I met with Mr. and Mrs. [redacted] on Monday, March 5 to review the history of the window replacement. When we first met in May 2016 we discuss the fact that they had had problems with several windows leaking. We decided to cut back the stucco when we installed the windows to enable us to...
install the windows with a nailing flange and seal them to the sheathing with a flashing tape below the house wrap. Unfortunately during install we discovered that the builder did not install housewrap as a vapor barrier under the stucco. After the first two windows leaked we went back and cut a groove into the sheathing to install an additional flashing to direct the water that was wicking thru the stucco out above the window. This worked on the laundry room and it hasn’t leaked since. The triple double hung in the family room however leaked again when they experienced a rain from the east. We again removed all flashing tape and started over again to make sure it was completely sealed. This seem to work until 2-24-18. After an all day rain from the east the window did leak again that evening. After meeting with Mr. [redacted] today we decided to remove that window and install a new window just in case the mullions from the factory were leaking since they were different than the ones he had ordered on the other windows. At this time we also noticed that above the window there were large lineal cracks in the stucco along each stud above the window that is allowing water to get in behind the stucco. When we replace the window we will caulk these cracks to try to eliminate water from entering. The homeowner is having the house painted and sealed this spring. We are also going to install a drip flashing above the front master bedroom window that the builder didn’t install when installing the original siding.
