Complaint: [redacted] I am rejecting this response because: it was not just the state in which the apparent was found but also the state in which the facilities were maintain that I had been paying for like the car wash area and the public pool that was poorly maintainedAlso it was the fact that others in the community were having the same work that I had been requesting being done to their appartmentsThe poor state in which you tried to give me the apartment just stated how much pride you took in your apartments, not much at allYou could care less if people live in squalor as long as you are overpaidIf I'm going to pay as much rent as I did I would expect the appartments to be held to a higher standard.? The application for Ms *** was declined 2/26/18. She did not leave a deposit for the application. Ms *** has received her refund for the administrative fee 3/31. This was confirmed via email with Ms ***. Please let us know if you need any other
information.

We are sorry that you have rejected our position however; it will remain the same.? We treat all of our residents with the same priority and service and apologize if you feel that your service needs here were not met.? Please understand that there are times when amenities on the property need repairs that require the authorization of our owner as well as bids to repair such amenities.? This can unfortunately take a little time and on a community that is currently years of age, these sometimes are things that begin to require repairs or replacements.?

I've attached some documentation related to Mr*** account here at our community.? Attached is the Service Request report of all of the work orders that he had submitted during his residency here at The View at Encino Commons.? Mr*** move in date was February 17, and
the first service request that we have logged for his apartment was dated March 24, for a request to have his carpet shampoo'd...which it was.? I know he mentioned that we had his carpet? cleaned several times however; this would be the only time as we complete a service request each time we or a vendor enters an apartment.? You will also note that on this report there were additional service requests in the month of April for various items which is standard.? The last service request we received from Mr*** was on July 22, to request his AC filter to be changed.? He moved on on September 16, with no other requests prior to that.? I've also attached his Inspection Addendum to reflect the condition of the apartment at the time of move-in.? As this community was built in 2002, and as a year old property there will be some items that over the years will reflect some sort of wear and unfortunately, we are not able to replace each item or completely reconstruct each apartment.? And although we would also love to replace every carpet for each new move-in, that is simply not feasible.? Unfortunately, we will not agree to pay Mr*** his request of one months' rent of $1259.00.? His service requests were not out of the ordinary or excessive and we have no other documentation from him showing otherwise.*** ***, Community ManagerThe View at Encino Commons
