I moved into this apartment in I absolutely loved everything about it util about a year and a half ago when the new business took overI could complain for ever but the main thing was how terrible Paul, Rosa, and Jennifer treated their loyal residents and their lack of professionalismMost of all they lied so much about so muchThey told us we could do drugs in our apartment as long as no one complained?! Since the purchase of Vista Sureno we have had several renovation projects (interior/exterior) of the property that we purchased to make necessary repairs. Part of our future repairs do require us to enter our property which the resident leases from us. Under ARS code 33-1376 we may enter our...

property with a proper 48 hour notice to enter which has been given and acknowledged by the resident below. It is within our right as the Owner of the property to enter they premises with this notice and illegal under ARS 33-4676 the Resident shall not unreasonably withhold consent to the landlord to enter into the dwelling unit in order to inspect the premises, make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors. We understand that there be some inconveniences of renovation of our property, but it is necessary that most of these items be completed. So the request that on-one enter the premises will not be granted as we have legal right to enter as state above. The [redacted] is here much more upon our request. Since our takeover of the property we have since certified our property as Crime Free which allows up to have frequent and visible [redacted] presence at our location. [redacted] statistics are none changed for this area nor does [redacted] presence indicate otherwise. Most of the requests of resolution of the desired settlements of course cannot be met due to [redacted] that have been listed above. The desired settlement of being let out of the lease agreement ending  09/16/2016 can be an accommodation that we make. If the resident can vacate the property no later than 04/30/2016 we would be willing to waive all buyout fees related to this lease agreement. We would not grant any later move out date other than the date listed on the lease agreement.

After the Vista Sureno Apartment Complex (located on 48th and Warner) changed management everything went downhill. First off I'll discuss my biggest qualm, management. They will come and go in and out of your apartment as they please. They will send out flyers with incorrect dates, if sending them out at all. One time even causing us to not get a notice to move our cars so they could redo the parking spots. Management (Paul) called us literally yelling at us to move our car. Calling me a liar when I told him we never got a notice. Told me I must've misplaced it. After that there was no where to park for three days (management told me it would only take 24 hours). Management told me to just park across the street, inconsiderate to the fact I pay for a parking spot. I do not want to park at Taco Bell and lug groceries across the street.
Currently there are many renovations going on. I was told by Rosa renovations would only take one month. During this time trash has overflowed in the dumpsters leaving an awful sight and smell. I guess management didn't think it necessary to increase the number of days trash gets picked up. Also the workers leave the place filthy, leaving old T-Shirts and ladders around. Even once leaving broken glass on my porch (management made it a point to tell me it was not their fault it's the workers fault.) The complex is also covered in trash and feces. These issues lead me to believe that the lack of cleanliness is what causes all the bugs.
List of other issues:
-Power didn’t work in one of the bedrooms. An Electrician came out to fix and made holes in drywall and failed to fix holes properly (They are trying to charge us a $160.00 painting fee for the Electricians down fall.)
-Air conditioning went out, took 24 hours to fix.
-Dryer vent was never plugged in causing the whole house to steam up for a total of 2 months. (Could have started a fire)
-Washer and dryer closet doors have been broken and "fixed" multiple times.
-Guest bathroom toilet runs and again has been "fixed" multiple times to the point where I just gave up on calling.
-Our water is either scalding hot or ice cold there is no middle and we didn’t have water pressure for a few days this happened multiple times.
-Two power outages in the last six months. One lasted so long all of our refrigerated food went bad...
Recently the front door had to be replaced. Management said there had to be tenants home during this process. So my roommates took time off of work and the door replacement company never showed up. My roommates eventually went to work. When they came home they we're locked out and it took over an hour for the apartments to let them in. My roommates sat on the porch with all their groceries and melted ice. After the door was replaced the apartments notified us the door needed to be painted. We only had to more weeks to live there and asked the apartments if they could wait to paint before we moved out. We never got a response. Our issue with the door being painted was the process. The door would need to be painted then left open for three hours. Our air conditioning bill was already ridiculously high (costing us almost seven dollars per day AC @ 77 degrees.) Rosa admittedly saying there was nothing they could do about the poor insulation. In the end, the painters came anyways. No one was home, the door was left open and paint was left all over the inside walls surrounding the door.
For three days I had no water pressure. I called in the morning and management said it had been fixed the day before. I told them “no” my apartment still has no water pressure, so they told me they would take care of it. That was at 8am. By 2pm I called again because I had not gotten any response. When I called, management said they were having irrigation technicians coming to work on the property today and they were aware of the problem. Yet when I called in the morning they said the problem had been fixed the day before. The management are inconsiderate liars. I just called again at 4pm and they said it should be fixed and “if they get a chance” management will come check.
If you do decide to move in avoid Haley. She has attitude and does not care about your issues. Telling my roommates I had to sign a 60 day notice before we moved out. I was out of town so my roommates told me to call her and give her my fax number so I could sign the paper work. When I called she told me she never told my roommates we could do it over fax and that I had to sign it in person. Basically she is a liar and will give you the run around. Once she clocks out it doesn't matter what happens to you.
I understand that there will be issues while living in any apartment complex, but I must reiterate the fact that management does not care about your comfort. They will not let you know when there are problems and they will act like you are a nuisance when trying to discuss them. I consider my roommates and I to be ideal tenants. We payed our rent on time, we were clean and never had any complaints.
Currently I am even having issues with the exiting process. We are being charged above our $200 deposit. Amongst the list of reasons the one I find most ridiculous is the charge for $160 to repaint the entire apartment. My roommates and I did not do anything to the walls besides put up pictures which is normal apartment living. My only guess is that they are trying to put those charges off on us for the paint on the walls from the door replacement process and what the Electrician stated above previously did. When we called to complain management also tried to tell us that they want to charge us to replace the carpet (even though they already sent us the final invoice.) Reason being is because of the dog hair. I vacuumed 2-3 times per week and my dog never once eliminated on the carpet. So unless you have a hairless pet I would not consider this to be a “pet friendly” complex. Unless you are okay with being charged a full carpet replacement.

Last contact we have had is with Rosa a few days ago. Rosa argued for almost an hour on the phone with my Roommate and there was no resolution made. She gave us the number to her Manager Jennifer Morris and we have left several messages for Jennifer to call us back. Still no contact, at this point we are going to have to be the ridiculous charge for the painting job. This is the worst experience we have ever had with an apartment complex. I will be reaching out to the AMA as well as multiple other organizations.
If you are considering moving into the Vista Sureno Apartment Complex located on 48th and Warner consider this first, if my roommates and I were not good enough to live at these apartments... Will you be?
