We are required to follow a specific process when dealing with moisture intrusions. If the moisture level in the wall reads above 29% we are required to dry the area out then we are able to cut
the sheet rock. The sheet rock was cut out and several trips were made to the apartment to insure that the area remained sealed until the drywall repair could be performedFortunately I do have experience in dealing with the remediation of moisture growths and followed *** *** procedures , so although it may have seemed to resident that the ball was dropped, it was not. I stayed in communication with the resident to insure that she stayed informed A great bit of the confusion and misinformation occurred due to the resident not only discussing the situation with me but also asking various employee’s that may not have been as knowledgeable in the situation (i.e: the work order being put on hold for management approval versus moisture reading too high to cut the drywall open). I did not deny nor confirm whether the moisture growth was black mold as I am not an expert on identifying types of mold only the remediation of moisture growths up to a specific size (if the area is too large we would have to call a general contractor). I have high hopes that the final touches of the repair will be satisfactory to the resident and hope that the resident.
