Complaint: [redacted] I am rejecting this response because: First of all, [redacted] left me ONE voice mail in JULYAll the other times I had to contact her and leave her an excessive amount of voice mails and emails to get a very unprofessional brief response I am completely mind blown that a person within the company handles the claims and responses for an apartment she has never stepped foot inEverything is based off of company hear say and goes against the tenantIt is evident through the other complaints from previous tenants of this complexI am paying the fee, just as they wanted, because I am fed up with the stress that this company is causing me, but it is absolutely a scam and unfair that they would rip someone off for every penny they can getI put in MULTIPLE work orders for this smoke smell from the moment we moved in, where those records went I do not knowAll they did was change my brand new vent after living there over a month, which was when I then requested that the walls be sprayed down and the carpets be shampooedClearly it was never a priority for them to handle the issue [redacted] noted that the carpets were shampoo'd and walls were painted prior to move in, but that is NOT enough if the apartment still has a residual odor that they are VERY aware ofWho runs a company that does not care to present a clean smelling apartment? They have work to do within their management team! I am disgusted at this companyDO NOT LEASE FROM THEM!

Sirs,
We are in receipt of the above-referenced complaint*** *** unit was fully painted, cleaned and the carpets were professionally cleaned before she took possession of unit number at the Villas of Oakwell Farms on March 27, At move in, *** *** had filled out a moinspection form and it is clearly notated N/A when asked for any damages to the paint, walls, ceilings and doors
In regards to the smoke smell, there was only work order placed by *** *** on May 21, 2014, almost a full months after she had moved inThis work order was to have the carpets cleaned and since we have to schedule with the cleaners for occupied units this was never doneHowever, this is also why the Villas at Oakwell did not charge *** *** for a carpet clean when she vacated even though a professional carpet clean is the tenants responsibility at move out pursuant the terms of the Lease Contract
I have spoken to *** *** and left her over voice messagesI have also emailed her all the pictures taken of her unit at move out and the painting invoice before she had moved in and after she had moved outThe Villas of Oakwell Farms is not charging her paint due to a smoke smell; they are charging her for the spackled holes that range between 3-inches in diameterThese spackled areas are not wear and tear and they are larger than small picture-hanging nail holesThere are also black scuff marks and red stains on the wallsI have reduced the painting charge based on the invoice amount that I sent *** *** using a prorate calculation on the back of her move-out inspection formThe number of $is not a random amount it is based on the age of the paint, which takes into account wear and tear
There will be no further adjustments made to this account*** ***’s remaining balance owed is $1131.17, and is due within days of receipt of this letter

I am rejecting this response because: I can pull up phone records showing how may times I've called. [redacted] has not returned any of my calls although her voicemail states that she will respond in 2 business days. I have my own photos. The charge for cleaning fees is...

outrageous. I was a single person living there and I cleaned the unit before I left.
