Friday, June 2,2017To Whom it May Concern A Revdex.com complaint was received that was filed by a [redacted] This complaint regarding her vehicle being towed has been resolved with the residentThe towing policy has been implemented as of October,Multiple notices have been distributed regarding proper parking identification and towing [redacted] acknowledged the proper identification was not displayed in her vehicle that is required by the property resulting in her vehicle being towed lawfullyTo my knowledge the property has never provided hour notices fro residents to move vehicles and this management has been steady since August of Texas is hot in the summertime, this is a factThis particular resident resides on the third floorA work order was entered regarding the Air Conditioning not cooling on July 20,Vista at Plum Creek's maintenance techs vendor was contracted to come look and fix the a/c unitthe resident wanted the apartment to be around degrees while the temperature outside was over degreesHVAC professionals have informed is if an A/C unit is cooling degrees below what the outside temperature is, the appliance is working correctlyAn Air Duct Cleanout was also preformed on the apartment in order to ensure the vents were not clogged and preventing cold air flowing into the apartmentSince the air duct clean, Vista Plum Creek has not received any additional complaints regarding a/c cooling in the apartment As soon As notification was received of paint being on vehicles, I , Laci, contacted the owner of the company ( [redacted] with Texas Coast Interests)I provided him with [redacted] contact information with her permissionit is the responsibility of Texas Coast Interests to rectify any overspray issuesVista Plum Creek has recently contacted [redacted] and he stated the issue has been resolved [redacted] has resided in her current apartment there have been eight work order submittedThese were all successfully completed and closed within the designated completion time periodThe last work order was conducted in April and closed once the problem was rectified Since the incident occurred, [redacted] has apologized to the office staff for her behavior and verbal threats against the staffWe value her as a resident and are thankful the issues stated were resolvedIf there is any other concerns I will be more than happy to address them Thank you, [redacted] Vista at Plum Creek [redacted]

To Whom it May Concern:This letter is in response to a complaint received by Ms*** *** on 12/07/2017.Ms*** is disputing her Final Account Statement charges which consisted of an over clean as well as her final water billsIn the complaint, Ms*** states she paid her
rent in fullThis is trueThe final bill was in regards to her Final Utility Bill.Vista at Plum Creek water consumption/utility bills are is billed in arrears from around a month and a 1/to two months after a resident moves inThe first bill Ms*** first received was in June of reflecting service dates of March 11,2015-April 9,The bill received in June for these service dates reflects how the bills are received after consumption is accrued (resulting in the policy of billing in arrears)Ms*** resided at Vista at Plum Creek through November 21, The Utility bill issued in November was for the service dates of August 8,2017-November 6,As the resident's move out date was November 21, a utility bill for December was not issuedInstead, an allocated Final Move Out Bill was issued to the property to include on the Final Account Statement with any additional feesthe Final Utility Bill reflects the billing from the dates of September 6, 2017-November 21, 2017, once again reflecting the process of billing in arrears.Attached you will find the Final Utility Bill and November's Utility bill for the apartment in questionThis will reflect while rent was paid up front, all utilities are back-billedThere is not an amount due at this time as the security deposit covered the Final Utility Bill.Thank you,Vista at Plum Creek Management

To Whom it May Concern: We here at Vista at Plum Creek have received the complaint regarding a past resident in apartment 8107. While the situation has already been resolved with the resident themselves, we are more than happy to provide documentation which will be attached to
this email. On April 28, 2016, the residents submitted a Notice to Vacate. It was entered into the system for June 30, as this is the end of their lease date. According to the Move Out Checklist keys were returned and documented on June 29, 2016. On the 30th of June the residents were moved out of the system and the apartment was walked on the same day. On the 2nd of July all final water bills had been allocated and accounted for with the apartment once that was done, the Final Account Statement was able to be finalized. After researching the file, it was found upon taking the apartment off the market there is documentation of a $Administration Fee and two $Application Fees. A Security deposit was not put down on the apartment per a special at that time. I will provide the previous resident with this documentation and have also attached it to this email. A concession was given of $off of pro-rate rent which is where we believe the $amount is coming into question In regards to a few of the complaints listed, please see paragraph of the Texas Apartment Association Lease Contract. This states “…when you move in we will supply light bulbs…after that, you’ll replace them at your expense with bulbs of the same type and wattage.” Furthermore, paragraph states “ If you don’t clean adequately, you’ll be liable for reasonable cleaning charges-including charges for cleaning carpets…walls, etcthat are soiled beyond wear…You’ll be liable for the following charges, if applicable: …missing or burned out light bulbs…”. Upon reviewing the previous companies policies, a document was signed stating only $would be charged per light bulb repair. This will be revised in the Final Account Statement and sent to the resident After speaking with the resident as well as the residents representative, a revised Final Account Statement has been prepared and issued. To my knowledge the property has never provided 24 hour notices fro residents to move vehicles and this management has been steady since August of 2015.  Texas is hot in the summertime, this is a fact. This particular resident resides on the third floor. A work order was entered regarding the Air Conditioning not cooling on July 20,2016. Vista at Plum Creek's maintenance techs vendor was contracted to come look and fix the a/c unit. the resident wanted the apartment to be around 70 degrees while the temperature outside was over 100 degrees. HVAC professionals have informed is if an A/C unit is cooling 20 degrees below what the outside temperature is, the appliance is working correctly. An Air Duct Cleanout was also preformed on the apartment in order to ensure the vents were not clogged and preventing cold air flowing into the apartment. Since the air duct clean, Vista Plum Creek has not received any additional complaints regarding a/c cooling in the apartment.  As soon As notification was received of paint being on vehicles, I , Laci, contacted the owner of the company ([redacted] with Texas Coast Interests).
