to the $charge on the attached? " [redacted] - Laundry Card Addendum,"? which she signed upon move-in.? Finally, in regards to the holdover fee, Mr [redacted] freely admits that he was past the deadline, and according to our lease (page 16, section 44), we have the right to charge as much as a 25% increase on their rent for the duration of their holdover period.? However, we instead chose to charge a less severe penalty by breaking her lease into a daily rate, and charging her for the additional day past the deadline ($26.63).? My bookkeeper, Zachary B***, reached out to Mr [redacted] on 12-15-("Zach B [redacted] - Dispute Resolution - 12-15-16"), stating that we were willing to offer a refund of $32.50, based off of our findings, however, Mr [redacted] did not seem interested in this agreement (" [redacted] Response - 12-15-16").? For the reasons stated in my previous correspondence, we will not offer a full refund, as Mr [redacted] has requested, however, we are more than willing to provide a refund of $32.50, again, as previously stated All residents receive a front door key, bedroom door key, and mailbox key upon move-in, along with a laundry card Upon move-out, all keys and cards are to be returned to the main office While we received Ms [redacted] 's front door and mail box key, the bedroom key ($25) and laundry card ($10) were not returned The remaining holdover fee ($26.63) was based off of the fact that Ms [redacted] was not moved out of her apartment by the time indicated in her lease, a fact that has also been corroborated by the [redacted] 's, and while I empathize with their situation, I cannot provide preferential treatment to one resident, based off of Fair Housing Laws Again, we are willing to offer a refund of $based off of our review, but the remaining charges will stand
