I am writing to give you more information about the issue I am having with Vinson Mortgage the back is that I owed and rented a house to my daughter since my daughter and my grandchildren lived there and paid the rent to me I fixed the house I retired years ago and wanted to downsize so we both felt it might be time for her to buy it I didnt want to make any money on it I didnt want to lose but knew I only owed $76,on it so it should now be manageable for her to handle She had talked to a young man a guy at VInson mortgage the year before but he left the company and she didnt pursue so last year she called again and spoke to Beverly S*** Beverly told her she could help her and she would contact me directly she was very nice I explained that [redacted] had been renting the house for years and had no cash but I would be willing to sell her the house for what I owed on it trying to be a good mom; I asked if I ***ed my own realtor and she said no, she could handle it for us I told her I didnt know how to handle this, but she was more than willing to tell me that she knew exactly how to handle and write this up, as she had also sold a house to her son she knew how to write up so [redacted] could take out more money than she ***ed to pay off bills and I would owe nothing out of my pocket sounded like a great idea she didnt bring up checking with a tax attorney to see about capital gains (i didnt know capital gains still applied to rentals) or about a exchange had she said anything, I would have checked with someone first I trusted them since they had a high Revdex.com rating she she seemed to know what she was doing I have attached a copy of the closing disclosure, showing that her loan was onloy $96000, (payoff of my loan $76,000, closing costs and $14,for her to pay off bills) plus it shows I gifted $24,in equity to her she kept telling me this was how she ***ed to do it when I asked why the check was made out to me, she said that is how they had to do it and I was to give it to my daughter So I did all of that, thinking life was good I WALKED AWAY FROM THIS HOUSE WITH NO MONEY that was in august of In february of this year, I wen to get my taxes figure I am now being told that I will owe irs over $20,in capital gains tax!!!! VInson Mortgage totally misled me A mortgage company should have some idea of tax rules and if they did not, they should have referred me to someone who did the reality is if I knew this ahead of time, we would have just continued to keep our rental relationship as was and she wouldnt have bought the house So I have paying $20,and she borrowed an extra $20,and they wont even call me back ????This was deceitful I feel like they were just trying to secure a loan This is crazy I have no clue how to pay this unless I pull it out of my retirement and again, we may have done better had I just given her $20,for a down payment Vinson is just saying they did what I said??????? I dont think so they were guiding me the entire process and poorly I might addthen when I started calling them in february, no response to emails or phone calls Please review and feel free to call me for more info I am lost in what to do here, I am an intelligent person and asked numberous questions one of her answers should have said something about the downside of gift of equities or capital gains or tax attorney!!!

regrettable that this consumer did not appreciate the mailer, after reviewing the concerns outlined, Vinson Mortgage is confident that no law or regulation was violated
Vinson Mortgage utilizes an outside source for its mailers who obtains the list through various publicly documented consumer transactions unrelated to Vinson MortgageWe are not privy to how this consumer's name was acquired for said mailerHowever, we have sent notice to the company that the consumer would like to be removed from the listIf the consumer deems this mailer, or any mailer received in the interim, to be inapplicable to their current situation, then of course they are free to simply dispose of the mailer

We appreciate the consumer bringing their concern to our attention. After thorough review of the file, we determined that Vinson Mortgage procured the loan that the consumer applied for, requested, and directed us to close on their behalf. All loan proceeds and real estate
conveyances were distributed and handled as outlined by the consumer and at the behest of the consumer. All associated loan documents and disclosures were fully executed by the consumer with no reference to any tax or legal concerns raised by this consumer before or during closing of the loan Vinson Mortgage's role is to work on the consumer's behalf to obtain a mortgage loan for which the consumer has applied. Vinson Mortgage is not tasked with, nor does it offer, legal advice or tax advice to the consumer. In the event that a consumer has a legal concern or tax concern, the consumer is responsible for obtaining counsel from professionals that are qualified to do so Although we are disappointed to hear of this consumer's dissatisfaction, Vinson Mortgage fully performed its responsibilities in accordance with the consumer's direction. The legal and tax impact of the consumer's decision to handle the transaction in the manner in which the consumer elected will require the consumer consulting with their own professionals in those areas

Mr. [redacted]:Once again, we appreciate your efforts in expressing your concern over the Vinson Mortgage mailer you received.  The language on the mailer was intended to advise that there are legal consequences associated with tampering with mail.  As it was explained by the marketing firm that prepared the mailers, the legal notices have been shown to decrease the likelihood that the mailers would be intentionally or inadvertently disposed of by third parties.  Upon receiving your complaint, and after thorough review by upper management at Vinson Mortgage, the marketing campaign has been discontinued.  Vinson Mortgage intends to revise the mailer prior to launching any new campaign.  We again thank you for reaching out to Vinson Mortgage regarding this issue and we hope that you will look to Vinson Mortgage for any of your future mortgage needs.With regards,[redacted]Vinson Mortgage Services, Inc.
