Vizcaya Roofing installed my Metal roof (from Drexel metals)on 2/19/2019.
On the 1st of September while preparing for Hurricane Dorian, I noticed that the roof metal that has only been installed for nearly 6 months has rust stains, I immediately contacted the roofing company and spoke to ***(the owner) who told us he had nothing to do with our roof and asked us to call *** XXX-XXX-XXXX, who was the contractor who we dealt with. *** came and inspected the roof, also has tried various cleaners in two different occasions and has not had any results. I think the stains were caused my cutting and drilling the metals on the roof and not blowing the residue. we have waited patiently for results. This roof has cost $25,122.94, We are financing this roof thru Ygrene, which we have not started to pay yet, we will be paying this roof for the next 20 years (42,612.11) and we don't want to end up with a roof that will be rusted. We have patiently waited for a solution since September and due not want to lose the installation warranty.please help us on how we can handle this matter.

Desired Outcome

Replacement the only solution will be to replace the roof, they have not found any cleaner solutions to remove the rust stains, I don't want them to continue putting different chemicals on the roof which might discolor the metal further and or void the Guarantee of the Metal. if in less than six months, the roof is full of rust stains , imagine how much more will appeared in a year or two; Unacceptable.

(This is the first notice we have received from you concerning this matter)
We have received your letter dated November 13, 2019. we have been in contact with the homeowner and explained to him that his roof was installed properly. It was permitted, inspected and finalized by Miami Dade County Building Department. After 6 months of completion the homeowner complained about rust stains on the metal roof. we have inspected the roof and concluded that this is a manufacturer issue not a installation problem. We don't manufacture the metal panels we simply install them. We have asked the homeowner to contact the manufacturer Drexel Metals for their warrantee on the metal roof panels. Drexel metals are the ones responsible for any defects on their products. Prior to commencement of the roof, the homeowner requested and insisted that we use Drexel Metals a company we have never worked with before. We as a roofing company are responsible for the permitting and installation of the roof. We cannot warrantee the products being installed, that falls under the manufacturer's warrantee in this case being Drexel Metals. The homeowner's concerns should be directed to them the manufacturer he selected to provide the metal panels for his roof.

I appreciate your response, although I don't agree with Viscaya Roofing, I contacted ***, whom never told me he was not the owner of the company, finding out my self, when I called Dade county, who told me that the license was under someone else's name, when I contacted the person to whom the roofer license is issued, he told me he had nothing to do with my roof, that I needed to contact ***. Viscaya Roofing was contacted more than 90 days ago and ***, came to see the roof three times, the first time he inspected the roof, the other two times he tried to clean the rust stains , each time with a different product, which did not removed the stains. since the first time he came and I showed him the rust stains, he agreed that the rust stains were product of installation, that happened when metals were cut and perforated at the time of installation, which at the end it was not properly cleaned, the metal debris were not properly removed/cleaned/blown away from the roof. for that reason there are rust stains from every particle of metal that was cut. I will like for you to contact Drexel Metals to hear their opinion, we would contact them as well. I am worried about the damages that the rust stains will cause on the roof.

In response to the complaint from Mr. ***, Mr. *** is an officer of the corporation and represents Vizcaya Estates Development in any and all matters pertaining to our roofing division. As stated by Mr. we did go on three different occasions to inspect the roof and as a courtesy to Mr. attempted to remove the stains from the metal roof panels with no results. we never told the homeowner the stains were a product of installation, that was an incorrect assumption made by the homeowner. The metal panels are cut on the ground with a special machine not on top of the roof as stated by the homeowner and the only area where the metal roofs are drilled is on the top ridge of the roof. However, the stains are all over the roof in general, not just on the ridge area. Before calling for final inspection the roof is always cleaned of all debris, the inspector will not approve a final inspection if there is any debris on the roof. Based on my 47 years of experience as a state certified building and roofing contractor and consultation with different metal roof manufacturers we have determined that this is a warrantee issue with the manufacturer of the roofing panels Drexel Metals. Drexel Metals is the company that the homeowner insisted we used which is not our regular manufacture. The panels should have a protective coating to prevent staining or rust of any kind. Vizcaya Estates Development acquired the proper permitting and all inspections were approved by the proper authority. Attached are copies of the final roofing permit. We are not responsible for any defect in the product we install. This issue should be addressed to the manufacturer of the panels not the company that installed them. In conclusion this issue of stains on the metal panels is a manufacture warrantee issue not an installation issue.

To whom it may concern,
Forgive me in my last message I misspoke; being that english is not my first language. Allow me to clarify, approximately 4 months ago, Mr. *** and I spoke directly about the stains on the roof. Mr. himself shared with me that through his inspection of the roof, he was able to make the assumption that the stains could very likely be a byproduct of the shavings left by the drilling done on the roof. As you stated, Mr. directly represents Vizcaya Estates Development in all matters pertaining to your roofing division; This being said, if any assumption was incorrect it would be from Vizcaya Estates Development. Now as to the stains being found throughout the roof, Mr. assumption can quite easily be plausible seeing as the residue could be moved by natural causes. Never the less, if you truly believe that this is a manufacturing issue then please help us resolve this issue with them. It would be prudent for both the manufacturer and yourself come to an agreement with this issue. Please understand that all I wanted was a proper metal roof. In less that 9 months, a 20 year investment on my part, has gone to waste. This is not right. This is in no way my fault; Why should I suffer for ones mistakes be it who it be. All I ask for is help.

In response to the above-mentioned complaint:
I am the owner of the company, I spoke with Mr. *** and he said he never made the assumption that the stains on the metal panels were caused by the metal shavings left by securing the panels. That assumption was made solely by the homeowner. As I have stipulated over and over again to the homeowner and on my responses to this complaint, this is a warrantee issue with the manufacturer of the panels not the installation. The roof is cleaned with a blower after installation, the only drilling done on the roof is located on the top ridge of the roof and the stains are through out the roof. I have provided all the permits and inspections from the building department. The roof has been finalized and approved by the municipality. If the homeowner would like to take this issue to the manufacturer, we will gladly cooperate with him in trying to resolve this issue. Unfortunately, the homeowner insisted we use the company of his choice. We have never done business with Drexel Metal before, therefor my influence is very limited.
