I first want to reiterate that I have spoken with the home owner on more than one occasion regarding his garage door During all of our conversations I was given the impression the only issue with the garage related to the one garage door/frame/lock I also want to state again, per our contract with the HOA we were not able to approve the repairs for this home owner because the repair costs exceed the amount we are able to approve without the board. We did just receive approval from the board to replace the access door, including the frame A work order has been entered for this repair Maintenance should be able to schedule this repair for early next week as they already have a very full calendar for this week Maintenance will be made aware that there may be an additional repair item that will need to be inspected If this item can be repaired within the amount Axiom can approve without the board the repairs will be approved If any additional repairs exceed that amount they will have to be submitted to the board for approval. In closing, I would like to once again reiterate that Axiom did communicate with the home owner throughout this process although most communication was to simply let the home owner know the board had not yet approved the repairs Axiom was bound by a set approval limit in our contract with the HOA that would not allow us to make the repairs without the board's approval Also, during one of my conversations with the home owner, I did give him the option of paying for the repair and being reimbursed if and when the board determined the repairs were the responsibility of the HOA. Because Axiom was simply acting within the limits of our contract with the HOA we ask that this complaint be closed out and not looked at negatively by the Revdex.com

The Board for the COA approved the bid for the exterior work. There is working being completed on buildings in total, not just the one building in which this homeowner resides. Both the Board members and our team have been frustrated by the numerous delays as well; however, the Board has continued to work with the contractor and the delays. In additional to sporadic weather delays we have also had delays due to Change Orders for additional work that has been found along the way.We are doing out best to get this job wrapped up as quickly as possible. We hope to have the full project completed within the next two weeks weather permitting.Finally, Axiom is simply the management company for the Condo Owners' Association. While we do make recommendations to the Board we execute the decisions they make. We have been pushing the contractor hired as instructed. In the event the Board makes the decision to terminate this contractor we will execute that decision and search for a contractor to complete the project

In December of last year a new water heater was installed after a previous repair did not last When the new water heater was purchased a warranty was purchased as well On each of the instances Ms*** notes in her complaint, with the exception of the tech that went to her home on
11/19/16, we contacted the warranty company and asked they go out to resolve the issues with the hot water We have no control over how quickly the warranty company and/or their contractors act on these requests. Because we have had the warranty company go out on a few different occasions already, on 11/19/we sent out another plumbing company we use We did this to get a second opinion on weather or not the water heater could be repaired or if it needed to be replaced After the plumber left the residents' home we spoke with him Upon hearing from him the water heater should be replaced, we contacted the warranty company again During our maintenance tech's conversation with the warranty company and their contractor he was told they would contact the resident to go out on Monday morning It was not until we heard from Ms*** again on Monday that we realized the contractor did not go out on Monday Both our maintenance tech and I spoke with the warranty company again on 11/ They informed us their policy requires their contractor visit the home again and make a determination as to weather or not they believe the water heater needs to be replaced It is only then that the warranty company will authorize the replacement. My phone conversation with them was pretty harsh Although I strongly reiterated the timeline of this issue and the number of visits and length of time the residents have been without hot water the warranty company could only tell me the replacement, if authorized, would be scheduled based on the availability of the one contractor they use and that the contractor would not be available until Friday of this week due to the holiday. I will be following up again with the warranty company this afternoon once we are able to confirm the contractor has been to Ms***'s home I did inform the representative from the warranty company that should they decide not to replace the water heater I would be filing complaints against both them and the contractor with ***'s (where the water heater and warranty were purchased) along with the Revdex.com. As for Ms***'s notice and the early termination of her lease, we have received her notice to vacate the home Axiom has taken the necessary steps to get this issue resolved each time it has arose We are unable to force the warranty company nor their contractor to move any faster nor break their protocols for handling a warranty situation As a result, Axiom will hold both Ms*** and her two sisters, who are also lease holders at the property, to the terms of their lease agreement and early termination clause

We have explained the situation to the owner of the home and are awaiting his response Axiom stands by our initial decision to hold the residents to the term of their Lease Agreement It seems the residents are trying to claim Constructive Eviction in this claim The residents had inquired about a home purchase prior to this water heater incident Furthermore, if the Constructive Eviction were the sole reason for their request to terminate their lease without penalty, they are legally required to give a written notice of the issues and allow the required days for the repairs to be addressed By their own admission the repairs were completed within the day period. With that being said, if the property owner decides he does not want to pursue the Lease Termination Axiom honor that decision

It was unreasonable for you to make us wait 13 days. ESPECIALLY through the Holiday season.It is unreasonable to ask us to live in a house with inadequate electrical issues that, TO DATE, have not been addressed. That is 2 years now.It is unreasonable to ask us to live in a house with vermin and bug issues. Terminix has been out several times. They noted if is continues the house needs to be treated as an "infestation" problem.It is unreasonable to ask us to live up to YOUR end of the lease when you do not do the same.We WILL see you in court and have a Judge decide.

It's nice to hear some response from that, but it has been over 6 months to get any word, that is unacceptable. Only after filing a Revdex.com complaint did I hear a response. Now it seems like it will be another long wait to hear back a response from another board so as far as I am concerned this issue is still unresolved.   Secondly, the response did not address the issue of repairing the locking mechanism/door frame fixture of the back door of the detached garage (not the actual garage door) which was broken when our home was burglarized over 6 months ago and we are still waiting to hear a response regarding this matter despite the ongoing safety risk to me and my family.Thank you for your understanding and assistance.

After the resident called in an reported the garage door opener not working we sent out maintenance tech out to the home to check on the issue.  Our maintenance tech found there was a clip that had been broken.  Based on the part and how it functions he determined that the most likely...

cause of the break was due to resident misuse/abuse.  Our tech said that in order to break this part there would have had to be quite a bit of pressure place on the part; he compared it to someone pulling or almost hanging on the release chord.  We have informed the resident that he would be responsible for the repair as a result.We have attempted to locate the part for the repair in an effort to keep form replacing the entire garage door opener.  We have been unsuccessful in locating the particular part needed.  We have notified the resident of this and informed him that he would have to pre-pay for the cost of a new garage door opener.  Once payment has been received from the resident we will schedule our maintenance man to replace the opener.I hope you will find this resolution acceptable and close this complaint out accordingly.Should you have any questions or need any additional information please feel free to contact me.

I have spoken with Mr, [redacted] on multiple occasions regarding his garage door both by email and telephone.  In the beginning of our correspondence I had informed him that, having just taken over management of the HOA, we were not completely familiar with the HOA by-laws and did not know if his...

garage door would be something the HOA was responsible for or if that would fall on him at the home owner.  This was the case for several months.Approximately a month ago I had a conversation with Mr. [redacted] during which I informed him I still did not have a response from the HOA board regarding his garage door.  At that time I told him he could cover the expense of the repair so the repair issue could be resolved and that, should the HOA board deem this to be the responsibility of the HOA he would be issued a check to reimburse him for the expense.  I heard nothing back on that option.It was approximately two weeks ago that I recieved an answer from the board.  They have deemed this repair to be the responsibility of the HOA.  Upon receiving this information I submitted a bid to replace the garage door and paint it to match the existing structure.  Because the cost of the repair exceeds Axiom's approval limit per our management agreement I am not able to move forward with the repair without board approval.As soon as Axiom receives board approval for the repair a member of our maintenance team will contact Mr. [redacted] to get the repair scheduled.

I spoke with [redacted] last week to discuss this prior to receiving the notice.  We were able to address the matter during that conversation.  [redacted] had let me know she would be notifying the Revdex.com of our discussion.

I appreciate the response from the business howveee this is the first time heading that it was due to the board’s delay.  Before only upon me reaching out to the business they stated the contractor was sick, then reached out again and they were waiting. On the contractor again.  It would be good for the business to send us as residents notice if there are delays taking 4 months (first notice in June) that there delays.  Instead of us emailing and awaiting a response.  This week we did receive paint on our deck but only after this compliant was sent.  We hope the work will be completed within two weeks as we spent a summer without utilizing our decks awaiting on work that wasn’t completed (were told to take everything off decks and the. Notice of delay only when residents reached out).  For future, would like to be sent communication if there is a delay due to be board as we hadn’t heard that.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Sorry to keep rejecting this but I just need to make things clear and thus far this Revdex.com complaint route has actually led to some apparent movement and better responsiveness on part of the HoA company.  Firstly, I am glad to hear that we have finally received approval from the board to at least replace the access door, including the frame. In the future, HoA has got to understand that that is way too long to simply make a decision on something that is an ongoing safety concern, not too pleased with that. In addition, this approval came pretty quickly after I submitted a Revdex.com complaint, that’s kind of suspect, just putting that out there. Anyways, I’m hoping to hear from the maintenance guys soon about the repair. Unfortunately, I don’t really trust that it’s gonna happen until it actually does. Secondly, in regards to the actual garage door itself, a little history. I had first notified the current HoA of the open/closing malfunctions back in January 2016 and even forwarded the new HoA a long chain of emails that I had going back and forth with Sarah L[redacted] (HoA manager of the previous HoA company, [redacted] Management Company). These email explained that the garage door had been assessed by “Professional Garage Door Systems” which is the company that the previous HoA sent out to look at the door. Those guys basically looked at and said that the repair would cost about $200. No need to replace the whole thing. I had discussed this figure with Sarah and she said that the HoA would cover it and that we would just need to forward the invoice to them when the work was done. Before we could get the job scheduled and completed, the HoA changed to the current one, which is Axiom. Side note: never got any letter or notification stating that the HoA had changed. Just heard it from a neighbor in passing. Anyways, at that point, I reached out to Axiom letting them know about this ongoing discussion and never got an answer about whether they would still honor that $200 repair. I don’t understand why the HoA would “submit a bid” to have the garage door replaced if all it needed was a relatively small repair job costing only $200. Not sure where that came from, especially since there have been no new assessments of the garage since the new HoA has taken over.  Anyways, I have lots of records of emails going back between myself, the previous HoA and the current HoA so if there is any dispute about who said what, it’s all on the record in emails. I hate to raise [redacted] like this, take it to Revdex.com, and write such a long narrative here but this has been just been such a headache for no good reason. I take care of sick kids in the hospital for over 80 hours a week and all I want when I come home is for my garage door and the access door to be fixed so that I don’t get robbed for the 3rd time. Losing patience. Thanks.
