I've been needing maintenance for the third weekend
No one has maintenance problems for 3 weeks

Horrible Customer Service
We just moved into one of their properties on last Friday. We found out that the heat needed to be replaced and that we had a window that was missing in the front of the home where they were installing new windows and apparently forgot to put a window in the bathroom that is on the main floor. We have put in several maintenance request and to no avail the window is still missing almost a week later and no one has responded to our request. So far, this has been the worst experience dealing with this company. My next move is to get my attorney involved asap.

VineBrook are Criminals at best
These people buy houses take on the tenants and then try to evict you. They will file eviction in you and use other addresses that you don’t reside at so you won’t get served. I pay my rent and then they send it back and file eviction as if you didn’t pay. Then they break into your home and change locks and lie and say the Constable has been there. A lady name Lindsey Day who is one of the heads in VineBrook and maintenance men are the ones to break in. And of course no they don’t like to fix nothing. That’s when they really get mad and want to evict you. This company need to be shut down because they are playing with many people lively hoods. They deserve no stars………

Any company that tells it's customers they some have the bandwidth to contact customers via mail it's a joke. Been trying to contact this terrible company 2 months about how and where to pay the rent since switching over from Turner Properties. They claimed to have sent emails that were to the incorrect number and calls to the incorrect phone number claiming that someone hung up on them well I assume if you have the incorrect information then yes they would. They have harassed and sent out an eviction notice and never once have they actually sent anything via mail stating how or where to pay rent. ***Find Some Other Home To Rent Do Not Rent With Them Terrible Communication***

Trip charges!
I put a maintenance request for my toilet.. I went to pay my rent and I was charged for clogged toilet caused by product being flushed... 75 dollars.. How they find a tampon supposedly I don't know. I have a hysterectomy! I don't have a period!.. A family member was constipated that week so we being charged 75 dollars for 💩. We all know how constipation works Noone on the house use tampons so I try calling Noone could help so I email someone name Jennifer that forward the email to someone name Veronica and I explained all that... her answer in the short.. Unfortunately!..
For real we struggling as a nation right now to pay our rent our bills and put food on our tables. Every penny counts I am unemployed due to cancer and chemo and now recovering n still I put every thing I have on rent and bills 75 is grocery money, gas money,this people so easy to charge my house for a giant turd in the toilet 🚽! Covid is the reason we are struggling so yes I am very upset about the carelessness of the awnser. no we will, inquiry no we will see on the matter. nothing if I did that (which we know as women not to do) I won't be complaining about it.. But hey big companies right! The little people we just dollar makers!

I began renting October 2019. Before moving in, appliances didn’t function and I had to fight to get work done. I interviewed the person showing the home and questioned all issues; bugs, bedbugs, mice & other rodents, water, electrical and so much more! I was assured that there were no issues & never had issues like I asked. Megan didn’t even know it was a gas furnace so that’s my fault as she was just an it!
I have MICE all over, water problems & wet carpet (likely from pipes) have had electrical problems! I failed to notice there a very few grounded outlets. But Megan assured in the paperwork that the garage is in good condition... there is NO garage on the property!

I have requested every month to have issues fixed and the mice dealt with... they refuse! I threatened to place my money in escrow with the court and I will.

After signing paperwork I ran into the previous renters who verify ALL THESE ISSUES WERE KNOWN TO VINEBROOK & the previous owner. VINEBROOK Realty is a horrible business that has no integrity nor are the personnel honest. I have since spoken with 5 separate people who have similar issues and are breaking their lease as I will.

VINEBROOK doesn’t deserve even 1 star. You don’t want to rent from them! Consumer beware!

I had been a Vinebrook Homes resident for five yearsWhen I turned in my keys at the end of October 2017, I was told that I would be receiving my security deposit back in about a week
I received my move out statement and immediately became offended with the cover letter telling me that I owed them and for me to review the close out statement for the individual charges
The cover letter they used was so offensive that I commented numerous times that someone needs to regenerate a letter that people would be a little more receptive to
After numerous emails (and threats that action would be taken) I ended up with Sarah *** who was the Portfolio Manager for the Dayton area homes
Sarah and I traded several emails and were finally able to speak
It was very evident to me that Sarah Webb was going to be very fair with my disputeShe handled herself as a total professional and we worked through the itemized charges to where I was satisfiedInstead of owing them plus $1700.00, I ended up with almost my entire security deposit due to me
I took the time to complete this review since it was such a positive experience
Thanks to Sarah *** for taking the high road and being a true professional

I have called numerous times to inquire about properties they have listed on their own website and on other rental websitesI've been told that ALL of these properties are unavailable on several occasionsOn the one instance that I was told one of the properties I was interested in was listed as available and that I would receive a call from a local agent within hours, I never received a callI call back and again inquire about the property and its unavailable (of course BUT still listed on all the websites) I will not be making any more attempts to rent from them and judging by their reviews they are doing me a favor by never having anything "available" and their lack of customer service

THE WORST RENTERS EVNOT RENT FROM VBH
Rented a house through VineBrook Homes and they ended up scamming me for my deposit and then someI spent weeks cleaning the house I lived in and even took a few pictures (should of did a video) because I was proud of my workI literally left the house in the shape that it was provided to meI accidentally paid the full price of my last months rent instead of the premium by $dollarsThey said that they will refund me the money once the house has been checkedI though nothing of it as they already had a $deposit and now $300+ extraOf the $1,200+ they had of mine, I knew that they would take a few hundred for minor painting and what notThey ended up taking ALL of the $1,and then said I owed them $for other mics stuff they made upTried to charge me for the window blinds which I provided and decided to leave so the next person wouldn't have to purchaseThey said they had to paint the whole house (which I didn't even use the upstairs for ANYTHING)They made more ridiculous charges and when I have repeatedly called and emailed ***@vinebrookhmultiple times to get this cleared up and still to this day have gotten zero response (moved out months ago)THE WORST CUSTOMER SERVICE EVER!!! I have emailed multiple people and have gotten NO RESPONSEPLEASE PLEASE PLEASE PLEASE Think Twice Before Renting through VINEBROOKThey are thieves in my book and I have lived and used multiple companies before & will NEVER use them againYOU CAN NEVER GET AHOLD OF ANYONE!!!

Although they have a 24-hour that you can call and reach someone when inquiring about a property, after you complete the application and pay the fee, it's impossible to get in touch with anyone. I guess they took my $30 and kept it moving. I have tried to call several times. I have left a voicemail, as well as sent an email. According to their policy, it said that I would be notified within 48 hours of approval. It has been over 48 hours, and I have heard nothing. I can't imagine how they treat their residents. Honestly, I would like my $30 back since the company did not follow-up in their allotted timeframe.

Moving in was great and the time that we lived there we didn't have any major issues other then having incompetent maintenance personnel that couldn't fix something right the first time. The issues with this company didn't start until after we moved out!! We left a month early due to work in another state. We followed the lease and provided the work paperwork, but we were still charged for leaving early. Then we received a bill in the mail charging us for cleaning, shower curtain (there was never one there when we moved in), painting, and trash removal. My husband and I made sure to clean everything from top to bottom twice. I even drove all the way back a few days later to double check that everything was cleaned according to their move out rules and turn in the keys a day early! Our trash is picked up on Friday so we made sure everything was at the curb and [redacted] was notified about it. It was confirmed by them that it was picked up. Everything in that house was spotless and back to normal besides the normal wear and tear of living there for almost a year. I am sorry, but repainting after someone has moved out is normal unless there were huge holes (which there were not) that needed to be fixed. I would make sure you cover your butt every way possible when moving out of one of their properties because they will try to nickle and dime you!!

Absolute horrible place to rent from, extremely high utility bills on the property I rented due to poor upkeep and failure to replace necessary seals, windows, etc. Also had numerous issues with a/c, water heater, toilets that were not dealt with promptly (some never fixed at all). Complained to management about the doors and broken rear door that was previously damaged prior to move in. This was not only charged to me after move-out but accompanied with carpet, painting, "deep cleaning", missing screens (that never existed). So all said and done they withheld my 785$ security deposit and are currently in process of trying to charge me 1400$ on top of it. The property was extremely well maintained by myself and looked better then when I moved in because of the small repairs I've done myself as well as the clean upkeep and moving out cleaning I've done. I'm contacting a lawyer and would extremely advise against using vinebrook homes

I have been renting from Vinebrook since 6/16 and it has not been the greatest experience. The first few months were okay until a windstorm knocked a few branches down and busted my car windshield. I contacted maintenance in regards to cutting down some of the branches on the numerous trees in the front and back yard of the property in order to avoid this issue happening again and nothing was done, I was told that I was responsible for my vehicle and if I wanted to cut down the trees at my on cost I could do so. I also requested for the garage door to be fixed in order for me to put my car in it to avoid the same issue however, I was then told if I wanted the garage door to work I could pay for that cost as well. The most recent issue happened today which is partially my responsibility to have handled it awhile ago, I have paperwork I needed to drop off to the office in columbus on 161 however, the office is never open. I didn't transfer the water bill in my name however, it had been paid up to date by me because of my usage at the property. However, I tried to make an online payment for my Decembers rent. However, a hold has been placed on my online account so I couldn't pay my rent and they can charge me a $50 late fee for being late until this issue has been resolved. I have called the office several times today to fax the direct billing agreement for the water co. to put it in my name today to there office and again I got nowhere cause no one is ever available to assist you. At this point I am fed up and will not be renewing my lease at this point I will mail the rent over night because there is no local office to accept rent payments which is an inconvenience in it self. If you have other choices please consider before you come to Vinebrook homes.
