The Board, or Management, was not aware of any flooding issues at this unit until the concerns raised by this ownerThe Association's Board of Directors had previously voted at the April 3, Board Meeting to replace the sunken sidewalks in
the rear of this building and replace a damaged storm sewer in the parking lotDue to the amount of rainfall placing the contractor behind schedule the Board was notified on October 7, that they would be unable to start the project until The repair work was started, and storm sewer was completed, this monthThe sidewalk replacement is next
When notified of the flooding issue we immediately sent a crew to add metal flashing and sandbags to the window well areaThe workman also notified the unit owner that their window well drain was clogged and they should have a plumber open this drain immediately to reduce the chance of water entering the unit
Since the drainage/flooding has come to the attention of the Board, additional drainage work has been added to the sidewalk replacement contract
The Board will be voting on the addition of 6" storm sewer drainage lines to the sidewalk project tomorrow, 6/27/This addition will serve all units in the northwest corner of the complexThe Board will then have allocated $30,to making drainage/sidewalk improvement to this areaWork is scheduled to begin in two to three weeks, or as soon as permits have been received from the Village
The Property Manager also met with the unit owner on June 16th to assure her that the project is in progress and that additional resources are being added to reduce the chance of flooding in the futureThe use of a pump for the window well was also offered to the unit owner if needed in the future, before the project is completedAny claims of damage must be submitted to the unit owner's insurance carrierWe regret any inconvenience experienced by this owner and are working to complete permanent repairs as quickly as circumstances will allow

First, we NEVER EVER had an issue with the window well drain!!!!!! We even paid to get it checked!
Second, The same sand bags you placed over a year ago there are the SAME ones today!!! They are not holding the water from coming in anymore!
Third, THIS WAS A BANK OWNED home for almost yearsand when we moved in we noticed water damage already down near the window!! If who lived there did not care about the home going back to the bank WHY would they care about water coming into the basement!!!?????
Fourth, We can not claim this on our home owner insurit would not be covered, they sent us back to the HOA to claim the damage DUE TO THE HOA Failing TO FIX THE ISSUE FOR OVER A YEAR!!!!
Five, Like I told the property manager WHERE would the PUMP be hooked up?!?! There is no where to attache / plug it in!!!
I want my basement repairs done or a payment for them to be completed or our lawyer will submit a judgement
