Never rent from talk to or even look at one of their properties.

I rented from them in the loves park area and am submitting this review evem though they threaten sueing me for posting anything negative about their business.

Where to start. My apartment had mold before I moved in but they deny it. This was verified by other renters in my building and the previous renter. However this was mever disclosed to me. When it came back their solution was to wipe it down it went away but would come back in a day or so. Some units didnt have a storm door when others did my door didnt seal right so when it rained I had water by my front door when it snowed I had snow in my apartment.. the electric base board heat some worked some didnt and the ines that did put off a god awful smell and black smoke and soot. I asked them to fix and they said some still work so there is still heat that is all that is required.....not cool
The air conditioning was a wall unit which jad been replaced ny a smaller unit that dodnt quite fill the hole right so bugs would come in. There was blacl mold growing in the ac unit and when I siad something about it they said that was normal and not mold....im no it I know what mold looks like.
Snow removal was non exhistant really they barkey ever plowed abd when tgey did it was becer followed by salt I fell a few times and I wasnt hurt other than a bump one of my other neighbors fell and was hurt but when we complained they said we complain too much and it was fine so they never salted once said we could do it if we wanted to.
When getting my security deposit back they said my apt was the cleanest they ever saw and probably cleaner than when I moved in I never even hung a picture and cleaned top to bottom when I moved out but they still took money from my deposit for cleaning. And yes I did get a deposit back but it took forever I had to beg and plead and continously call them for a check to finally be mailed to me......dont rent from them the owner is horriable. Tom the property manager is a nice guy he did what he could for us but even he said that the owner is cheap and wouldnt spend a dime on this buildong because we complain too much.....I didnt expect tom to soend his own money to fix things I ubderstand where he is coming from the problem lies with the owner vincent which I kight add is a dr in the rockford area but I hecer met nor spoke to him they only allow u to email them through the payments site and never return the email. .so I know ill ve getting a letter or email from this threatening to sue me all I can say is please include the subpoena for court im expressing my right of free speech...

There are always two sides of these issues.
The statements by [redacted] are in retaliation for her own actions where she chose to...

ignore her responsibilities, break a 12 month lease without notice at [redacted] not pay rent when due, not cleaning unit out as required and not providing a 60 day notice to terminate as required. Then while leaving without notice, failed to offer any forward address and contact info until just recently when she decided to inquire about her status.
VIP,LLC applies lease terms equally and fairly for all residents and does not alter terms during or after our agreements are made. The 12 month lease terms [redacted] agreed to in writing had rates for her 12 month term, allowances on utilities, short term rate indicated, notice method and period well described with cleaning fees and responsibilities clearly outlined. In addition when residents open and communicate to management, VIP,LLC is collaborative in these processes so there is complete understanding well in advance on any aspect of the lease and move out. Our fees for any extra services and move out expectations are in care and use binders on location and can also be found posted on the web page as well. ( [redacted] .
Residents that are treating the lease and property with respect call the manger in advance, ask for a pre move out inspection to make sure there is clear understanding of expectations on move out and those that do always get maximum refunds back. . They will also provide all new contact information as well. Security, cleaning and maintenance deposits are applied to fees, fines, cleaning and rent in that order and that is as described in the lease also.
[redacted]'s actions also forced the business to lose income and endure a 45 day vacancy and created extra expense for our company performing services that were her responsibility.
A settlement was provided and sent to her property address but she did not have a forward address on file with the post office either and that mailing came back to VIP,LLC.
The amount due reflects short term rates, one month past due, a clean fees which are responsibilities that are outlined in and part of the lease.
Then 90 days after no response from any resident in such situations, VIP,LLC will send all balances due to collections and moves on. VIP,LLC had no valid information on [redacted]'s account to contact her at that time either. Once in collections [redacted] was told she would have to settle that with the agency.
VIP,LLC regrets that [redacted] forced the company to take this direction and all the consternation it has caused. VIP,LLC recommends that she settles her account with the collection agency please

These allegations are false in many ways. I was in contact with my property manager ([redacted]) about the move out for months before moving out. [redacted] assured me it wasn't a problem to move out when we did, and that we gave him plenty of time to find another renter. [redacted] also has all my contact info including phone number and forwarding address. I called and left messages many times after moving out and he never once told me about any outstanding charges or the need for a "formal" move out. I also never broke my lease. I completed my 1 year lease and actually stayed a few months after. I never signed a new lease for the next year because we knew we would be moving out soon. [redacted] told us this would not be problem.
We paid all of our utilities and rent checks on time (aside from the final check that was lost in the mail.) I was never informed of this despite the many times I contacted [redacted] after moving out. VIP,LLC has poor communication and I do not believe I should be punished for this.
As far as sending our information to the creditor's agency- We moved out at the end of August and yet the collection agency was contacted at the beginning of November (well before the supposed 90 days VIP,LLC gives the client). No attempts to contact us about the money we "owe" were made.
I still do not believe we are responsible for the charges VIP,LLC alleges we owe.
