FACT: The landlord did not break the lease The lease ended 5/31/and the tenant was given a proper notice by the landlord not to renew on 4/14/17.Per the AZ landlord tenant laws, the landlord is not required to provide a reason as to why they choose not to renew a lease They were given days notice.FACT: Tenants had not been seen at or near the apartment within days and electricity was taken out of their name and put into the Landlord's name on 5/22/ On 5/22/written notice to enter was placed on the door of intent to enter On 5/24/17, staff entered the unit and took pictures Staff called to inform tenant to return keys, no return call.Per the AZ landlord tenant law, landlord can exercise their right to enter property with 24-hours notice At any time photos can be taken.FACT: After electricity had been taken out of tenant's name, the unit was vacant and calls were placed to return keys, landlord has every right to assume tenant is not returningPer the AZ landlord tenant law, landlord can take occupancy after proper channels of notice and attempt to contact tenant.FACT: Tenant did bring known used furniture into the unit as well as admitted to traveling when it came to be known the tenant's furniture was infested with bedbugs Per AZ landlord tenant law, as well as the tenant's signed bedbug addendum, tenant could have been held responsible for up to $worth of bedbug treatments(Tenant was charged a total of $150).FACT: After reviewing initial Security Disposition, corporate office revised previous chargesPer AZ landlord tenant law, landlord can assess charges of damages to tenant that are beyond ordinary wear and tear FACT: Tenant never had a $refundable deposit, there was only $150.The charges stand and tenant will go to collections The tenant caused significant drywall damage, requiring repairs including a full paint as well as all blinds needed to be replaced and excessive cleaning
